What is so bad about exit road to latar from MR2..if you been to eco grandeur to Latar... exit road to main road and after the petrol station worst and dark without any light...till you reach latar hq office...and there is kampong or squatter house on some part after the petrol station....the aeon till country home is where it has been massive flood for couple of time....you still will buy there...you must be joking....

15% although on papers doesnt look impressive but for flipping this is the general market now. Seh em amd rimbayu all same same. I even hear ppl flipped seh for 20k gross gain....but no proof just hearsay.

Even rimbayu one owner was willing to let go at cost.

So to say mr2 subsale depresssing is not entirely correct.

Mind you....before 2009 u flip any landed also about the same appreciation rate....even in subang or puchomg.

i personally think that the property booming period of 2010-2013 had pampered many investors with super gain and many refused to accept the normality of property performance beyond this particular phenomena.

this unit is even crazier price compare to M Residence 2 unit.
end lot.
bigger built up.
LATAR exit.

Market is crashing. So cheap and nobody wants.

well.. for investors... this will be very hard pill to swallow... and especially those outskirt projects which mainly owned by investors during the booming period... kena caught with the idea of appreciation with juicy gain and renting out with good rental yield easily...

wa... is this bumi lot or what? thats so crazily cheap reserve price... this is the lowyat project phase... really nearer to LATAR interchange exit.... and 2 years ago when i visited here... this particular unit cost double the amount if nt mistaken....

yea nearer like 4km to exit... slightly better loh... and 300k for corner lot leh... although alot own stayers unlikely will dare to buy auction properties... haha

Was told by an old timer... between 1990-2007... generally a newly VP will get 15-20% capital gain (after 2 or 3 years). Between 2008-2012... is unprecedented bull and probably will not happen again. How many SIFUS out there have went through Pre-2008 property market?

Lets compare eco grandeur Avenham and MR 2 caspia.

30x60 garden home (1871 SQ)---32x 65 semi d.(2205 SQ)
price 740k....745k bare unit & 830k Interior Design with fully furnish & phillips hue lighting...

total unit 812 unit single entry point...356 unit single entry point...
community hall, surau and preschool space....clubhouse, gym, swimming pool,badminton,basketball court,function hall
distance to latar 8min...8min.... ( M residence can exit thru sungai serai new interchange to rawang highway & old rawang toll..15 to 18min away.

This MR2 is still waiting for the club house to cmplete? How is the lake nearby? Below rm300k is dirt cheap. Few friends managed to get out for 15pc profit which is the standard for thr market nowadays.
