I'm not particularly sure.

But this raises the question of many drawbacks of PR1MA @ Cyberjaya Lakefront by MCT.

1) High density ratio
2) Proximity to IWK
3) Long distance to the proposed MRT stations
4) Project site is not included in CBD
5) Price tag above Cyberjaya 2 despite Cyberjaya lakfront's lower value propositions
6) Large number of units of more than 4,300 units which may result in overhang units, thus triggering potential fire sales in the future?

Use Google earth search. Block A and Block B balcony face south will see this indah water. Worry is sewage treatment plan.

To this pr1ma_owner guy, I don't know why the fuss you created since a week ago nagging about the high Rm280k price and 'high density/sardine pack' stuff. I'm one of the few lucky ppl to actually own on of the units there. I don't think its an expensive price considering the facilities and the surrounding environment. Stop nagging like a 5 year old child and repeating the same shit. You don't like this Pr1ma Cyberjaya Lakefront and I don't think you're being selected or even apply for the ballot. Maybe its just best that you keep your mouth shut.

I would just like to say that we try to avoid talking or posting about a member's personality here.

Main thing is, let's talk about PR1MA @ Cyberjaya Lakefront and the normal Cyberjaya Lakefront projects.

There are many drawbacks as I've mentioned earlier such as:

1) High density ratio
2) Proximity to IWK
3) Long distance to the proposed MRT stations
4) Project site is not included in CBD
5) Price tag above Cyberjaya 2 despite Cyberjaya lakfront's lower value propositions

You're comparing with Tokyo, New York...then suddenly Cyberjaya? Seriously???

OK, what do you feel if I compare Cyberjaya with Kodiang in Perlis, then I make conclusion this property in Cyberjaya is too expensive?

Surely you would think that's not a good comparison, no?

Same thing applies here.

My intention is to shape this discussion for us to discuss what're the pros and cons of PR1MA @ Cyberjaya Lakefront.

Then, it will be up to individual prospective buyers to make their own decisions.

Then we shall leave it to the prospective buyers to decide.

As of now the SPA has not been signed. So buyers still have time to think.

I'm not trying to defend PO, but he's like a side in the mind that would like to practice cautious, knowledge gaining and decisions base on evidence, although provoking at times, but geniuses are often like that

In the case of IWK, I have called IWK HQ and a lady by the name of Sha has confirmed that the IWK Langat (UOLG) is Office and also Sewage Treatment Plant.

But I, myself drive everyday to work following the road in front of Lakefront and IWK, no smell whatsoever.
