Oh brothers, the signs are getting clearer. But then again, only seen to those who think and see. As I mentioned earlier, BNM announcement will just be a teaser, here's the second wave. And it will not stop oh my beloved brothers. Analyse the political rather than the economic sense, and you will see.

If we can still stand the first and second wave, can we still stand the waves of third, fourth fifth and so on.

I think higher rpgt is better as it doesnt hurt genuine home buyers. Of course for long holding power folks it wont really matter (whatever their reasons for buying).

If within 2 years of signing SPA, then not much impact kua. Usually will only flip after VP, better prices.

I think I missed your reply. Ok the one in Bt3.

Check in iprop, where got 265k anymore, all 300k+. You sudah untung besar

True indeed that is only a proposal. But don't be surprised shall the proposed % suddenly become higher when they decided to announce.

There will be more 'proposal' which I believed so.

Boss.. the appreciation only happened early of the year after the election for your info. Before the election I can still find RM280k RM290k.. Now owners are jacking them up. and it suddenly spike up by 30 - 50k. That's not so much of a good sign man.

Blaader also one more thing. Agents try to sell RM350k.. but when I check valuation it was only approx. RM320k... meh wonder where they can get the loan.

Those doing the valuation business punya org also must stringent their guideline liao. Because of them giving higher value for the properties.. Those ppl boleh kasi goring and play with the figures.

for own stay, of coz getting it now lah. who can predict when property crash? no one. price shooting up everyday bcoz of greedy agents pumping up price due to new school, mall, and etc. There are still alot of long term buyers in the market especially landed who can hold. These people wont let go at cheap price, who will? Unless you are desperate for cheap house, u should learn to buy auction property. Then again, even property gurus get burn buying auction.

I somewhat agree that these policy changes will take place especially the increase of interest rates (already happening in India)... just a matter how much BNM is going to allow the currency depreciation to impact the balance of payments... But careful how you phrase things, we don't want to have people commenting that you're not basing your statements on facts... Btw, thanks for the article.

i was renting for more than a year and actively looking for my first property to buy. One fine night, it was Saturday nite while browsing in mudah.my, I noticed one house at the same area of my current rented house... I give the agent the call at about 10pm... and arrange for viewing it the next day, and the next day I paid 3% deposit.. it was a steal.... at 305k... the bank valuer valued it at 340k. the house is never occupied before, the previous owner just bought and never done anything to the house... it was last year... I signed SnP in November... and been living in the house for almost two months already...
nearby new development is way beyond my reach... 20x70 landed property is going 500k and above... and at 305k for 22x75 freehold is really, really a bargain...

Thanks for the amazing share... I think this should address some previous questions asking whether anyone bought anything cheaper than market (10% below bank valuation... i.e. >10% below market) ... Good on you! And yes, that is a very good price... Well done...

Just prepare to be bombarded with many more questions though...
