similar to Rimbayu wisteria.
200++ units out of 400++ units will be launched on thursday.
22*75 for intermediate (not fully extended), corner will be 24*75 for housing BU and land will be more than 10 feet, end lot not sure but land will be 10 feet.
conventional type will be without linear garden at the back.
mostly 5% discount, after discount price will be 750k minimum for intermediate, legal/MOT not sure.

bad news
-------------
distance between HTC and the last row for phase 1 will be within 150m.
for first row, you will directly 'bang' with high rise condo after you get out from your house, condo situated opposite of phase 1.

Based on my visit recently, I gathered the followings:

- 432 units over 40 acres land -> 11 units per acre
- 2 types i.e. 22×75 and 22×80 with additional 2 feet for corner / end lots
- Built up is 2200sf for DSL and 3100sf - 3200sf for 3-storey.
- Club house will have around 100k sf.
- Gateless (front part of the house) concept with 4 feet of side walls.

Any incosistencies from what you gathered?

Price was told RM815k - RM1M (they try to manage below RM1M) before any rebate / discount, but I believe that it has since been revised.

750k is reasonable but HTC closeby maybe a problem esp for those who didnt do enuf groundwork.. But if facing the other side than maybe not as bad effect la..

I think ppl never so care about HTC.....if 700K but HTC just 50m will u BBB ??

Not sure about the rebate but if you are interested, remember to bring along a RM10k cheque.

The exact site is
kesas go in kota kemuning round about go straight all way 7km, you will see Bandar Rimbayu signboard means you reached. Because Tropicana Aman still under construction you can't see anything yet. But that the township soon there. Now there only having Bandar Rimbayu sales office and 5 launches precinct.

This HTC really effect is now talk talk only...later subsale seriosuly nobody care already!!

How many launch attended also same one. Like i said before , have you all see house near HTC in such GNG concept goes vacant forever?

Non as far as i have seen!! semua habis!! It may take time to sell if no BBB but if this project bbb ( surely it will) come Thursday say the last 50 buyers and only choices are HTC ones, will they turn away and say ok lets go back balance is HTC units!

I say NO !!! they will buy!! believe me!!!
