Basically another zero down project...
Every tom d*** and hairys can buy due to selling price 250k onwards....
But snp will only sign around august or sept

isnt anyone worried about the oversupply? There are probably going to be over 10,000 units of soho/sofo/studio completed within 5 years...is there really such a demand???

I have been working in Cyberjaya for the past 8 years and suddenly see a rapid development these few years. Not too worry about oversupply as this township has a lot of potentials to grow, imho.

me too working in CBJ about 8 years now and really do not see the demand of SOHO or Studio. I am very sure it will be super super over supply.

I have been here since 2001 till today... I dont see how the Cyberjaya can rapidly grow to fill in the 10,000 pigeon plus 10,000 more 2 or 3 bedders apartment in 3 years.. in total there are potentially 20,000 units in 3 years time.. Government all eye Iskandar, TRX, International Financial Center, Satu Malaysia... When was the last time they talk about bringing big investment into Cyberjaya other than selling land plots to developer and build build build?

I do believe in CJ's potential as well (thats why i bought a unit there), however it appears that most of the new developments are focused on small units, which is easier and more profitable to sell. What developers should do is to sell medium to big units for families.

That is something which i believe is missing to make this township succesful..

Cyberview Sdn Bhd. (Cyberview), a Government owned company. Established in October 1996, Cyberview is the landowner of Cyberjaya and has been mandated to spearhead the development in Cyberjaya.

As the landowner of Cyberjaya, Cyberview’s mission is to realize Cyberjaya as a global MSC Malaysia Cybercity hub and the preferred location for ICT, Multimedia and Services for innovation and operations; and to fulfill specific Government initiatives in support of the innovation economy.

Cyberview offers potential investors facilities to suit their business needs, be they incubator centres, single-tenanted or multi-tenanted buildings; and even enterprise land in sizes tailored to requirement.

The Government has also introduced the Industrial Building Allowance (IBA) incentive, which enables building owners in Cyberjaya to recoup their building costs within 10 years of completion.

On top of that, the city features several unique initiatives in addition to ICT, business support services and physical infrastructure that has attracted numerous companies.

The initiatives, introduced by Cyberview Sdn Bhd, include the 24-hour Cyberjaya Dedicated Transportation System (DTS), which is used to ferry in employees living outside Cyberjaya to (and from) work; and is complemented by an intra-city “Park and Ride” free shuttle bus network.

Cyberview also believes in keeping an open, two-way communications with businesses; and has initiated the Outreach Programme with multinational and local corporations to enable parties to express their views and suggestions to make their operations in Cyberjaya remain seamless and efficient.

Setia Haruman Sdn Bhd. (Setia Haruman), is the master developer for Cyberjaya. Setia Haruman is targeting to fully develop the city within 15 years.

Setia Haruman is 75% owned by Emkay Group, with the balance held by UEM Land Bhd. It is entrusted with designing, planning and developing about 2,830ha in Cyberjaya.

Recently (early June 2012), Setia Haruman announce an investment amounting to RM 2.5 billion over the next five years to develop four projects and construct additional infrastructure for the area.

About RM 2.1 billion will be used to develop the projects, while RM 400mil has been allocated for the construction of infrastructure such as roads and drains, water reservoir drainage systems, sewage treatment plants and fibre optic.

Since its launch in 1997 and some RM2 billion in investments, Setia Haruman has successfully developed Cyberjaya as the country’s intelligent city.

Since 2009, other developers like Mah Sing, SP Setia, OSK and Glomac began buying large parcels of land in the area.

In 2010, 82.5 hectares of land in Cyberjaya was for sold for RM 404.3 million.

Last year the sale land tripled to reach RM 1.23 billion for 261.5 hectares, with residential developments leading the chart at RM 612.6 million followed by commercial developments at RM 395 million and enterprise at RM 156.7 million.

Only 53% of land in Cyberjaya is available for sale for use as residential, mixed, institutional, light industry (automotive), enterprise and commercial developments.

The rest of the land is reserved for public amenities, utilities, infrastructure and a green lung.

To date, there are 16 developers building their projects concurrently in Cyberjaya.

