No worry, if you found they had bank it ur check, quickly call up ur SA for the AP copy. Developer not allowed to collect any deposit or advertise without the AP.

I think Vina just got their AP last week.

Aiyo bro, I had sold most of those unprofitable one.

Bought my 1st property when I was 21 y/o and sold it at 30% loss just to get rid of it.. still a pain for me.

The recent properties that bought is after very careful study on the location, potential of appreciation as I dont want to get hurt again.. hahaha tongue.gif tongue.gif tongue.gif

Is quite a painful lesson for the 1st 3 properties that I bought but also learn a lot.

Where can "unblocked view of golf course"... for block B1, golf course is on way on the left. Blocked by Block A1 instead lol. Unless that sentence is meant for Block A1 which is like 60k more expensive floor to floor comparison (and not "officially" open for booking, even though also partially sapu-ed internally by Chulk and kawan-kawan)

As for KLCC, if you use google earth and see the horizon, you'll probably see a small hill in front that could be blocking one of the klcc toothpick or partially. (Unless i am using a wrong altitude for viewing). It is as if a long "banjaran" is in front of B1.

As for the sales speed, i kept bugging the SA to show me the central booking status from time to time. Seems to be mostly "red" (cheque submitted). B1 especially hitting to top floor is possibly true. However, there quite a few units booked internally by the developer or friends. It appears random enough, else we would have thought they will be releasing them later.

600+ units....for the same condo isn't really that "low density" , but if you count by per acre, then yes.

Don't forget of a last block C on the right which is supposed to be 32 floors..and the number of units isn't even counted here yet. Then it will tip the scale on your "low density" term. For all you know, they are all SOHO pigeon holes smile.gif

One block is 90 plus unit with 4 units per floor. Total is 500 plus for 5 block. As I understand from SA, block C is not SOHO as they have no SOHO. Anyway, can Chulk Gor Gor confirm?

3 swimming pool instead of 1 (A1 and A2 share 1, B1 and B2 share 1, C have their own pool).

This is consider low density for me already. tongue.gif

Did you realize the actual site condition and surrounding of the MAIN ACCESS from taman juara?

Land per acre is less...

Yes. I am aware of it as been to the site few times to check the access road especially the one from Taman Juara.

After all, this is main for retirement and maybe my last investment.

Golf course is definitely blocked if you are not at Block A. To be honest agents are like that, like my SA couldn't answer most of my questions and in most cases, got no idea what I am asking.

As for the City view, i was worried about the small hill to the north of the site too, but @chulk assured the elevation is lower than the one in Google Earth (taken in 2008). The small hill was extracted for the past 5 years, so is lower now.

Surrounded by old houses. The location need around 25-30min to reach places like KLCC, Midvalley, if NO jam.
