Just check your SPA and you shall get your answer.

There is a schedule in the SPA where your entitlement of facilities/ services are listed where developer is obliged to deliver it to you.

There you go.... first it show that developer is not obliged to deliver the clubhouse together with your parcel and second, most likely the maintenance fee does not include the clubhouse usage as well. The clubhouse usage maybe determined based on cost or base on subscription.

It is good to clarify with Mahsing whether the clubhose will be handover to JMB or retained by MahSing upon completion of the development.'

Actually if clubhouse is retained by Developer, there is very little reason owners want to include the clubhouse fee in their maintenance fee . why you want to contribute the maintenance fee of the asset not owned by you?

It will be more appropriate if it is subscription or usage based fee. If you want to use the clubhouse, just pay for the subscription.

Read your SPA carefully. It read utilities ready for connection if not mistaken... Even though most developers already have water/ electricity meter/ fius already connected when VP but MahSing legally/ obligation wise nothing wrong with the way they handover.

Was told by an old timer... between 1990-2007... generally a newly VP will get 15-20% capital gain (after 2 or 3 years). Between 2008-2012... is unprecedented bull and probably will not happen again. How many SIFUS out there have went through Pre-2008 property market?