The ongoing and upcoming cumulative investments amount to about RM 20.6 billion and are projected to reach RM 52.6 billion by 2016.

Cyberview, Managing Director, Ir. Hafidz Hashim in an interview with The Star in April 2012, revealed that investments in Cyberjaya totalled RM 3.12 billion in 2010, and RM 3.1 billion in 2011.

A total of RM 522.6 million of the investment value in 2011 is generated from enterprise investment while residential investment came up to RM 2.48 billion.

Property prices in Cyberjaya have rose by about 30% over the last two years.

Investors have enjoyed return of over 10%, and retail business is thriving in Cyberjaya today.

He also stated that as December 2011, development in Cyberjaya is 27% complete.

Thirteen percent is still under construction while 31% is still in the planning stages.

Cyberjaya total population is expected to reach 100,000 by 2016 – almost double its current 54,000.

This corresponds with the total property development investments of RM 20 billion in this period alone.

With that, the grand total of investments has reached RM 32.6 billion from all major developers since 1997.

Through careful planning, Cyberjaya is today a true cybercity consisting of business incubators, enterprise development, residential properties, commercial outlets, educational institutions and other public amenities.

From what I heard, buyers that book it before last Wed will have DIBS however after that, won't have DIBS. Am considering should I go for CyberSquare or Pan'gaea hmm.gif

Who are the IT, Enterprice MNC? what Automotive Industry and who is coming in?.. great plan but where is the execution?

All I see from the article above is Mah Sing, SP Setia, OSK, Glomac, Emkay and UEM investing a lot in build build build only..

2 universities will open in Cyberjaya this year quoting The Edge.

- University of Malaysia Computer Science and Engineering
- Islamic University Malaysia

A foreign university called Herriott-Watt University Malaysia (from Scotland) is under construction in Putrajaya.


Besides that I think Cyberjaya will have:

- A premium outlet
- Malaysia Design Technology Centre
- Autoville automotive support centre


And a new landmark for Cyberjaya???

Developer provided a list of panel banks with contact person.
Wonder if i use the same bank but different contact person would also entitle free SPA & Loan Legal fee.

Some say must apply via the contact person provided, some say same bank will do...... rclxub.gif

I do see where you are coming from and what your concern is....and given the fact that you have been staying there for a good 10 years+ really means that your view covers a lot of depth.

At the same time, it is also clear that the city (Klang Valley) is expanding and people are now staying further and further away. Not because they want to, but simply because they don't have much choice. From central PJ, KL, USJ and the likes of it (pre year 2000) to areas like Rawang, Kajang, Sg Long, Sg Buloh, Bangi in the past few years. New developments are coming up but further and further away from the heart of KL city centre. Public transportation (MRT, LRT) has also been extended to reach these places.

Seremban 2, Seremban 3, Nilai....all this areas are now seeing massive development and population is growing steadily.

And it won't be too long before Cyberjaya is breached and the population surpasses the critical level, and that's where the sudden boom comes in. Equilibrium will take place naturally (if areas nearer to KL gets more and more densed, people will slowly, over a period of time, migrate to other less densed areas).

KLIA2 will be coming up soon, mid of this year. That itself will pull more people closer to it, be it Cyberjaya, Sepang or any other city near to it.

Cyberjaya reminds me of the days when nobody wanted to live in Puchong.

Puchong LDP was just 2 lanes + IOI mall for weekend shopping and entertainment.

Got my house in 2007 after renting for so long, see old posting here https://forum.lowyat.net/topic/385900

Made the right choice to back then because at current prices I cannot afford to buy the same house sweat.gif

While investors are fighting over mature townships and inflated prices, I'm scouting Cyberjaya and nearby Dengkil icon_rolleyes.gif

Cyber is also slightly like how Mont Kiara was a wile back. Although quite different but has its similarities. Hopefully the outcomes are similar.

Mont Kiara not too many years ago was a slow place. Low tenancy and commercial units there were dieing and struggling just to stay afloat.

After the many years. People started moving in more and as a result, the commercial units started to come up a bit. Then more people started staying there as the livability improved due to more commercials. Now all the commercials in Solaris and especially Publika are so vibrant and wong. And that is pretty much encouraging even more yuppies to slowly move into Mont Kiara.

