The Legians have quite a number of houses rented to uni students.... this is bad considering there's like more than 8-10 ppl staying in each house with the bikes and cars parked all over and the bedsheets is used as curtains!!!

I bought it for own stay. I think there is some owner who complained to Ken Rimba about the student renting... I do feel the same that it jeopardize the image, livability & security of Ken Rimba.

I'm still getting calls from agents to rent out my place to students. Any I turn them away as am looking for family. Well, I wonder does the developer communicate owner's concerns to agents

I didn't count but I guess around more than 10 rent out. At least 4-5 are student houses (I can't sure probably some are rich students).

Good job...
It is difficult to build a success township. Not only depend on the development concept... Many luxury condo in Klang Valley become the low cost appartment due to uncontrolled tenant or improper building maintainance.
The management of the new property/township always is the 1st concern point for me.
Do it right at the 1st time. Hopefully can gather our (invester and owner for Ken rimba legian, jimbaran, coming condo, comercial shoplot) small power to monitor and make the changes.

The study still not comprehensive enough to forecast the future value of this area... need more input from all of us.

Below is the simple summaries in my view.

Good points (Follow priority)
1. Opposite of i-City with the development value 5 billion and 1st 24 hours liftsytle comercial area in Shah Alam.
2. Freehold Terrace/Link House with special theme (Green township) - product differentiation
3. Locate at the Shah Alam with 500,000++ population, a lot of working opportunity here. Yearly quite a number of graduates students move in here to looking for a job... (Myself work at Shah Alam Seksyen 21, Japanese Company)
4. G&G township with acceptance distance (10-20km) from mature city - Sunway and Subang
5. Other high end developments started at the nearby area along the Federal Highway (i-Resisdent, i-Soho, i-Sovo in i-City, Arte subang west)

Concern points
1. Short term investor - rent for unsuitable tenant.
2. Lousy management - not able to maintenance the green environment, playground
3. Unefficiency management - not able to bring in the good tenant for KEN RIMBA comercial shoplot
4. Depend on the successful of i-city especially on the i-city mall with 500 million development value.
5. Surrounding area security issues
6. Small township compared to Kota Kemuning and Denai Alam

Might be a good news for Shah Alam Section 16

i-City to change Shah Alam property landscape

The Company is involved in manufacturing of household electrical appliances and investment holdings activities.

A TRIP to the i-City township in Shah Alam points to numerous possibilities for the landscape of the area which is being developed by I-Bhd.

The plans that I-Bhd has in store for the entire area could move the township up a notch in the property scene and eventually change the overall skyline of the the wider Shah Alam city and its flagship i-City property development.

Vehicles are today already presently occupying almost all of the open air carpark space even on a weekday afternoon while several cranes are noticeable from afar, proof that its development is moving ahead as planned.

Those cranes have been set up to construct i-City’s modern high-rise developments and these will likely change the property and population dynamics in the wider area as it will be one of the few large-scale high-rise developments in the city of Shah Alam.

In the weekends, crowds from near and afar come to experience its theme park attractions with the latest being the Tornado water slide ride at WaterWorld.

And those changes are already having a telling impact on the bottomline of the developer.

I-Bhd executive chairman Tan Sri Lim Kim Hong tells StarBizWeek that i-City’s skyline will be completely changed in the next decade and will sport high-rise residences, a hotel, mall and a convention centre.

“The skyline of i-City will be completely changed in the next 10 years as we gear up to progressively launch the future phases of this development. Response so far to our launches has been very good,” Lim says.

“We (I-Bhd) have demonstrated that high-rise developments have arrived in Shah Alam city and at a benchmark price. Historically, Shah Alam has always (consisted) of low-rise residences because of the ample land space, so nobody builds upwards. This is not low-cost high rise but at a benchmark price,” Lim adds.

I-Bhd’s two high rises – the i-Residence and the i-SOVO (small office versatile office) – have been sold out.

i-Residence with an estimated gross development value (GDV) of RM232mil is targeted for completion in early 2015 and the RM64mil GDV i-SOVO is targeted for completion in the third quarter of 2014.

The i-Residence comprises 346 units of condominiums in two side-by-side 33-storey towers and 20 units of low-rise duplex villas. While the i-SOVO is part of a two-tower development on top of the car park podium, with another 216-room three-star hotel.

Property prices at these developments have also been on an uptrend, tracking the larger upward trend of property prices in the Klang Valley.

“When we first launched i-Residence, the first tower was selling for slightly below RM500 per sq ft (psf) However, the second tower saw an escalation in value. On the overall, the average selling price for i-Residence was RM530 psf,” Lim says.

For the i-SOVO that we launched a few months after the i-Residence, the average selling price was RM550 psf. We are today offering our i-SOHO for about RM600 psf,” he adds.

Future developments

Lim says more launches are planned ahead as to date only less than 20% of the land identified for the i-City project have been developed while completed built-up accounts for less than 5% of the approved built up size.

“One can imagine prospects of future developments in the pipeline. We have thus far completed 5% or RM250mil from the project’s RM5bil GDV,” he says.

A light rail transit (LRT) station will possibly be situated at the township and the request is now in the hands of the Land Public Transport Commission (SPAD) which will decide on the matter.

“This final decision is by the authorities, not us. The lines have not been planned but the local council has submitted a request to recommend for SPAD to locate a station here. We think that it is a step in the right direction since the Shah Alam City Council (MBSA) has recognised this,” he says.

According to the model township design at its iGallery showcase sales centre, an LRT station is also proposed and the station eyes the connection to the present Kelana Jaya Line. Should this public transportation facility be built according to plan, it will help reduce congestion once the high-density projects dot the area.

To further enhance the appeal of i-City as a modern township, I-Bhd last year signed a memorandum of understanding (MoU) with Thai-based mall designer specialist Central Pattana Public Co Ltd (CPN) to jointly build a mall at i-City.

“Over the past few months, we have been working closely with Central Group to re-design the mall to cater to the needs of Thai retailers. Although this has somehow affected the mall’s development, we are doing our utmost to ensure that even if we cannot meet our completion target, we shall strive to minimise the delay period,” Lim says.

Lim adds that the company is expected to finalise these plans and sign a joint development agreement for this purpose next month.

