PKNS To Focus On Township Development

KUALA LUMPUR, Aug 26 (Bernama) -- The Selangor State Development Corp (PKNS) will continue to focus on township development in the state, given the tremendous demand for such projects and the changing lifestyle of the community.

General Manager Azlan Md Alifiah said township project would offer affordability for Malaysians to own a house given the rising house prices.

"Properties in the Klang Valley is going to be very expensive due to the increasing land costs.

"Comparatively, sub-urban project is less expensive in terms of land cost and people can have more greater work-life balances with bigger houses, landed properties, and more importantly is the quality of life," he said.

He said this to reporters on the sidelines of the 17th National Housing and Property Summit 2014, organised by Asian Strategy and Leadership Institute, here today.

Azlan was one of the speakers at the two-day summit.

He said PKNS' new township project in Cyberjaya called Selangor Science Park 2 would likely receive overwhelming response from buyers.

"I believe Science Park 2 will be similar or more successful than our previous township projects in Shah Alam and Kota Damansara.

"We would like to give opportunity for people in Selangor and Kuala Lumpur to own affordable houses," he said.

Going forward, Azlan said 2015 would be a challenging year for PKNS amid the softening of the property market.

He also said that PKNS anticipated lower income from joint-venture (JV) projects as most of them were nearing the tail-end of development.

"From 2008, we have targeted to build projects on our own...(without the JV) as this would offer opportunity for us (to earn more)," he added.

yeah looks like it. heavy machinery is clearing the trees and they are starting to build perimeter barriers like any construction site. if anyone wants to snap picture for a before and after, now is your last chance smile.gif

Actually few years back oso got ocbc bank call ctr called e2 power located in cyber....then move out to menara telekom oso.... I guess its challenging finding workers willing to travel to cj...

not quite sure.. they are regional hub for apac, also having local customer like maxis celcom telekom etc.. selling 3g 4g switching and basestations.. having 100,000 employees worldwide.

they have basement carpark n open air carpark

Experian is sharing the building with ericsson for a few years already. the open air car parks are for experian staffs

There are also companies moved or moving in. I think, it is very common in biz world. The ultimate net number count, not individual plus or minus. Having said that, i think Cyberjaya needs to do more to retain and attract companies and residents. Cyberview....put more efforts! Lol.

Yes, government need to do a lot more.. it seems MSC status is not exclusive to cyberjaya anymore..
lots of companies setup in cyberjaya during the early days due to

Provide a world-class physical and information infrastructure.
Allow unrestricted employment of local and foreign knowledge workers.
Ensure freedom of ownership by exempting companies with MSC Malaysia status from local ownership requirements.
Give the freedom to source capital globally for MSC Malaysia infrastructure, and the right to
Provide competitive financial incentives, including pioneer status which gives 100% tax exemption for up to 10 years or an Investment Tax Allowance for up to 5 years, and no duties on import of multimedia equipment.
Become a regional leader in intellectual property protection and cyberlaws.
Ensure no Internet censorship.
Provide globally competitive telecommunications tariffs.
Tender key MSC Malaysia infrastructure contracts to leading companies willing to use the MSC Malaysia as their regional hub.
Provide an effective one-stop agency - MDeC.


The 100% tax exemption was a good move to attract company having MSC status n IT company rush into cyberjaya during the 90's n 2000..

but with these days where alot of places offering MSC status office n even non-MSC office can be use for MSC company, competition to lure MSC status company to their premises increased. Big names like SAP, Accenture, Huawei, ZTE, Nokia, Siemens, Alcatel still base their office in KL n PJ.. Huawei only have a small office in Cyberjaya..

When MSC incentives are offered anywhere, Cyberjaya really need to promote hard on infra, transport and amenities to attract and retain big companies..
