Hi sifu-sifu sekalian. I'm new here and definitely had been following this thread for some time.

Needed some advice, as I'm contemplating if I should get CT for own stay. These are some of my concerns:
1) Will be working in PJ area and how bad will the jam be? e.g. (CT > Jaya One during rush hour)
2) If the jam is bad, would Petalz be a better choice?
3) If Petalz's a better choice, what are the chances that the package comes with DIBS since most of Exsim's developments doesn't come with it.

I hope that these questions are legit and some feedback from the experienced ones would be awesome. Thanks so much.

B1 especially hitting to top floor is possibly true. However, there quite a few units booked internally by the developer or friends. It appears random enough, else we would have thought they will be releasing them later.

I like the way chulk handled feedbacks from prospects and also trying to be as transparent as possible....this is refreshing and encouraging against other cheap marketing tactics I have seen.

Despite I am not keen in this project due to the locale, I will defo keen to more about future projects marketed by chulk

I can help u to answer on traffic.my advise to u dont take cheras if u work in pj. if u do. few options.

1. besraya to seputeh to federal to pj. seputeh will vomit blood.
2. alam damai to connaught to seputeh.. gg
3.connaught to loke yew to dh

many more but all terrible jam unless u wake up early enuf or chg job maybe putrajaya even nicer

Hahaha. Thanks for the valuable insights! I guess I know how to decide already. lolz.

But it does sound tempting for a location out of the hustle and bustle of town with some greens. Just wondering whether it trades off with the jam. haha.

not confirm bro, 259 is the max we can built according to the DO.
we plan to built 4 block low density, ave 92 per block 4 units per floor.
and 1 block on higher density but higher price psf due to last phase.
after all still about 600 units on 9ac land, about 67 units per ac.