The mall had originally been planned for completion in 2015 and has total gross floor area of about 1.7 million sq ft with estimated gross development costs of RM500mil and RM600mil.

I-Bhd through its unit i-City Properties Sdn Bhd intends to hold 40% stake and CPN through its local subsidiary the remainder in the joint venture company. Looking ahead after the completion of this planned mall, there are plans to relocate parts of the theme park developments at their present sites inside the mall and to its small office home office (Soho) development.

“How this leisure segment (theme parks) came about in the first place is that a lot of the development land the company had was idle. So I was thinking of how to create revenue while property developments took place. That’s how ideas such as the City of Lights and the theme park eventually came about,” Lim says.

“Although the theme park gives us a 40% return (on investments), in terms of development, property development profits are higher than the theme park. Even if you forecast the leisure income, it is not as good as (property development) profits. We still have to decide where to relocate the water ride,” he adds.

According to Lim, the relocation of the theme park will free up necessary space for the rest of the high rises planned for the area: the i-SOHO and the Grand i-Residence.

I-Bhd is among developers, namely MK Land Holdings Bhd, Sunway Bhd and the Sentoria Group Bhd, that have embarked on both property and leisure property development models. MK Land had developed the Bukit Merah Laketown Resort, Sunway has Sunway Lagoon and Sentoria developed the Bukit Gambang Resort City.

The company also has other launches on its plate and it plans to launch a 50-storey high rise development at Kuala Lumpur City Centre located at Jalan Changkat Kia Peng with GDV of RM500mil. Lim says the launch is planned for the end of this year but is keeping most other finer details close to his chest for now.

I-Bhd’s focus will be what’s on its plate for now – the i-City property development.

The second leg of i-City will be what’s known as i-City South, a 7-acre data centre complex opposite the existing i-City site on the other side of the Federal Highway.

Lim says the company is in the planning stages of this development and it intends to launch i-City South within the next four years.

“In three to four years time when the area is further developed, we can then start thinking of i-City South which is based on the same concept of i-City. But at this point, we are looking at it as a data centre complex,” he says.

Meanwhile, the MBSA is in the midst of building a connection from the Federal Highway to the i-City development.

A day after I sent the email to them. I got a acknowledgment email from them & just now, I got a call from a lady named Jasmine & explained to me that they are doing many ways to control student renting & etc. I quickly summarize them here:

1. Visitors must surrender driving licence to enter the compound.
2. They will implement new stickers to allow vehicle coming in to the compound. This may take some time.
3. They have notified the agent to NOT recommend Ken Rimba Legian to student for rental.
4. As Ken Rimba Legian is a individual title residence, Ken, the management has little power to enforce rules as it can be contrary to existing law & etc.

As a buyer, I really hope the students to move out as soon as possible & I'm thinking Ken is doing what they can to improve the security & livability of Legian. I'm quite happy with their feedback so far, at least they are responsive & they do care about the buyers' concerns.

hey guys, i'm a Legian home owner.

Just wondering whether has anyone been there during the day?

I noticed that the air quality is bad. could smell smoke and something like chemical odour.

Did anyone smell that too?

Just wondering whether has anyone been there during the day?

I noticed that the air quality is bad. could smell smoke and something like chemical odour.

Did anyone smell that too?

I just visit KEN RIMBA yesterday.... did not smell and observed anything there....
However we should take it as a caution point and continue monitor on the air quality

I bought a unit there.

Noticed the student issue thing but seems like they are doing something about it which is good. Might take time to get the students out though.

Security wise it is quite tight too so there is nothing to worry I think.. hehe

I've not moved in there yet.

Has anyone started on the renovation? Any ideas? I heard that they only allow certain type of home grills etc. Is this true?

Hi all, anyone does backyard extension for the wet kitchen? Can share the guidelines and procedures?

I have called to management office to ask about the guidelines and tiles code and a lady told me that she will check and call me back. However, after half day, I had still yet to receive her call so I called back again and the same lady told me that there is no guideline/standard for extension. Regarding the enquiry of tiles code, she ask me to email them and they will reply me.

After sent my email, another guy called me and said there is 2 standard extension - full or half extension. He asked me to submit approval for MPSA, after approved by MPSA only submit renovation and extension approval to management.

However, when I email to them to ask more details on the submission, they keep silent. It seemed like Genesis Nature does not deliver a good service. Usually, management office will provide a letter for guideline and checklist for owners who want to do renovation.

Is this the Ken Rimba along the Puspakom Sungai Rasah road?
Weekdays also full with trucks / vehicles queuing waiting for inspection....road condition is bad....
Try make a visit to the area when heavy raining!!! U will see another serious thing happening...... before you make your decision....

Yup... All intermediate units for Legian and Jimbaran sold. Anyway You still can check it with Ken Rimba management...

Currently i am still waiting for my contractor to provide me the quotation.

i will do full extension, i worry the wet kitchen will be dusty in the future if it is half extension.

Not sure for this, better ask the management.

their answer is not consistent, i reconfirm with the person who called me regarding the RM100, she said this is not including for rubbish clearing incurred by reno.
(previously she called my wife and mention abt rubbish clearing)

she said this RM100 is for security and management team as they do "extra" works for us during reno, ie, open the door for contractor to enter into the residences, helps us to keep an eye, process our application for reno which include paper works... =.=|||
if you claim back the RM2000 and 3 months later or soon, you reno on other parts, you have to pay RM2k and RM100 processing fees again
so as long as u did not claim the deposit back, it is still consider under reno
but she said this fee will go to our own management account and not the developer account, so this will be our future fund.

There are few drawback on student house:
1) Too many student stay in 1 roof just to share their rental. As such, you can't even know how to recognize them as many move in/out very quick. It comes to security question why we need G&G as everyone can claimed live there & access Ken Rimba?
2) Student trend not to keep thing well. This is known fact as they just rent partial space in a house. For me, they are just live like low wages foreigner worker, hang up their clothes everywhere around house, making noise, etc. Furthermore, I don't think they are sensitive enough to keep our environment peace & good.
3) They are not belong to our community. They just temporary live there and hopefully they will remind their landlord to pay maintenance to keep thing running.

