Pls read the propcafe again.
Sqwhere is sovo....whereas dsara sentral is launching its service apartments.

Price for sqwhere sovo starts from 790psf b4 8% discount.....valid til this sunday. After this discount might reduced.

Both projects are commendable except for prices.

It disnt achieve 50% sale in 2 hrs.

Reputable developer will not kau kau chan.

Guess if yr rental income is under 500k p.a. u dun need to charge gst.
But when sell, defnitely attract gst.

I rent out my newly opis near klcc only 4.50 leh...
Moat pj address only 2-2.50 nia.
U trust the sa cow also can claim tree lah...

Its truw that laws only said property under schedule h n approved by authority can use as residential.

This sqwhere sovo is approved as comnercial opis.

Malaysia boleh.

Was told that some older opis even rented lower than 4rm.

menara binjai was told rented higher than Rm5 psf.

menara felda/naza is owned by single owner...hence can dictate prices and attract bigger players to enfloor...totally different market than mine....which is sold individually.

Buying w projects w high rebate/discounr which is not reflected in gross spa price is that you get relieve from rpgt and 'profit' the gain when buy, not when sell.

Full disbursement follow spa complerion date or actual completion date whichever is earlier.

If bank started to disimburse since 2018 jan...the construction time is shorter than 5 yrs