Well lets see whether that part will be similar to Cyberjaya. Time will tell..

Cyberjaya is a new, planned, township...and with that, I think will be an important deciding factor too, besides its amenities and all the MNC, universities and local corporations.
To be honest, I would seriously consider living in Cyberjaya in the near future if I can get a nice landed property. Not planning to work in Cyberjaya, but still commute to work (KL city centre) on a daily basis. I currently stay along Jalan Puchong/Old Klang Road and spend just as much time to get to work as compared to travelling to KL city centre from Cyberjaya on MEX.

My view is the recent developments in Cyberjaya are geared towards convincing white collars working in Cyberjaya to also stay in Cyberjaya.

Versus to attracting suburbanites to live in Cyberjaya and commute to KL and PJ for work.

Landed in cyber have good concept - GnG except the pricing is like PJ / KL area.
Personally loves the peaceful and green in cyber thus hantam a few there.

High rise especially SOHO - better think twice due to super over supply unless for self living.

I'd prefer to invest in landed budget not withholding.

Junior exec? 1/3 of salary goes to rental? .... den Senior exec? likely they are married with family.. den Expats? those expats with family prefer bigger units.. so single expat? how many single expats in cyber? 5000 of them in Cyber?

only rich international student can afford la.. bare in mind likely 10,000 pigeon will b completed in cyber.. 28,000 highrise units mixture of big n small are confirmed in progress..

most couple buy their 1st home just before or after marriage, they wanna share the loan commitment n wanna setup family as well.. this likely to b the trend in the future.. den buy studio n soho bcos of affordability??

if you want to know hows the responds of pigeon hole in KV, take a look at the take up rate aroung PJ n Subang, these 2 are proven commercial vibrant area, but the amount of new pigeon hole supply cannot compete with Cyberjaya...

The ratio of pigeon hole units to mass market units likely to be 1to3 or 1to4... by far the highest ratio in KV..

Young working adults will not be able to afford to buy anything big or landed.

although the size could be little bit small. if above 1000 sqf, price will be RM100k different d.

the reason y MNC setup branch in msia is bcos we r somehow competence, language, n most important cost effective (aka cheap labour),, 6k junior exec is way too too optimistic,, i worked in cyber, stay here study here since 2001,, work in curtent MNC for many years,, Junior exec getting 6k is very very rare,,, Most senior exec getting 6k n above either married or getting married in near future,,,

詢及聯合華小遷移至賽城後,可否有足夠學生來源一事,他說,由於賽城及布城屋業越趨發展,如果華裔居民人數佔其中20%,那就會有足夠的學生來源。

“或許剛開學時只有100或200名新學生,但未來會越來越多學生,相信不會有(學生來源)問題。”

此外,聯合華小董事長洪再順利說,位於霹靂州的聯合華小目前只有8名學生,6名友族同胞學生及2名華裔學生。

but the question is, are the property type meeting the actual demand..

this is always wat i heard from investors "if kenot rent/sell, i stay myself", compromising ourselves staying in bcos no demand..

I think it is needless to justify your purchase here to others and those who are skeptical have their points too. I believe nobody would dare to say this is a totally wrong investment. I also believe u have effortless holding power. Therefore, only time will tell...

Cyberview also believes in keeping an open, two-way communications with businesses; and has initiated the Outreach Programme with multinational and local corporations to enable parties to express their views and suggestions to make their operations in Cyberjaya remain seamless and efficient.

Setia Haruman Sdn Bhd. (Setia Haruman), is the master developer for Cyberjaya. Setia Haruman is targeting to fully develop the city within 15 years.

Setia Haruman is 75% owned by Emkay Group, with the balance held by UEM Land Bhd. It is entrusted with designing, planning and developing about 2,830ha in Cyberjaya.

Recently (early June 2012), Setia Haruman announce an investment amounting to RM 2.5 billion over the next five years to develop four projects and construct additional infrastructure for the area.

About RM 2.1 billion will be used to develop the projects, while RM 400mil has been allocated for the construction of infrastructure such as roads and drains, water reservoir drainage systems, sewage treatment plants and fibre optic.