Bro, i don mind if there are students staying there, but at least must have control on this.
Too many (8-10) students stay in a house, results in too many vehicles, so if no space to park their vehicles in the house, they will park it outside.
imagine if there are 5 motors and 3 cars in a house, cars surely will be parked outside and if the same is happened for another 10 houses which rented to 8-10 students also, then there will be quite a number of vehicles parked outside and may have traffic obstruction in the future.

and seriously, i don like the way they hanging their clothes on the window grill and gate. at least a proper way.

PETALING JAYA: With its Ken Rimba name growing in recognition, Ken Holdings Bhd’s latest launch, Jimbaran Residences, in the Ken Rimba green township in Shah Alam, Selangor, has received very positive response from buyers.

“Our Ken Rimba brand has gone from strength to strength and is now a very recognisable name with homeowners. Homes built inside Ken Rimba have been extremely successful and it is a different approach in developing Malaysia’s first green township,” said group managing director Sam Tan.

Jimbaran Residences is Malaysia’s first recipient of Singapore’s Building and Construction Authority Green Mark Gold Plus (provisional) for landed residential terraced house development. It has a gross development value (GDV) of RM150 million and 168 freehold homes.

A preview of Jimbaran Residences in March for Ken Holdings’ repeat buyers saw a take-up rate of 80%. The project will be launched tomorrow.
Tan said Jimbaran Residences is an upgrade of the earlier phase, Legian Residences. “Jimbaran Residences comes with built-in lofts after we noticed the extra rooftop space in Legian Residences.”

Prices of the houses start from RM620,000, with land area of 22ft by 65ft (intermediate lots), 44ft by 65ft (corner lots) and 39ft x 65ft (zero lots).

According to Ken Holdings, there are two more condominium and two more commercial phases within the 60-acre (24ha) Ken Rimba in the pipeline.

“We are planning to launch the first phase of our Ken Rimba condominiums by year-end. Already, we have a very big number of registrants eagerly anticipating the launch of these green condos,” Tan said.

He said while Ken Holdings intends to build the condominiums to achieve a high Green Mark rating, the developer hopes to maintain the affordable price range.

The estimated GDV for the first phase of the condo is around RM300 million. The project consists of three blocks with built-ups of 1,100 sq ft and three bedrooms.

Among the active and passive green features in Ken Rimba are the north-south orientation for the homes, energy-efficient lighting, breathable roofs with large overhang, high window to wall ratio, transparent skylight, rainwater harvesting tanks, and the use of low volatile organic component paint for interior walls and reflective paint for exterior walls to reduce external heat. The homes are equipped with solar-powered heaters. The developer also offers composting areas within the community to encourage green practices.

Previous phases within the township include Legian Residences and the Ken Rimba commercial centre. In 2010, Legian Residences was Green Mark Gold and GBI certified. The Legian Residences comprises 328 double-storey terraced homes.

According to Tan, the homes have appreciated by about 30% in the secondary market.

The Ken Rimba commercial centre, which consists of shop lots, is in the midst of being handed over to the owners. It was the first commercial centre to be Green Mark certified (provisional) in 2010.

The freehold site for Ken Rimba was acquired from Hock Hup Development Sdn Bhd in 2003 for RM25 million. Ken Rimba, which has a GDV of RM500 million, was launched in September 2010. When completed, the township will comprise two terraced home components, two condominium developments, a commercial centre and a commercial complex.

I think everyone has answered on behalf of me already.

I saw for myself. All motorbikes, they make noise and hang clothes everywhere.

They are required to register their names everytime they enter and now from what I last heard they just ride in and pass the guard without registering (even after being whistled by the guard).

I would like to see how the management handles this issue before concluding whether to purchase a unit of Jimbaran. hmmm...

Last week I witnessed student just pass through (knee down & walk) the gate without report to Security guard as they are busy registering us, and I saw bunch of motorcyclist exit using ONLY 1 access card.

Any updates from your guys?

Probably you can raise this issue to the management? At the same time, the owner should be informed as well. I don't mind students staying if they are well behaved but this is over the line.

Got flood nearby Bak Kut Teh area (road junction there) but didn't notice around Ken Rimba...

if it rains heavily.... the flood will happen not inside the housing area but at the entrance....

it will flood as the drainage system outside at the shops area is bad...
flood sometimes reaches near the IMS building...

i saw that and went through it last year when i was going to see some houses there... not too sure though whether it has been fixed... maybe if you drive a 4x4 or a pickup... no problemo

He mentioned about IMS building, it should be Bak Kut Teh area. Yes it will flood i have experience due to heavy rain. The river just besides this area.

Never heard about puspakom area got flood but I wish someone can share with us if it does.

It's actually 625k with 10% discount as well as all the processing few borne by the developer. I just bought a unit there. smile.gif

Actually, the developer will rebate 10% (minus the 5k deposit). So if 610k, the actual price is actually 610k-61k+5k = 554k. Legal fees, etc by developer. U pay only 5k upfront brows.gif

Subsale 530k on the other hand, u pay 53k plus legal fee, MOT, mumbo jumbo, say 20k. So slightly cheaper but u need 73k upfront whistling.gif

20k++ just wet works to extend fully to the back, separate wall for tank. Not partial extension and no table top. Thick rebars, roof, concrete slab above and so forth. Still under progress..

I just bought a unit there for own occupation. Today i went there to check defection and saw a lot of students there playing basketballs in the middle of roads and few malay guys are with motorbike driving here and there..
I was thinking whether i choose right township == i feel very unsecure with all this...

You'll need to make a complaint to the management. They will do something about it. The more the residents complaint, the higher the chances of something being done.

honestly, this area is terrible, pack in the middle on industry area, somemore with telecommunication tower with radiation effect..what do you expect on those industry area? they are not going to move out from there.

the landscape also not impressive at all, not even have a garden in the own residential area, the garden is located outside the residential area, which means more like a public garden. now majority residents there are UITM students, all behave quite terrible. and the developer use cheap chain link fence wall, should use some brick wall as guarded wall.

the maintenance fee+ sinking fund is RM100 for legian, consider very high with just cheap chain link fence and guarded service, not even have a proper private residential garden, not to say clubhouse facility.

a very fail project from ken developer.

