Value appreciation is not instantaneous.. you still need wait if you're investor...moreover lowyat development lack of quality and they are now banking on some commercial and amenities to boost that area. If you looking forward to stay in there will be good cos easy access to latar and multiple route to kl compared to other landed surrounding in the area which have poor road and too dark.

EG users can share the exit also i staying in puncak alam... i go setia alam (15 mins) catch a movie better than go rawang catch a movie and alot of my neighbors share the same view with me... alternatively the MBO cinema in jelutong were just 20 mins away only... go aeon rawang from PA need at least 25 mins above