Since its launch in 1997 and some RM2 billion in investments, Setia Haruman has successfully developed Cyberjaya as the country’s intelligent city.

Since 2009, other developers like Mah Sing, SP Setia, OSK and Glomac began buying large parcels of land in the area.

In 2010, 82.5 hectares of land in Cyberjaya was for sold for RM 404.3 million.

Last year the sale land tripled to reach RM 1.23 billion for 261.5 hectares, with residential developments leading the chart at RM 612.6 million followed by commercial developments at RM 395 million and enterprise at RM 156.7 million.

Only 53% of land in Cyberjaya is available for sale for use as residential, mixed, institutional, light industry (automotive), enterprise and commercial developments.

The rest of the land is reserved for public amenities, utilities, infrastructure and a green lung.

To date, there are 16 developers building their projects concurrently in Cyberjaya.

The ongoing and upcoming cumulative investments amount to about RM 20.6 billion and are projected to reach RM 52.6 billion by 2016.

Cyberview, Managing Director, Ir. Hafidz Hashim in an interview with The Star in April 2012, revealed that investments in Cyberjaya totalled RM 3.12 billion in 2010, and RM 3.1 billion in 2011.

A total of RM 522.6 million of the investment value in 2011 is generated from enterprise investment while residential investment came up to RM 2.48 billion.

Property prices in Cyberjaya have rose by about 30% over the last two years.

Investors have enjoyed return of over 10%, and retail business is thriving in Cyberjaya today.

He also stated that as December 2011, development in Cyberjaya is 27% complete.

Thirteen percent is still under construction while 31% is still in the planning stages.

Cyberjaya total population is expected to reach 100,000 by 2016 – almost double its current 54,000.

This corresponds with the total property development investments of RM 20 billion in this period alone.

With that, the grand total of investments has reached RM 32.6 billion from all major developers since 1997.

Through careful planning, Cyberjaya is today a true cybercity consisting of business incubators, enterprise development, residential properties, commercial outlets, educational institutions and other public amenities.

Government is really ruining the motive of Cyberjaya. It supposed to be an intelligent city, not a congested city with lotsa development in future. Seeing the concurrent developments, around 20 project s coming up at one time, its really gona be congested like Puchong some day. What's the point? They should have limited the condo project and reserve more granaries instead. It should have more office and R&D Centres rather than converting it into township. The price is nt cheap , per sq is between RM500 - RM 600. The challenge is whether you can get a tenant in future or not? You are fighting with 20-30k units or maybe more. Depending how competitive your unit will be and the location, better to decide whether its worth spending. ALways remember when universities are up, they might have their own hostel. Everyone especiallly students cant afford to pay much high rent unlike a few...

The Arc opposite Cyberia is leased to MMU students for 25 years. Do you think Cyberia will sustain? Now itself, people start selling already. Furthermore, the facilities in the new condo/soho is even better. Beside will pangea , MCT lake front and CUCMS hostel is already up there. Opposite MMU is Cyber Cresent and adjacent to it is NAdyu's project which havent started construction. Within a 2km by 2km square, you see how many condo's is being developed. Som, better check in detail before you buy one in Cyber. It might look promising, but the question lies in the future once everything is up and functioning.

Twincharger,
I support you as well. I been here for quite long as well but not long as you. 6k is too way much for a junior fellow. Nowadays companies cant afford to pay high as well. A 6-7 years experienced ntwk engineer guy is having hard time to obtain a job with 8k basic as well. MNC is coming in but they cant outsource to some other countries which are cheaper labor as well.

Mont Kiara not too many years ago was a slow place. Low tenancy and commercial units there were dieing and struggling just to stay afloat.

Then more people started staying there as the livability improved due to more commercials. Now all the commercials in Solaris and especially Publika are so vibrant and wong. I guess that area is mostly nestled by expats and wealthy/rich people.I went to Publika few weeks ago and their cars itself show that. How many Malaysian can really afford a condo with Rm5k rental monthly ?
There are expats staying is Cyber, not to deny, but do you think there will be that many people. Most of them prefer to be near to the city, because entertainment wise, Cyber has nothing for now ( except hops and grapes and coolers bar). Its a cowboy town on weekends. As you said, time might decide, lets see.