It is not an internet cafe. Opening an internet cafe is absolutely impossible. it is just a student home with a long table in the hall and multiple PCs are there. It has an internet cafe look only. man u guys...

not matter cyber cafe or not, it's stil terrible with so many student stay here, u knw la, malaysia students, sleep in the morning, then very energetic during night time to play computer game, party and make noise..

Probably. You know its like in student houses... underwear also they hang at the window LOL.. and yes I still don't support it but it is not an internet cafe la..

At night its really nice and quiet though. I'm sure once more people start moving in, family wise I think things will be better. With Jimbaran etc coming up, prices will def shoot up.

IMHO, student houses will be depleted by then moreover they have stopped allowing rental to students.

A strong RA is a must.

Wheres your unit? You've moved in permanently or still reno?

It should be depends on the renovation date and move in date, both different.
what you can do is, starts to do the renovation before ghost month begins or if too rush, just take some hammers and knock the renovation spots will do.

The management officer called me regarding this, as I wrote a complain email to them. The management have stopped all new student tenancy in Ken Rimba. Once any existing ones move out, there is very likely would not be any replacement of student tenants. Cheers!

Well i am not a owner of Ken Rimba but i think it's a very potential area. Great that the student tenancy activity will be stop and i am sure that this will be a good news for all the owners and investor out there! rclxms.gif

Not to be discriminate to the student (as i was one before) but mass student tenancy is a nono especially to G&G landed residential area if the area wants to appreciate.

Anyone knows contractor for the auto gate motor? I will still use the existing wooden gate until I have some budget for a new gate. For now, I need someone to install the motor & also please advice the reasonable price for the installation. Cheers!

bank valuation is helpful when it comes to getting loan. End of the day, property price is base on willing buyer and willing seller. For instance, double storey terrace house in Bandar Kinrara could be value at RM800K, but people still fighting to buy it at RM850K or more.

However, for landed property, the value appreciation will not be seen significant for the 1st two years, but once the township become mature, the price will increase accordingly.

RM550K, i would say is good buy if buyer is familiar with the location.

Good news!!! The management had make effort to tightening students house issue. Ken Rimba commercial center started operate. I will see it will keep increase price as more and more owners move in for next 6 months...
Don't forget they will launch condo at the end of year.

i have heard concerns over puspakom that caused the road leading to federal highway heavy congested. i think there are alternative roads that can be used to bypass traffic jam, try persiaran selangor or persiaran kemajuan

There is a show unit next to the sale office. Also all the house (Rimba Legian and Jimbaran) are after the sale office, so you can do a drive by after visited the sale office.

I actually gave this some serious thought before buying a unit then. A window in the bath would be a really great addition but i guess the built-in fan or whatever you call it seems to be enough to dehumidify/de-heat the bath. And the reason it wasn't built next to walls facing outside for the windows is so the rooms can be bigger

Not sure if got lightwell for toilet. I spoke to the SA and he said no show unit available for legian.

Yeah, pros and cons...need to sacrifice some to get something....some may find it a hassle to have toilets in rooms as well coz kids may forget to unlock the door for the other room to access. I think the show unit for legian was taken down and they built the jimbaran show unit at the same site because they need to launch it.

i think facing east is still ok.
cos morning u go out to work.
u won't feel the heat on weekdays.

if facing west, then worse cos ur home will hot by the time u return!

I'm a Legian owner. If Jimbaran has the same access card as Legian then we share the same design. The access card is somewhat different from other places. It has a photo of card owner just like an employee ID card at work.

I'm OK with this design actually. What do you think?

The last time I checked with them, one unit entitle to 8 access cards. One card is RM50 (or RM100 I forgot)... Not sure about stickers. I will go to verify defects that have been fixed this weekend. Maybe I will go ask about the stickers. smile.gif

Quick question yah, do they give us a few cards FOC and if we need more, we'll pay RM50 for each additional ones? Or is it rm50 per card right off the bat? Pretty expensive though.....

Mind sharing what are the defects you found in your house so we may pay more attention to it when it's our turn to check? I asked the SA on what will be included in the repairs but he just mentioned to write down any defect and they'll look at it. So if I write down minor stuff like paint not consistent, sink stains etc, will they look at it? hahaha

One card is RM50 up to 4-5 cards. The remaining cards charge us RM125 per card. Total is 8 cards.

Yes we need to pay each card deposit fees (RM50, the fifth card or above will charge processing fees - RM75). If you don't need so many cards & return the card can get back your deposit (RM50).

I only checked one round so far, nothing major. Only minor ones like paint stain. By the way, is the houses in Legian with electricity & water already? Because I have not put up any lights so can't check on electricity. May bring phone charger to check on electricity this weekend. Any feedback on electricity & water is welcome here.

Mine is second row from guard house. I've already got my keys. If you bought from sub sale. The keys most likely are with the owner or agent. Check with them for the keys. Anyway, without the access card, I don't think you are allowed to enter to the guarded area. Take it easy, initial state it is quite troublesome.

Hey Steven. Last week I went for viewing. Like ur case, i can see paint stain on the ceiling at living hall. Hopefully it's nothing major like water leakage or anything like tat. Can't recall if the toilet is directly above that or not.

Mine wasn't in the hall but in the upper floor small room. The stain was crispy dried so I doubt it has to do with leakage.

My advice to you is report as defect & wait a while & then verify after they fixed.

Iproperty totally cannot trust. They advertise this price, when you call in the agent will say no more available. The adv will be there even IT IS SOLD or this is trick to get you call them.

Guys wanna ask ur expert opinion. If I buy subsale but not enough cash for 10%, can I pay booking fee but remaining 97% comes from bank loan? Coz I know bank evaluation is 600k+ but purchase price is 500k+. Thanks all

Max loan you could get from bank is 90% so you can't loan 97% of the house price....unless u ask the owner to do like the dev do (markup and set higher price ie. 625k, then give discount 10%). That way you're loaning 100%. BUT it is very risky to trust the owner since no black and white

yes i am legian owner....first they sell to me 620k then 10%.....so i get 558 + 5k (deposit) = 563k....that all

Markup is not advisable.

Otherwise, discuss with the seller, whether can accept booking fee (3%), then sign S&P.

