That's cos I think first phase memang was low/medium cost at around 400k, at least Jimbaran design is an improvement and condo also looks to be quite a bit better. I'm a Jimbaran owner. biggrin.gif

But overall Legian as a whole doesn't look so bad... If you take a look at first phase of bdr botanic is also the same...

Boss,

When they were launched 400k fr landed in this part was not low/mid cost. Was average pricing hence takeup was slow. When ur jimbaran VP?

It does sound ridiculous but these days 300-400 psf really is not anywhere near "high cost"

Hi. Im looking for a house, and this ken jimbaran legian kinda catch my attention. But i wonder, why still got many vacant units? They completed the development in 2012 right? but why nobody interested to buy there ya?

i think all the intermediate sold off by developer earlier.

When u see vacant, it doesn't mean not sold.

the purchaser could be bought for flip or wait for renovation etc

All the newly VP project is like that. None will be all purchaser able will move in/rented within a year.

I gave a call to one of the realtor agent from iproperty, he said still got 10 units legian ken rimba that is still available. For second hand one price around rm620k, new unoccupied around rm650k. Is this really true? And is the price is okay?

Correct, the 10 units the realtor mentioned is from secondary market, that mean u buying from 1st purchaser, not developer.

How about those agent advertise RM580K, 590K ? fake one ?

Those agents are really unethical. I already know ppl bought RM600K subsale last year.

Overall I think is a good environment with guarded community.

I intend to sell mine after Oct, reason is I bought for investment, I stay in K.L.

The rm580k is the second hand unit. How much u plan to sell? Maybe can pm me. And we can sort out something.

Last year end people already sold with RM630k. My direct neighbour opposite and next door, both intermediate bought from subsale at 570k and 580k respectively early last year. Now the price should be in the middle 600k eg around 650k or more, no?

mine is Jln Lengkuas 21, not facing any house one.

i think RM650K now is quite tough, but by Oct 15, it should be alrite as more & more will be moving in.

If any of u guys know anybody would wanna sell the house there for a bit cheaper, kindly let me know. Im interested to buy. Btw what about the access there? That area is quite congested right with the factory area there? Plus the road is bit narrow. Do u guys find it troublesome?

Going there during rush hour (6-7pm) isn't bad actually, federal highway after batu tiga toll is surprisingly quite smooth though loaded with a lot of cars, from federal to Ken Rimba is only 1km+ and maybe 5+ minutes depending on the traffic lights.