I'm hearing it's only between 80 to 85% from the panel bankers. Can share if any buyers got 90%?

90% depends on your financial documents, I heard Maybank/UOB/Ambank now offers 90% at BLR -2.4%

I just wonder how come a smaller size but with cheaper psf price? 775sqft is selling at rm580/psf but 450sqft only rm550/psf...anyone SA could explain?

im the cybersquare soho buyer.... not happy and satisfied with their service...
1) firstly they dont have a proper receipt for the booking fees
2) their banker are sucks . not responsive..everything also need me to call them only get the answer..i book my unit soho c-33-11 in 19march2013.. till today..14JUNE2013. still no answer..
3) their sales person is sucks too... you ever experience property agent ask you back what it mlta or mrta...
i not say binastra cybersquare is not a good deal in fact is a very good deal. 10% downpayment absorb.. dibs...but their sales and bank agent
is not perform well or should i say is really sucks..latest response from the banker yesterday say i only can get the 80% loan summore need to pay cash 5 years mrta because their 90% quota loan is full already...
from march till today june total 3 month...how come they can work so slow till all the quota is full.

thanks man.. i think i should contact the banker u intro...
all i understand is binastra never use their own ppl to do sales and bank loan...they hired agency...
so this agency does not perform well... and their knowledge about cybersquare is so minimum ..
i think they hold my booking fees receipt untill last week because they dont want me to find my own banker..
i been trying ask them issue out the receipt almost every week but their answer is binastra not yet issue out the receipt so they cant do anything
by the way i dont think i can get 90% loan if i redo it again now... cause their banker christina kok said the quota is full, hence this showed her inefficiency in late/ slow document submission for the loan application.

But i doubt i'll proceed with this project as the loan package that i got is unacceptable/ not wise. They gave me 80% loan (not including MRTA loan out), potentially i would need to cash out more than RM30k for a property selling price less than RM300k.

what do you guys think about units facing the pool only without the green view? isn't it awkward to be looking at your neighbor's balcony?

this project is also pretty high rise with over 30+ floors. how high is high enough? taking lift is going to take time during peak hours.

8 floor is the parking, soho start from floor 9, so 30 floor of soho units.. still quite high

as for the balcony, awkward yes but depends on individuals i guess, and the distance between the blocks, some ppl dont care, some care for privacy.. thats why the unit facing outside is the one sold out first, and priced higher. i believe today the developer mark up 5% to the remaining units.. mostly 775 sqft units left.

Do you have responsibility over it if your loan did not get through ?

Typically if loan reject, just return it back to developer, case will close.

Unless you are seeking undertable money for the transfer of purchase and if and only if the developer is willing to cooperate .....

I was informed by SA that the snp stamping will be done in group and copies will be disseminated thereafter. also, to what I understand, buyer only needs to pay for loan stamping fee and not the snp stamping fee...

Basically, north facing high level units would have a good view of putrajaya lake (e.g. block A, B, D). Go to the website to look at siteplan for a better idea.

Is't worth it to buy at cybersquare for investment? In putrajaya condo size 900sqft ++ just cost around rm350k. Last time i visit cybersquare and still have unit left. Now thinking either to take or leave it.

Please advise

you have think about the condo design nowaday. If you want bigger size but traditional design go to putrajaya or else. Modern design? Go the the new condo/soho like cybersquare... With the almost same price

Putrajaya and cyberjaya almost same price? I don't think also. Cyberjaya more expensive. Don't you thinkt it'll oversupply in another 3-4 years at cyberjaya due to massive project right now. For soho, yes for now the rental around rm1-1.5k monthly but how about after 3 years. Is't same, higher or lesser.

Received the letter from developer for 1st drawdown already but apparently the loan agreement is not ready by the lawyer yet! Due date for payment is 4 dec. I am giving the lawyer some pressures. I told them that I am not liable for any delay penalty. Anyone having similar situation?

