You may go to segi fresh bandar tasik puteri & Chinese ,malay and indian sundry shop...5 min away...bandar country home wet market...5 min away or nsk 10 to 15 min away.....or you may also have long ride to tesco or rawang giant 15 min away or puncak alam Tesco 15 min away .I m surprised a lot of people did not explore....country home have all the eatery, food court,bank,clinics,school...Chinese school in emerald....abit further to kuala Selangor can enjoy see food seaside food..45 min away...please ask rawang people to know more.smile.gif

Sjck kota emerald already there which is less then 10 min away from MR2..puncak alam got nothing only on paper its materialize...and got very poor exit to latar...compared to mr2 exit straight decent road....puncak alam still ghost area....

What is so bad about exit road to latar from MR2..if you been to eco grandeur to Latar... exit road to main road and after the petrol station worst and dark without any light...till you reach latar hq office...and there is kampong or squatter house on some part after the petrol station....the aeon till country home is where it has been massive flood for couple of time....you still will buy there...you must be joking....

distance to latar 8min...8min.... ( M residence can exit thru sungai serai new interchange to rawang highway & old rawang toll..15 to 18min away.
nearest shopping mall 6 min ( Tesco)....8 min ( Aeon with TGV)
nice man made landscape all around....natural lotus lake with migrating bird all around the lake.
nearest school...not sure will be built soon or srjkc ijok 20 min...srjkc emerald and straits international school 2018..15min away...
nearest clinic....dharan in coalfield 5 min away...mediviron--3 min away...

Note: aircondition point only 2 (owner need to install the rest involve hacking).....5 aircond point with conceal pipe....

Clubhouse will be completed before Chinese new year for sure....lake is natural lake which is better then those man made lake...you may see a lot of migratory bird...definitely good sign for stay....need to protect from hooligans...perhaps can do observatory place as to watch migratory bird ..

It depends....Garden height..closer to latar exit,petrol station, tasik puteri shoplot, schools, surau,bank rakyat...was reported break in that area...cant see a proper gated community...workmanship not sure..but from outside looks nothing extraordinary...M Residence abit further from latar..tasik puteri shoplot...but have some sundry, clinic nearby mr 1, close to aeon..abit quiet and near nice natural lake with migrating bird...nice gated and club house facilities...spacious road...workmanship not bad...I personally prefer mr 2...

I have just bought...haven't move in yet...maintenance 200plus...last I saw manage by hokawai associate. Not sure ff the JMB formed. Off Couse, I have seen that in dmc of the agreement which state all the rules which disallow external façade reno....but not sure on the enforceability but once move in definitely will fight for adherence of the rules to safeguard the façade....most important it is the gated only have 256 unit so it will not congested...as I have seen many gated have a lot of unit...which tend to fail when contractor and visitor block the access in and out....

How about eco grandeur have 700 and 800 unit avenham and graham with single access point? did developer have input on ease the congestion in the parcel during peak? 2 lane each in and out?

You got a point on the possibility of another access point...but I just want to remind you that another access is crucial as number of unit constructed...yeah may affect the landscaping...all the best...smile.gif

That's right..i almost purchase avenham but have change of mind since my parents living in tasik puteri..and prefer staying closer to rawang....mr2 have 3 parcel...caspia , alpine and birch....estimated 300 unit each parcel....it will easy flow in the guardhouse...even this will be challenging if contractor registering and guest coming in....club house outside the parcel if there is event done in clubhouse/community hall with own parking almost like 100 parking spot...exit point to latar via tasik puteri...or via kundang direct passing gamuda garden new exit from sungai serai to north south..via tasik puteri to kundang..to latar...or kundang via kuala Selangor road....or via country home to rawang toll...or want to to take free ride use old road rawang and templer...a lot of option...smile.gif

Mine is latest phase 3...just did loan documentation so the VP possible in feb or march...have taken the id furnish plan...I guess will move in april or may after renovation...anyway I like the garden series in eg just that few other thing like 2 aircond point only and the size of the unit stopped me from buying there ...plus mahsing offer the id package which excite me...

There is no unifi yet...as there is 30% owner need to sign up as requirement...before tm to lay infra.. there is no clear update on this yet.
