Avg distance to HTC should be about 200m. In terms of landscaping and creativity / design I believe TA has upper hand compared with BR. Also, TA is G&G while so far BR only has 1 phase with G&G. However, BR entry price (considering past & future) is expected to be relatively lower, no HTC concern and larger piece of land (which gives it more flexibility) for future planning.

RM780k? I heard starting point is RM815k up to RM1M (they try to manage it below RM1M). Compared with BR Wisteria 23 footer, this is 22 footer for 2 length types but on price psf basis should be very close to BR. I believe TA workmanship, material and landscape should be better but the setback is the HTC. Worth for a consideration.

Came out in the news Tropicana to launch Phase 1 of TA this month with a GDV of RM13B features 432 units of 2- and 3-storey terraced house.

It's also reported that agreement has already been signed with Tenby Schools to build an international school campus at TA, which will due to be completed by 2018.

I think those buyers appear in the Forum Lowyat is just a very small fraction of all the buyers in any project, particularly those big ones. So, the popularity in forum cannot be a good gauge of the actual sales performance.

Based on my visit recently, I gathered the followings:

- 432 units over 40 acres land -> 11 units per acre
- 2 types i.e. 22×75 and 22×80 with additional 2 feet for corner / end lots
- Built up is 2200sf for DSL and 3100sf - 3200sf for 3-storey.
- Club house will have around 100k sf.
- Gateless (front part of the house) concept with 4 feet of side walls.

Any incosistencies from what you gathered?

Price was told RM815k - RM1M (they try to manage below RM1M) before any rebate / discount, but I believe that it has since been revised.

Not sure about the rebate but if you are interested, remember to bring along a RM10k cheque.

Can understand that quite a lot still cannot accept gateless concept though I quite like it. Btw, why "no uniform"? Stratified development woh.

I think this is bad - telling the public open for sales on Thursday but quietly do it 1 day earlier.