Thanks. But since bank valuation is 625k for example, won't I be able to get 90% loan base on bank value, thoug purchase value is 540k?

I'm asking just coz curious too. I bought a unit from dev, 573k after discount. Was thinking if it would be cheaper if I'd bought from subsale instead.

yesss....if we buy property from subsale....we need cash alot....no discount like developer....same like me...i like to buy a house at section 24 be4 this...but from subsale.....i need to pay 45k and all laywer fee.......the best thing is buy from developer...more cheaper

I went to check my unit last Saturday. Prior to this I checked no leaking in the hall from upstairs bathroom. After I tested with water from upstairs bathroom & found there is leaking. So handed in another copy of defect list to the management. Hopefully can quickly get this done.

Geez, seems like the leaking problem is really prevalent......mind sharing how do u flood the bathroom? Use something to block the drain and let the water pipes flow til the brim? Want to check mine too once i get the chance

Actually I didn't really use any special method. I just made the bathroom floor wet many times with tap water/shower & checked the result a few days later.

Actually you can use plastic bag to block the drain , cz im also do like this .
This is better way , block it 15 mins , and u can c the outcome. Haha.

Legian show house used solid surface, shinning cabinet doors (better than average quality), etc, the size is about 8 ft x 6 ft (not include island), my guess is about 10k+- not include hood & cookers.

I just bought mine from dev, about 580k. U might be able to get cheaper from subsale, but will require more cash for down payment and legal fees.

Sad to hear that, that's pretty bad since that means even normal usage would cause leakage to ground floor. I had previously thought the leakage can only be detected via flooding the bathroom. sad.gif

Actually as I compared the defect I have with a friend's who bought a new house in Bukit Tinggi. My defect is not as bad. Only has to beware of leaking.

My friend's house in Bukit Tinggi is suffering from cracks in downstairs & upstairs & his is also having leaking issue.

Under Housing Development Act (HDA), developer will give 24 months of defect liability period for the purchaser.
However, it did not mentioned the 24 months can be transfer to the sub sale purchaser
So most of the developer will not entertain if the property sold through subsale even within the 24 month

You can check with developer, Ken Holdings.
As far as i know there are different phrase which launched at different time

Now the sub-sale shall be ard RM550K for intermediate unit.

Access road from Puspakom to Ken Rimba still ok, some shops got flooded but road still can drive through...

Again, those agents that advertised RM510K-530K, i dont really sure whether they have such seller or not. We as owner is not convince with all these agent who try to advertise at lower price just to atract people to call.

I checked with management a few months back, transaction already RM550K.
Or the lower price could be facing the factory or telco tower.

Hope you can call to those agents to find out and share with us too... happy hunting.

Yup, you can rent out to family, but i think mostly is RM1200-1300 kuah for bare unit compare with student which are above RM1500.

FYI, I am lucky enough to access the SPA of a friend's unit. Its already 500K in 2010. Well of course there were some discount built in and that part was not disclose to me. Anyone have any idea?

Wanna get some idea here regarding the plot of earth in the house. Is everyone planning to plant some plants there? My concern is when we water the plants, won't the water sip thru the tiles? And in the long run, will the plant's roots grow and cause damage to the adjacent tiles?

Good to know what everyone else is doing with this plot of earth!

i also think like that...the root will go throught under tile,,,,,soon it crack u tile,,,,,,maybe....enlightment me if i wrong

Potted plants/grass probably but I don't encourage those with deep roots....else, you won't know what's going to happen in the future....plus, it may crawl to your neighbours house via underground....extra problems may arise

I think i'm just gonna either fill it up so i have a slightly bigger living room area or place rocks/pebbles to fill it......or one of those water fountain thingy laugh.gif

By the way, anybody did full extension of the kitchen? I mean, even extending the tanks area? Or is the mgt adamant on not allowing us to renovate the whole backyard hmm.gif

You mean alam avenue 2 right? Same thing as what I was told but don't count on it.....currently it's a debated issue by MBSA and some parties.

You can extend towards the tank area, just make sure the tanks are still there. Real bummer of rules if you ask me IMHO, considering that its your own house.

Always remember that the local council supersedes any other mgt. As long as you follow through the local council rules and don't have any roof tiles protruding out from your area, you're fine.

The pic is just after extension, tanks are back at its place.

The main concern is the mosquitoes in the area. Even though theres constant fogging going on, I don't think it will entirely solve the problem as the mosquitoes will eventually get immune to the fogging.

The root issue is with the water areas, tanks etc. It needs to be well maintained. Well, I'll give it time to see how their idea progresses before I were to make my own escalation to the relevant authorities.

Sometimes I don't see why the need for management fees when everyone sounds like they are bloody sleeping in the office!!!!!!!!!!

Kitchen alone should be about 25++. Includes tiles, roof, concrete slab, wiring etc etc plus thicker rebars.

Yeah, it's a real bummer if we can't do what we want....it's individual title for god's sakes but we have to deal with the management which may change over time and doesn't even live there :S

I have no idea what is the use of the tanks at the back when we don't have a backyard to even use it with......and we already have one in front for our car washing etc. So the back one is really redundant cry.gif

I'm planning to put mosquito netting...although won't be that nice but heck, i don't want to get aedes/dengue!

I'm still waiting for the title change so haven't checked for defects but from what I read, water leakage is one of the major things to look out for

I spoke to the engineer over the phone this afternoon. Apparently water mark in the hall isn't caused by upstairs bathroom leakage, instead it is caused water tank leaking. The water tank is located upper to the upstairs common bathroom.

I feel it is much better to speak to the contractor engineer instead of the management office girl. This number was given by the office girl though. Ken Rimba Contractor: 0132060993

At least we can find out what is the issue that causing the defect. Guess it will be handy to share u guys the number.

Hey Kevin, how much it costs u to make an extension like that in the kitchen? Did u break the original walls (the one separating dry kitchen and ur new extended area)?

As mentioned earlier, 25k ++.

Yes broke all walls at the downstairs room, extended to the back. There is one structure pillar at the room wall, that you cant break. Meaning the whole kitchen is square with one pillar but its not too bad cuz its near the door though.

Yea netting sounds good. Theres this magnetic type. Cant remember the brand its detachable at anytime and the price goes by sq ft.

