Wonder on the profile of the purchasers? How many % local and how many % from out of Sungai Buloh?
Will the owners of the factories there buy a pigeon hole as their corporate HQ...hehe Or the tauke at the new village buy for their children? |

Normal practice is RM400-RM1000 for admin fee on cancellation, rite?
If developer accept credit card, 1.5%-2% also burn, so they cann't be refunding in full My experience with one booking, they collect RM2000 and upon refund is RM1960, 2% for credit card charges but no admin fee |

Under HDA, developer is not supposed to deduct or forfeit the deposit except for the admin fee which is stated on the booking form and signed and agreed by the purchasers
But this is SOVO, commercial and not protected under HDA So SDB has the legal right to forfeit the RM10k deposit |

QUOTE(urb7 @ Nov 12 2013, 10:46 PM) Some points to share VP in 2018, 4 years project?1) There are 2 high rise blocks here(or 3), one being SOVO (being launched), and the other Service Apartment (launching next year), and Retail lots - all sold out except for 1 I think. 2) SDB will retain the Retail block (They call it the Cube) similiar to the Hub for some fine dining (ermm) eateries 3) Can we stay in SOVO? The SA said the DMC will not have any clause to prevent staying - so another grey area 4) SOVO shares all the facilities on the elevated deck (level 8), also all come with one car park. VP in 2018. MRT to be operation in early 2017. 5) Pricing is about below RM800psf average for smallest unit (not sure rebate) 6) Directly linked to the MRT station, about 100 metres. Mah Sing's one is a bit further at 300 metres. 7) The usual SDB wow factor - sculptures from Colin Okashimo |

QUOTE(aberdeen @ Dec 10 2013, 02:56 PM) For some who hv serious doubt and lack of understanding on these properties...they would not want to touch them...they would not want to end up with a property which is a ticking timebomb! Heard that recently ministry of housing raided several developers for advertising sofo/sovo as residence when the approval obtained is for "pejabat"For some who hv great cofidence on these properties, and I think there are alot, judging from the sales and pricing, these properties met their goals and investment objectives, they would say go for them, why want to miss great opportunities! Which side are you on? There is no right or wrong at this point in time....maybe 4 or 5 years down we will know who are the winners. Notice that sofo/sovo will use director room, manager room, pantry etc in the layout plan. They would not use bedroom or kitchen. Also sofo/sovo have water sprinkle installed at ceiling to fulfill bomba requirement as pejabat The law is clear just a question of enforcement |
