Congratulations on your purchase of the Sinaria shop lot.

As I have mentioned in the forum previously, sometimes buying shop lot depends a little bit of luck.
Nobody knows for sure how it will turn out eventually e.g. whether it will be 'ong' or not.

However, I do think that by being close to the 85acre central park and being close to school to Tenby international school, future proposed chinese school and kebangsaan school will help (but not guarantee la).
Being close to central park - just look at DPC - The Waterfront - very 'ong' .
Being close to schools, hospitals - just look at Plaza Acadia at Desa Parkcity town centre - I believe this place will be very 'ong' when completed next year.

Having said that this TA is by no mean DPC la. TA just happen to be a more 'affordable' version of DPC that happen to have the same concept of DPC(designed by the same architect) but at a different location in Klang Valley. In DPC case, it attracts some of the affluent Kepong, Segambut and Jinjang crowd to go to DPC for its park, lake, greenery, sports facilities etc and eventually they want to live in DPC.(pushing up the home prices and commercial properties there).
Southern Klang area dont have many huge parks for its residents to jog, excercise, bike, enjoy the greenery etc.
With WCE, these mature neighbourhoods in Southern Klang are just one or two exit away only.
Currently, the TA's central park will be the biggest among the township in Klang Valley. Will it attract the southern Klang crowd to move here too?? The same can be said for folks from KK, PJ, Subang, USJ who are looking for a greener and more secure neighbourhood.

As for being close to schools - In general, it will help especially for a neighbourhood commercial shop lots. It reduces the chance the shop lots being located in a location that nobody go(being abandoned). Every day you will have at least the school crowd (students, teachers, school workers) to pass by or visit the shops.

Again, sometimes buying shop lot depends on a little bit of luck.

The type of tenants and tenant mix is very important also

I've zero research into commercial properties...

But... go look at Kota Kemuning now... during there weekend u have HUGE crowd at their park/pond area.... double park everywhere.... but I dont see any of those crowd spill over to the shops across the road fronting the park.

WCE is a national highway that will provide the alternative to the existing congested North-South highway.

b) since the highway is built mostly on flat coastal land - it is probably easier and faster to drive along flat route compared to North south highway where we need to go uphill , downhill, uphill, downhill etc. (Note: we will need to compare the travel time and route when WCE is completed in 2019 example compare travel time to go from Klang Valley to Penang using WCE versus using existing North-South highway)  .

I think this is mostly cause its not convenient to cross the main road over to the shop, traffic is very heavy.

Oh and personally I would say give the noodle a miss. The duck noodle better...

If we add up the student intake capacity for both Tenby and Oasis.
That comes to approx 1800+1200 = 3000 International school students.
Looking at the Desa park city international school student intake size , they can handle 600 students only.

3000 students? Thats not too much is it? Considering they have like 12 years there + 4 for preschool?

... so 3000/16 slightly less then 200 per intake. so 60/40 split. Tenby would have 120 students and Oasis 80 per year?

imho its a good buy but you need to hold till the township matured. near term not many population. what is discount and final selling price?

More like if you get lucky and rent it out to McDonalds long term for them to set up shop hehehe.. especially if corner facing the school etc

Slightly below RM2.4m gross price. Then further 2% + 3% standard discount and 0.5% referral (to be banked into friend account). I think one of the cheapest and most affordable corner units there.

Yes would be great if got steady tenants i.e. banks/fast food etc but still very far far away. Can only hope for now smile.gif

Heard got second phase of commercial launching but dunno when. Less units and facing lake/park I heard. Heard only.

Yeah, next 1~2 launches are commercial... then back to another round of Semi D next to the current Cheria...

Not sure when is the Bungalow units opposite Cheria gonna be launched... those would be nice... backing the 85 acre central park... yum yum...
