Cyber ll not be like MK as the township demographic is totally different. MK..how many MNCs there. It is structurally different. DSara is too broad. Sometimes we dont even know which Dsara we r talking about.

Cyber is unique by itself if u see the demographic now n 5 yrs time by add in more residents. Cyber jus need to get vibrant with commercial element then it ll find its own stand. It is still very early stage to b WONG. But i dont think cyber need to be wong to make a point. Once few malls are up n u see more human traffic concentrate on specific malls then more LIFE can be felt n population ll grow from there.

I think we have been talking about the commercials for years. Unfortunately, dpulze progress is so slow n i suspect it ll fully operate in 2015. Skypark could b 2016..pangea could b even later.

I m more interested to know garden residence n summerglades occupancy rate. Agents n residents obviously gave totally different statistics..ai ya.

Plenty of choices.

Immediate move in, i think serin residence ll be gd choice. Shaftbury is very hotel pigeon hole feel n not family friendly at all. Gardenview i think is giving gd package now to immediately occupy with lower cost.

If can wait then crystal, vedi, mirage ll be nice. I wont pick mutiaraville, thats investor play n it ll b student hostel in future.

One of the key reasons besides the amentities, foods etc is the availability of nice n proper residential HOME. What ciber has now is mainly student apartments. No one like to raise their kids and (or) stay in student apartment/condo. Thats a gap in there. SummerGlades/Symphony Hills (soon to be vped)/ Garden Residence now tries to fill this gap but it is not mass market products as it is near or than 1mil. However it gives at least proper residential properties for mid to higher end level employees there. Next is Serin residence with price tag of 500k for 11xxsf ll be a good option for mid level workers there. I would say it is mass mkt property. There are more to cum which spread from higher end to studio for yuppies. So it is moving to right direction.

This undercut GR, sejati, Symphony hills and SEG...bungalow less than 2mil. By know MCT..they do give disc one.

Garden plaza is designed 100pc for student. It is small n split into so many rooms. Unfortunately it is not home but hostel.

Dont get me wrong, student mkt is the safest mkt but as an investor i prefer to buy a proper apartment n make it as hostel if i want to venture into student mkt by doing some reno as i can make it back as proper home for future buyers who wanna make it home.

There is no right or wrong. Different mindset, risk appetite, investment strategies, ownstay criteria. This cyberjaya is always create #$$@@^&&/#. Very distinct views on the above.

Serin 9xxsf and 11xxsf ..both layout are good. Both 3 rooms. If can get 400k and 450k would be a good buy for ownstay. 11xxsf has wide living cum dinning. I like.

I think hot spot or not, it is down to specific projs or properties. KLCC has condos that come good yield, of coz those biggie are bad in term of yield or cap appreciation, still there are good developments. Just matter of which proj. Again, look at kajang and cheras, there are so many projects. Some comes with USP, some just ride the bbb waves and destined to suffer or struggle. So, in this critical time i.e. end of property boom, picking the right proj is more crucial than picking the right hotspot. Well, no doubt, all areas mentioned have good proj to buy. Good luck!
