Cyberjaya reminds me of the days when nobody wanted to live in Puchong.

Puchong LDP was just 2 lanes + IOI mall for weekend shopping and entertainment.

Got my house in 2007 after renting for so long, see old posting here https://forum.lowyat.net/topic/385900

Made the right choice to back then because at current prices I cannot afford to buy the same house sweat.gif

Cyberjaya is the same, its boring, faraway and ulu.

While investors are fighting over mature townships and inflated prices, I'm scouting Cyberjaya and nearby Dengkil icon_rolleyes.gif

Anyway that's my dua sen and reasoning!

My view is the recent developments in Cyberjaya are geared towards convincing white collars working in Cyberjaya to also stay in Cyberjaya.

Versus to attracting suburbanites to live in Cyberjaya and commute to KL and PJ for work.

Agreed with so many SOHO units under construction and to be completed in the next 3-5 years.

I'd prefer to invest in landed budget not withholding.

Hi twincharger07 you've raised some good points. Definitely wont consider expats, too niche for me.

Here's my thoughts on target market, please do comment and share your opinions.

Junior execs within salary range and age. RM6k gross + late 20s early 30s.

After reviewing property prices, concluded first-time house buyer have to begin at "what used to be the high end RM500k".

Anything around RM500k is considered affordable sad.gif these days.

House Cost (RM): RM500k
Monthly Income (RM): RM5000 nett
Loan tenure (Years): 30
Interest Rate (% pa): 5

Monthly Repayment (RM): RM2416
Maximum Monthly Repayment (RM) RM2000

Young working adults will not be able to afford to buy anything big or landed.

Back to junior executives market, can be broken down into 2 segments:-

1) Married
* Prefer landed or large condo's. More than 1000sf2 (like the Zest Bukit Jalil or Kota Kemuning)
* Many are DINK's tongue.gif

2) Single (my target market)
* Most staying with parents and relatives.
* Renters are usually from out of state.
* Majority don't own property or can’t qualify for loans.

It's rather bleak view for younger generation, forced to purchase/rent smaller condo's or live far away.

Alternatively current prices are unsustainable and prices will have correction.

Yup if its 1000ft or more would have been ideal. The biggest unit Cybersquare offers is 775ft + 2 parking.

Hoping good location supported by amenities and facilities will make up for the smaller foot-print.

I haven't signed the dotted line, can still walk away.

The only big "?" what will Cyberjaya's commercial side, i.e: supermarkets, shops, theaters be like in 3-4 years time.

Taking conservative and a long term view of Cyberjaya.

Wost case I move into Cybersquare and rent my double story house in Puchong.

Can walk to office its just across the road laugh.gif

If you drive from Puchong along Persiaran APEC, continue straight past the MDEC building.

Landmark is Pappa Rich kopitiam, on the left there is a mamak outlet, showroom is on the first floor.

Good to be near the offices so people can walk rather than drive... IMHO

Although I think they should impose time limit similar to Kopitam carpark.

Target the larger unit for the extra carpark so I have a place to park sweat.gif

MPS very efficient to fine cars, happened once ticket machine got no paper, after a friend paid nothing came out.

Called MPS to notify the machine out of paper and yet they saman anyway vmad.gif

Oh simple better get the car-park before it sells out. CBJ is not like other towns PJ, Puchong etc condo residents can park all over the place.

MPS is very efficient at issuing summons, illegal parking by the roadside can be very costly for condo dwellers sweat.gif

Mine is facing swimming pool too... planning to rent the unit no rush.

Also wanted spare parking biggrin.gif my office sometimes no parking and swimming pool on weekends.

The period of defect liability is usually 18 - 24 months. If later got defect can still report to developer.

Doing the defect for my unit coming weekend and installing ceiling lights and fan.

Already found cracked tiles in my unit.

Noticed aircon bottom unit is fully covered top missing cover.

Does anyone know if the aircon supposed to be like this or missing cover?

Yup convo is usually peak period, rest of the year also got many bookings.

Got regular guest from Middle East, comes to stay almost every month.

Honestly I'm too busy to turnaround apartment so often can't accept bookings.