Yes broke all walls at the downstairs room, extended to the back. There is one structure pillar at the room wall, that you cant break. Meaning the whole kitchen is square with one pillar but its not too bad cuz its near the door though.

IMHO, except the suspected water leakage at ground floor ceiling (can be due to water proofing failure at first floor bathroom), others should not be too difficult to fix, unless the cement block the whole sanitary piping.

The water leakage does look pretty bad....seems like it's been there for quite some time from the stains.....curious what you did to detect the damage, did u flood the bathroom's to observe this damage or was it already there when you bought it? hmm.gif Please share some tips, if u have, to detect house defects notworthy.gif

I didn't have to flood the bathroom as the stain was already there when I was checking. Most of the defects are visual and easily identified by just carefully looking at every part of the house. No real secret laugh.gif

So far, I think the biggest defect with the house is the water leakage from the master bathroom. Other than that, the other defects should be easily rectified.

Subsale. So far from what I know, the house is still under warranty from developer till the end of next year. I guess the developer should be able to do the necessary repairs at no cost.

Thanks for reply. In that case better ask the previous owner to get it fixed from developer b4 handing it to u. Coz if im not mistaken, once handed over to u as subsale, warranty may no longer be valid under ur hands.

VP is around Sept/Oct 13, the subsale price at that time is around RM500K, so your fren must be very like here, so he paid the premium liao.

and hopefully next year, those owner will will not renew the tenancy with the students also.

i went to ken rimba sale office and asked about warranty for legian unit, the sales guy said if you bought completed unit from developer, the unit is sold as it is. That means NO warranty given. is this legal?

I asked the same question as well and what I understood from the staff is, if you bought it directly from dev when it is already completed, they will only repair defects for you before you collect your keys. Once the key is handed over and everything is ok, no more warranty or repairs from dev.

If you bought it when it is under con, then yes, you still have the 2 years warranty to claim. So far, i've seen people buying from sub sale still getting their warranty honored. So seems like it's buyers who bought a completed unit directly from devs are the one who 'rugi'. cry.gif

All Legian owners, do you grille up the transparent roof on rooftop? I asked a contractor last weekend, he told me no need to grille as there is no where for landing if someone come from rooftop. But still I'm a bit skeptical about his idea. If you putting grille to it, can recommend the contractor number? I will do the grill for the house together.

I'm planning to extend my kitchen soon too.
Did anyone extend and use the 4 feet extra to be a wet kitchen? Or did u guys break the wall entirely and use as one big kitchen with wet/dry kitchen combined?
Just worried about the smoke going into living hall if I dun separate the wet from the dry.
Appreciate all advice, thanks!

Exactly my dilemma right now as well....to break or not to break! I probably won't break it and just extend the additional 5 ft for a smaller wet kitchen....if u're not planning to break the walls, then u'll definitely need to get a hob for the smoke to go out....my decision would depend on what i would be quoted by the contractor smile.gif

Break it. Make wet kitchen 8 feet and dry kitchen 7 feet (use sliding door for partition). Install hob in wet kitchen.

It's a good idea. But just worried about the cost. Installing a glass sliding door that size should cost quite a bit.

I did mine with previous slow motion admin girl. Took me more than 1 week, nearly two weeks. I'm glad that she has left, it was quite painful to liaise with her.

I think with the new admin person should be within 5 days or 1 week. Let us know how long it takes you to get yours. smile.gif

Student will be there for a while as tenancy normally sign for at least one year.

But i foreseen a lots would not renew due to
a. Higher demand e.g the new General hospital staff. Thus students would not be prefer by owners
b. Higher rental as students cannot afford (in many case, student need to pay premium. eg. now around RM1600 to RM1800 maybe)
c. Better control from the management in term of car parking and access card. Student may think is quite troublesome every time need to gain entrance.
d. Some owner who rented out to students is not for own stay, thus after tenancy expired, maybe will sell the house.

new vehicle policy implemented. each house only have max 3 cars and 2 motorcycles. you will know how much impact to student house cause most of them driving motor.

Congrats! Have you checked for defects yet? And yeah, the mgt is implementing new security stuff. Was there last saturday to apply for the cards....now there will be 3 items for security, the car sticker, car/motor access card and resident card for those on foot.

Hey guys, usually how long mgmt will take if just minor defect rectification? Today i went to mgmt office to submit form and ask for renovation procedure, the indian gal told me if extension kitchen till green fench no MBSA required. She say the mgmt gotten the approval dy and this is within their guideline also. Is it true? Anyone extend the kitchen without MBSA?

Ok, this is new to me.....previously heard from owners comment that they need to apply from MBSA and then submit another application to GNSB (the mgt)....if i were u, i would request the mgt to show the approval they obtained from MBSA just to be sure so you don't get in trouble with the majlis bandaran...I'll be getting my keys next saturday and inspect the unit rclxms.gif

Please do not just listen to them as they maybe no aware.
She maybe say their management is ok if owner want to extend as long as within the compound.
Under the local council law, any increase of build up, even within your house, need to submit plan. Please check with a proper contractor on this.

Or you ask the management to issue a confirmation letter since she said got 'approval' already.
note: I think the indian gal is very new, I only saw here recently, previously another guy and malay gal.

Kitchen extension need to apply permit from MBSA, it just few hours work if you know how to fill up.
I never saw Indian gal before. I think she just join.

Yes, I've asked my contractor & he said usually it is very fast for MBSA's approval process, within hours or the next day. I only asked for fun, not extending anything. biggrin.gif

Just wondering if you guys have submitted your request for internet? Apparently there's some delay because the quota for internet is not there. Please do submit your requests for Unifi guys...

Also the students at my lane are pretty noisy and they accelerate their bikes in the house, out of their house etc. Getting pretty annoyed with them and its just a matter of time before I lose my patience.

One even got almost knocked by me when I was going out this morning. Driving towards the mini roundabout of my lane, this motorcyclist was coming into the lane, going home. He didn't use the roundabout (shortcut to just turn in the lane) and he was looking the other side checking out a chick walking. He was damn close to being knocked down. Skidded and hit the horn pretty long.

The other time when I was coming home, using the roundabout to get into my lane, the car behind me used the shortcut (bypassing the roundabout and we almost hit side by side.

