From sales response, it's interesting to see MRT factor outweigh other negative factors ie leasehold, sovo, near factories

Wonder on the profile of the purchasers? How many % local and how many % from out of Sungai Buloh?

Will the owners of the factories there buy a pigeon hole as their corporate HQ...hehe

Or the tauke at the new village buy for their children?

Wonder these ppl know what is sovo or not...

How sdb sell this? Do they emphasise on residential element?

Should not say sold....by right is booked....

A lot of people will book the unit they prefer n after tat will try to get loan financing or re-think back whether is good for investment /own stay or not....

is just a marketing strategy from developer....refund without any penalty....

Like my case, I had booked 5 properties over last one month...simple.... just pick unit u prefer....drop the cheque...n go back to re-think.....

Eventually....all i cancel.....haha...

I believe a lot people do tat...

So tats y...some project u can see "sold out" at first day...then after 2 weeks u go back to sales gallery...still got units leave...

Buy property wisely....dun be fooled by developer's marketing strategy....

No cancellation fee? Many will ask you to sign t&c that you allow them to penalty if you cancel

Normal practice is RM400-RM1000 for admin fee on cancellation, rite?

If developer accept credit card, 1.5%-2% also burn, so they cann't be refunding in full

My experience with one booking, they collect RM2000 and upon refund is RM1960, 2% for credit card charges but no admin fee

just contacted the sales person and they confirmed that the RM10k is non-refundable...so all these people will burn those money if they cancel it. then SDB will make huge profit from the forfeit... good way to make money haha...

They will only refund if the application for development and construction of the project is nopt approved by the authorities...now the lawyer firm Lim and Yeoh is holding the money and not them.

Agreeable....sometimes the policy of the developers may even overnight. Better check for the latest and 'confirmed' policy bout this. unsure.gif