I dont think there is benefit for SOHO, unless if you really own a business and want to have your office where you sleep.

Otherwise, if used as a residence, you're paying commercial utilities rates for purely residential use.

I'm just a newbie, so if I'm wrong please correct me taikor2/ tai kajie2

Look at newly completed shaftbury square. Studio 463 sqft rental rate on last 3-4 month around rm1200-1400. This year already increase to rm1600-1800. Sharing is caring

Asking price does not necessarily mean it's the rental price. Price could be higher for these two posting due to higher entry cost, thus, the asking price will also be higher automatically. Just my opinion. Like what another forumer said, best to go there and take a look at the actual situation. Rental rate isn't determined by the discussion among owners but the demand of the market. A studio unit (530sqft) at Parkview service apartment at KLCC is going for RM2,500+-. And that's KLCC, mind you, the heart of KLCC. I think RM1,300-RM1,500 would be a decent price.

Hey Joe....not sure how much is the market price for Cybersquare now but im sure it can go for a reasonable price increment even for a SOHO since the location in the middle of Cyberjaya town....and with food shops(KFC,Pizza,Old town,Starbuck) and banks(CIMB,Maybank) surrounding....I think it guno be a competitor with Shaftsbury(nearby Condo) which a rental for a studio full furnish can go up to RM 1600

Thanks Protimer, rclxms.gif you got a valid point there.. and that's also the main reason I invested in Cybersquare because of prime location. If Shaftsbury rental is RM1600, then I foresee ours might be able to reach RM1800 by end of next year.

just called them on TNB and syabas, weird why they asking it so soon. and they said, will handover the unit to buyers in April 2016, huh! that fast ar.

I am looking for RM 1.8k for 450 sqft with fully furnish...If we can set the same price for all unit we can create a demand and make more profit, if each want to set their own price, it can lower down the value of our unit as people will kill others by giving cheaper rental and later all will follow the same....again the same process will take and reduce the value more....So lets work together and I can find a tenant/buyer for you guys as I am a property agent and as well as owner of Cybersquare unit. While asking others to rent out at $1.8k, there is nothing to stop him to rent out his own unit at lower price e.g $1.6k.

I receive reliable info 450-500sqft studio in shaftbury they are leasing at 1.2k....

Gudluck if u think same size unit can tarik to 1.7k...

I saw the news too online.
Anyway, really hope if they implement, they will cover inner Cyberjaya, not just Putrajaya Sentral to other Putrajaya areas only. It should cover areas within Cyberjaya until MMU at least.

yea what you say is true.

The city is a young city with many buyers buying it for rental yield investment. It will take some time to mature like how hartamas did mature eventually when during the early yrs, ppl din wanna buy there as it is too in.

anyway, lets see how. Will hold it for now.

Hopefully when the LRT is build there, then things will go bustling.

The period of defect liability is usually 18 - 24 months. If later got defect can still report to developer.

Doing the defect for my unit coming weekend and installing ceiling lights and fan.

Already found cracked tiles in my unit.

Noticed aircon bottom unit is fully covered top missing cover.

Does anyone know if the aircon supposed to be like this or missing cover?

i have stayed at many condominiums and i can say the management in malaysia are pretty much the same. all lazy. really makes me scared to buy a apartment/condo in malaysia when people here have really bad attitudes or you must push them to get work done.

Am interested in getting a unit here, any owners willing to sell at a reasonable price? Saw postings online thus far going around 235-250k for the studio unit, perhaps direct deal we can come to a better price?

Well no harm in asking. Actually can't say no earnings at all, looking at the slow growth of the market and getting tied down to a commitment that will go up in value perhaps in 3-5 years or longer depending when the market stop being so saturated, it could be wise to free up cash/loan commitment so there are other places for them to invest.

So would not be a total lost per say in terms of time value of money. Understand where you are coming from though and appreciate the feedback biggrin.gif

Yup convo is usually peak period, rest of the year also got many bookings.

Got regular guest from Middle East, comes to stay almost every month.

Honestly I'm too busy to turnaround apartment so often can't accept bookings.

Last month at 263k but nobody interested.
As usual, people prefer to fight and win at much higher price.