I don't understand these ppl. Are they really that stupid or what..? Damn these monkeys.

I guess the facebook page has a few tips on what to check....water leaking, wall alignment, tiles, window/door finishings, cracked stairs, loose screws, cement deposits in toilet bowls/sinks etc

Today i went again and found out the defect not yet rectify even the form has submitted for a week.. Geram me.. Tomorrow want to go complaint!! You guys know how long they will take if just minor defect i.e tiles crack, power point lose amd etc...

I saw many cars and motorcycles are park outside the guard house now.. I feel not right also cause they all parked at the roadside which will block ppl from going in and going out if there are few cars want to go in at the same times.
I can see one of the student house still have more than 5 motorcycles park inside the house,... Wondering how they go in?

Can't really remember but i think i paid rm100 for 2 resident card (walking) and my car access card and sticker are free. If you want to confirm on what you paid for, it's written in the resident's handbook so you can probably refer to that smile.gif

I only collected car access cards (paid RM150 for 3), stickers are free. Try go & collect resident walking card this weekend & see if they are free. smile.gif

You should call the lawyer and banker to get them to process the loan agreements then.

I signed it on July 3rd and took me about 3 mths ie. from S&P signing to getting keys next week......land title still being processed at the land office so i still have to wait. Could have been faster but there were some hiccups between the bank and dev so the delay was about 2 weeks or so.

A month is kinda long for a no news period though. Have you started or completed your loan agreement yet? Need to get the lawyer to prepare the papers and for you to sign it, from there, it's a waiting and chasing game for the disbursement and land title

Just collected my keys today and proceeded with a preliminary checking of defects. Kinda disappointed with the devs workmanship. The finishings are a tad untidy and the beams are uneven. Reported them as defects but doubt anything can be done on that already. All in all, there are about 15 defects major and minor inclusive which i detected today. Will be going again in the next few days before submitting the form to mgt. :S

One of the major ones i found were these stains on the ceiling in the master bedroom toilet. Could be due to leakage in the water tank on top or due to something else.

There was also a hole in the wall at the indoor plants area......the rest of the defects were minor ones like cracks on the stairs wood, a few hollow tiles, hairline cracks, untidy finishings and water tap which was built too close to the wall. Don't think they'd do much except mend those cracks and stair woods but anyway, i reported it as defect as well and see what they would do about it. Hope this helps

The roof, yes, it look cheap but is less maintenance and easily deal with the wind...
that is what I was told.

This is metal decking, less leaking happen as there is no roof tile..

Thanks for sharing! I would tot they being a reputable dev would have done a better workmanship.

Yeah, which was why i'm disappointed with their workmanship. Anyway, I consider the tap as a small issue and hope they can rectify this in the next few weeks. I'm more concerned on the water stains in the bathroom ceiling rclxub.gif

I already expected some defects coz no house is perfect haha....just didn't expect it to be that many. You may need to check on the floor tiles as well, especially corners coz mine had a few hollow ones, around 1 or 2 per room. sweat.gif

By the way, need some advise from anybody who did kitchen extension for the 5ft backyard behind. I went to MBSA to enquire on the approvals needed and the normal kitchen roofing vs flat roof have different procedures for application.

From my understanding, normal roofing don't need any house layout etc but flat roofing would need architect's drawing and such. Anybody kind enough to clarify on the cost and procedures? Thanks!

I think the sub sale price has gone up... now is in the range of 570k-590k probably. I think for own stay it is still a good buy, my one cent opinion.

I don't think can get now for that price. or unless is those unit that facing factory (last row)
I think only is the trick for the agents to get buyer to call them then they will tell someone just buy that unit, and push for another unit with slightly higher price.

Did anyone consider using the small room at the back beside the kitchen as the wet kitchen (cooking area)? Can then install ventilation fan and channel the smoke outside. At the same time, need not worry the smoke will infiltrate the rest of the house.

Anyone care to share their thoughts? smile.gif

For Ken Rimba, it is not necessarily go through that area, if really want to go to Klang during heavy rain, can use the Puspakom side and just pay 90sen

Seem like bro/sis not really familiar at this area.
1. The toll fees is RM1.
2. Puspakom there also flood, both road entrances flood, flood all along the road!

I planed to buy one for own stay long time ago but let go after long consideration.... Nice price but the area really...no comment!

I went to work yesterday at 8am but not flood efected so serius in that area..it is diffrent between padang jawa and kampung jawa...to diffrent place...at ken rimba no flood at all...sory if iam wrong

The petrol station is the first to get flooded during heavy rain,at lowest point and near to klang river. The situation has been around for years.
The road in front of KR has been done nicely,but not after it towards klang.

It matters little actually whether so-called 'surrounding' area or 'nearby' area is flood prone. Important thing is the house is not flooded.... whistling.gif

The state authorities are working on the flood mitigation projects for Shah Alam and Sg. Rasau/Padang Jawa is one of them so hopefully they are able to solve this problem. Keeping my fingers crossed and hope for the best smile.gif

May I know if any of you who bought from dev after legian was already ready, did u guys do the inspection for defects together with Ken staff on the day of key collection?
Or did they allow u to do ur own inspection and then report to them? Coz I'm thinking if they only allow one day inspection, I won't be able to flood my toilet and see if there's any leakages....

all housing have a 18 months period for defect. flood your house as much as you want.

Yeap, I bought from dev after it was completed. Just did the inspection last 2 weeks. However, i was late for the appointment due to a long queue at the mgt office and the contractor who was supposed to wait for me at the house left for lunch and never came back. Called the mgt office and they sent another one of their staff to run through the checklist. They will give u time to check for defects (they told me 2 weeks and submit after you've listed down all)

Yeah, to make it even more confusing, owners who bought directly from dev when it's completed don't get warranty from them.....but owners who bought it from first buyers (sub sale), still has the warranty......brilliant logic isn't it? rclxub.gif

Ah.....

The problem is this,.... if flooded, regardless which way, u are stucks in between. The traffic stopped for 2 hours for water to recede...

The river overflown and internal roads all flooded.

Pay toll 0.90 also cannot escape or even worst, as the traffic junction at sungai rasah is at the standstill also.

