my neighbour uitm students spilling into my area, 8 motorcycles, and so far 8 cars....
i lodge complain loads of times ady, FINALLY now clamping
too bad only 2 clamps available onot management untung lo!
but they only need pay fine rm50 instead of rm100 as said in handbook... i wonder why...

How did they get 8 cars in? I thought we have a limit to how many cars that can go in at one time?

Yeah limit was 3 cars + 2 motorcycles... or 4 cars without motorcycles.

Me and GF already has 2 cars + 2 motorbikes, I hope they don't count bicycles. hahaha.

Haha they didn't count bicycles. In fact, they told us increase guard house bicycles deposit to RM100. sad.gif

the limited amount come in by their vehicle card
the rest come in using visitor pass, they have been doing this crap for 4 months or more already
mad.gif they don't even return the visitor pass and the guards don't do anything, saw this with my own eyes.
sometimes they borrow their friends access card and when coming in guards don't even ask for car sticker.

Yaya.. Sometimes they will park nearbymy house as well but so far still ok , not block my entrance. Student got discount for clamp? Is it not fair lo...

This has been a long standing issue with student tenants and the extra motor vehicles. The problem started with certain house owners who wanted a quick fix in renting out their vacant houses to students. The common mistake made by these group of owners is their selfish attitude and disregard of the house rules and bye-laws as stipulated in the Sales and Purchase Agreement & Deed of Mutual Covenants. Most of these owners claim ignorance of the rules & regulations. Nothing short of giving excuses, all the time!
The appointed property management company are doing its best to contain the number of students staying in a single household and limiting the number of motor vehicles entering the compound. In this respect, these same owners who break the existing rules & regulations, are required to extend their fullest co-operation to safe-guard the peace and safety of the township with the expiry of the current tenancy agreement with the students.
Similarly, with the extended assistance from the management of the security company, the security guards are coping well with the problem. Over time, by constantly enforcing the rules and regulations and maintaining a communication link with the residents & owners, we should see a marked improvement later.
Hopefully, my neighbors and other owners understand the concept of staying in a gated residence and abide with the rules and regulations.

It is really annoying to have unreasonable neighbors (students or otherwise) staying next to your house.
While the property management company are aware of this haphazard parking problem and excess motor vehicles,
the issues need to be investigated and studied carefully. What I understood, the management company have briefed those owners who had earlier rented out their premises to students. Implementation and enforcing the rules & regulations are case sensitive issues with individual house owners who can be argumentative and unreasonable.
Change and acceptance of friendlier and harmonious community living in a gated compound takes a lot of resolve and effort by all parties concerned.
I would appeal to my neighbors to support closer neighborly co-operation among the residents.
There's talk about formation of Homeowners Company which will include all house owners as members.
That proposal would be a positive move.

There are increasing number of inquiries lately from prospective purchasers from other suburbs of
Kuala Lumpur & Selangor and other States.

I was recently informed by a relative that her office colleague came to know the last transacted price
of a intermediate unit in Ken Rimba was in the region of RM640k+.

At last, my investment in this township did pay off.

It is difficult to build a success township. Not only depend on the development concept...  Many luxury condo in Klang Valley become the low cost appartment due to uncontrolled tenant or improper building maintainance.
The management of the new property/township always is the 1st concern point for me.
Do it right at the 1st time. Hopefully can gather our (invester and owner for Ken rimba legian, jimbaran, coming condo, comercial shoplot) small power to monitor and make the changes.

As a house owner myself, it is really frustrating to know that other indifferent house buyers do not share our sentiments in promoting and securing a peaceful, safer and friendlier neighborhood among the residents here.
We can't discount the fact that there are such selfish characters around.
Most importantly, concerned owners should extend their co-operation and assist the property management team to
oversee and manage the residences well for the benefit of all residents.
As for outstanding issues with students, other residents, haphazard parking of motor vehicles, etc, there are avenues
to resolve the problems. The committee members in the Homeowners company will be tasked to implement and enforce the rules and regulations.

Given my own experience staying elsewhere previously in Kajang, the local council MBSA are keeping tabs on the dengue situation in Ken Rimba. They are conducting routine inspection checks on every house. Unfortunately, the inspectors are unable to access entry into the unoccupied houses which are locked or the resident-occupied houses when the occupants are out working during the day. There are other probable causes about the high incidence of dengue cases in the country which need to be investigated and reported to the authorities. In this instance, the management representative could submit their weekly fogging schedule and work with MBSA health department to contain the problem in our vicinity. It has to be an on-going exercise.
As for the outer neighboring roads, it comes under the jurisdiction of the government department JKR. The best way to effectively resolve this issue is to approach the area councilor requesting him to secure the necessary funds to maintain the roads.
When discrepancies concerning the lack of proper security checks by the guards are not reported officially to the
management, the residents have to take equal blame for the indifferent attitude in their personal safety as well as their personal household items. There must be more concerted effort by every resident in Ken Rimba to ensure a higher standard of security services.
Every owner has the option of settling their maintenance payments once every three months quarterly payment
or every month at their convenience before the due date.
