For those freebies usually developer will list down in a separate document. Usually developer lawyer will show it to you upon signing SPA.

I remember only the bigger units are left...Those 1300 are sold out...

Usually our stations will be packed with cars, taxis, buses, and kapchais. I doubt it's neat like SG or HK mrt. So personally i don't like to live near a station, for small unit apartment buildings, ok.

Do you have any idea about extension / upgrade / improvement for Jalan Segambut or the kampung area ?

The accessibility for residences is top prior for most of the families.

Unfortunately up to date progress report of new Jalan Segambut is not easily available to public. All i can say is govt. has allocated budget for this work and Section A has completed, Section B to continue this year. Browse through previous pages, there's diagram of road alignment and news articles. Some of them here:

Regarding the kampung area, they are not Malay Reserved Land, therefore the lot owners can sell to developers. It is expected that the increasing prices will encourage them to sell their lots.

I believe even after Anjali is built, there will still be buying/selling of land for development in the area. This is good because upcoming developments will set higher and higher prices, giving Anjali good headroom for capital appreciation for many many years since the 2014 launch price.

the developer has been dragging the stamping of S&P for quite long time.. anyone knows the real reason behind?

The issue Penguin talk about is the long time it is taking for stamping of SPA.

Hi All,

I've signed Anjali SPA on 14th June 2014 and it's still pending return from the lawyer. I've chased them so many times, the reason they gave was that agreement has been sent to Developer and pending return.

In most cases, 2-3 weeks we will get it but now, it's almost 2 months!

What's going on? Anybody knows why?

Same situation here, not sure why the delay. But work site is active, the road upgrade is progressing.