Today my contractor told me the living hall tiles (white horse) has stopped production for quite sometimes and most of the tiles shop no longer have this stock. They only have new tiles which color might slightly different. Wondering why the developer using this types of tiles which they know is going to stop the production? Even for the main entrance wall tiles, the guy from mgmt also told me that they do not have anystock for me to replace this existing 1 which has cracked. (Fainted)

Anyone knw where to get the living hall white horse tiles?

I remember they have 3 different checklists.

1st checklist for the keys - 3 sets of keys (22 pcs of keys if I remember correctly) for you to test all of them and confirm none are faulty). If yes, mark in the checklist which is faulty.

2nd checklist for the elec point outlets/sockets/air cond/fan hook etc.

3rd one is the defect check list - this one they will leave it with you and you may check the house to your content and return the list to them at a later date. (you need to return a set of keys to mgt as well so they may enter your house to repair - need to fill in a form of consent for them to enter your house)

Ken staff only ran through the 2nd checklist with me and the rest is test on your own.

Hi guys, I'm planning to extend the kitchen and build a flat rooftop to accomodate a balcony for the 2nd floor. MBSA has advised me to find an architect or draftsman for flat rooftops because that involves a different approval route than the 'pelan setara'.

Anybody has contacts for good architect/draftsman? Much appreciated! smile.gif

There is a show unit next to the sales office which is being used as the management office. But it's the layout of Jimbaran instead of Legian. Kinda similar but with additional loft and bigger buildup.

Or you can make appointment with the property agents for a view of the actual unit

Hi all, i had moved in since oct, so far quite satisfy with the area, just the management really lack of experience to manage the place and comes out with some rules that not really helps. however, the security guards really very polite.

By the way, i had the bad smell problem in both of my downstair's and master room's toilets. when using the toilet, i cannot close the door (toilet) for more than 2 mins. i have to switch on the fan, open the toilet door and windows. else the bad smell will come out. wonder if any resident encounter this problem?

I do not think is for sale/ booking now.
U please check out direct with developer on this

Now likely is that with the opening up of the condo, then the landed properties will be appreciate accordingly as complement as a proper township.

Bro...Some people mention about the air quality issue in the earlier post...like some irresponsible light industry owner...

So, I just wanna know do you guys find out anything problem with that after moving in? Are Ken surrounded by factories? I'm not familiar with the surrounding...

Weird, i haven't shifted in yet, heck, they are still working on the defects after 1 mth.....but the many times i've been to the house, i don't detect any weird smell from the toilets. Is there a specific time when the smell emits? Like maybe after a heavy downpour or only during daytime etc.?

not sure abt maxis. should have as they share the same port.

last few days, i went to other unifi dealer to check and the answer was still not yet activated and ask me to leave down my contact. but ystd there are some unifi agents came door to door to promote and said can apply from them. i applied and the installation will be on 17th dec.

still not managed to solve, i called ken grouting but they ask me to talk to management.

at the moment, only solved by switching on the fans and window when i use the master bedroom's toilet. really cant stand with the smell. the smell is sort of longkang smell.

for my case, the bad smell came from the floor trap. i will only smell it when switching on the toilet's ventilation fan with toilet's door closed. the fan and light share the same switch, so i have no choice, cannot jus on the light.

i suspect this might due to the air pressure in toilet after closing the door as there is no window in toilet. then when closed the door for some time, the air from floor trap being "absorbed" up.

Yes light factories or warehouses.
I had moved in 2 weeks. Never smell anything (Inside or External).
Probably when I reach home all smell are gone. biggrin.gif

I guess that makes sense since the only place where air can be drawn from when the door is closed are drains, bottom and top of the door cracks. But I've stayed at the UK where they have the same kind of toilet where there are no windows and just a ventilation fan on top. They don't have drains like we have so the only outlet the air would be drawn from is the bath tub. Still, there isn't any smell as bad as mentioned here hmm.gif

Anyway, maybe can complain to management and see if ken grouting can do something about it. I'm just worried about my toilet now coz after i start my reno, mgt probably won't honor the repairs anymore. My ventilation fan in master room is not even working now so i couldn't test it shakehead.gif

So far the biggest one i see is probably the fertilizer factory or something with the long chimney...other than that, just small workshops and factories along the road

so far does not encounter any chemical smell caused by the factory. the chimney of the nearby factory will release smoke during night, but so far does not sniff any bad smell caused by the smoke they released

the bad smell from toilet came after some time i stayed, i think after 3 weeks or 1 month.

as long as the defect u complaint is not affected/caused by the reno, grouting will still help to fix the problem. they are very helpful, jus i think mayb there is a lot of units and they don have enough workers so make the things slow.

But looks like most of the property in this area are surrounded by factories and these chimneys that release smoke..

I submitted my defects via email. No reply from them. Even after I called to tell them to look out for my email. Guess that's how it is after they've received all the money. sad.gif

I would suggest that you personally go to the mgt office to settle things. From my experience, they are unresponsive to emails. I submitted and paid for my residence card but sent the photos via email because i don't have it with me at the time of submission and the staff said i can email them. I called and sent another follow up email to them to notify me when they finished processing it but after 1 and a half months, no response even after a 2nd follow up mail on my side. So i went to the office to ask them about it, and only then, did they process the card for me and it took them less than 10 minutes to print my photo from the email and gave me the card.

So far they did not inform or update me on the repairs but i went to check on the house from time to time and they did rectify it part by part so i guess they're doing their job. Just a bit slow but understandable coz they only have a few contractors and so many houses to work on. I submitted another add-on defect list to the office today coz just found out 2 of my electric sockets are not working.

Thanks for the advice!
From my communication with them, they seem reluctant to do the repairs. But they did ask me to go ahead and send the list to them, but they keep emphasizing that there's no liability period coz I bought it on 'wat u see is wat u get' basis.
Didn't know I can submit a 2nd defect list. I should go check all my sockets to make sure they are working fine.

A question for those who have moved in or in the process of moving in. Is there a handbook from the management lining out the guidelines of what we can do and cannot do?

U mean the resident's guidebook? I got mine from Genesis Nature. If u mean renovation guidelines, they don't have one....

Yes there is. When u get ur keys, they will pass u the handbook at the same time, from the management.
