Well, that's a very subjective choice. I ended up going for the Type F unit because of its flexibility: it's a 3 bedrooms, 2 bathrooms with an attached studio. It gives me options in the event I wish/need to rent the unit. My initial thought when I booked the unit was to use it as a retirement investment (rent than sell it after 15-20yrs), but the more I thought about it and Cyberjaya the more I realized the place is much better than where I currently live, so it'll become my home instead. The layout still works for me. Rooms are on the smaller side, but I like having a spare bedroom for guests and an office room to do my work in peace. I'll be using the studio as my master bedroom.

As for being worth it, well, either units were within my budget and expectations. I like the location, the concept, the amenities. It works for me.

I also bought the F-Type unit in tower 3 because of the flexibility incomparision to tower 2 1.3K sqft units. lol. But unlike you, i will be using the studio as a living hall. But will have to see once get the VP. =)

Yes, it is the same sales gallery. For pr1ma I don't think they have any mock up unit for you to have a look. During my booking session. Only the model unit and layout available for display and also the Pr1ma unit brochure.

Oh Ok.. Thank you!!

Cj2 & 2 density how?
Mind to share as I never really follow pr1ma in cj at all.

This lake front got facilities like:
Swimming pool/gym/bla bla garden/bla bla track?
1 or 2 cp?
*
I hope u not confused with MCT lakefront Condo and Pr1ma Lakefront facilities because for Pr1ma facilities are as below in the website.

• Surau
• Multipurpose hall
• Nursery
• Management Office
• Kindergarten
• Retail
• Swimming pool and wading pool
• Futsal court and half basketball court
• Outdoor gym

This is not a fair comparison.

Cos this is a PR1MA project which is supposed to be much below market price.

Compare it to other PR1MA projects such as Cyberjaya 1 and 2.

Why is this Cyberjaya Lakefront is too expensive with EXTREMELY high density?
*
Obvious reasons bro. Cyberjaya 2 is in or near Dengkil, not so sure. Land there is less expensive then CBD. Maybe once developed few years down the road will be as expensive as CBD now.

Lakefront mind you is meters from colleges like MMU etc. Future rental or even unit sales will be much higher. And if the chinese school does well it is then a confirm thing.

Pr1ma Cyberjaya 2 is just behind HP. How is that in dengkil? It's near sejati residence, symphony hills, kenwingston and aceville (which king henry college will be located). Yes there r still many vacant land nearby there, but it's well within cbj.

And lakefront is not in cbd. All surrounded by house and nearer to mmu doesn't make it cbd. Just want to get this point right.

Oppss sorry. I got mixed up with MCT Cybersouth project. My bad. Thanks.

Thank you so much for your response.

However, I beg to differ from you, Sir.

First of all, with much much higher number of residents, the assets will tend to depreciate faster. Why is this so? Just imagine 2,000 families using that swimming pool? hahaha... I guess every 2 months also sure there will be a need for repairs already.

And it's not like they're making many swimming pools to cater for LARGE number of residents. They simply just make more and more units LOL.

Thus this will push up the maintenance fee and sinking fund.

Take another example of the elevators. With 2,000 families using, can you imagine how fast the assets will deteriorate due to extensive usage?

Secondly, the location wise, Cyberjaya lakefront is not in CBD! End of story. Cyberjaya 2 is in CBD. So for sure Cyberjaya Lakefront is not in a better location. Let's be honest and neutral here.

Thirdly, the 2,000 units is just for Phase 1. There will be another phase, thus making the total unit number to 4,000!!!!!!

Seriously can you imagine how crowded it will be? bangwall.gif  bangwall.gif  bangwall.gif

And the SJKC will even result in even worse road congestions.

And after all these points, Cyberjaya LAkefront is charging even higher than Cyberjaya 2? Tell me if this is a JOKE???? No????
*
Bro i dont understand why u getting so worked up. Pr1ma Lakefront is not a purchase which every dick, tom and harry can have the luxury off to purchase even if they wanted to begin with. Secondly, for that location people are paying a minimum of 150k more to live in the same vicinity.

If i were you, i would be grateful i was chosen to be given the chance to purchase. Be it own stay or investment.

What you see is what u get. Of course if u worried about so many aspects then just take out more money and buy a better place. Just my 2 cents. thumbup.gif

Thank you for your invaluable response Sir.

You can refer to reports by REHDA which is an association of developers. They too have been complaining of extremely high loan rejection rates.

Look at it this way. With very bad economic conditions and even more turbulence expected in the future, why must PR1MA allow such a high price and EXTREMELY dense apartment?

Many other developers are already lowering their price points.

Why can't MCT do the same?
*
May i ask currently what type of residence your living in? landed or highrise?

Btw i dont think you have to worry about traffic or cars. The people applying for Pr1ma are not that blessed to have 3-4 cars per unit.

When and how much u bought? Which tower? WHy are u willing to pay such a high price ? non pr1ma price is about twice than lakefront pr1ma.
*
When and how much u bought? Which tower?
Ans: I bought last year october. Tower 3, Type F which is 1300 Sqft (Dual Key concepts - 950 sqft unit attached with a 350 sqft Studio unit.). Price around 600k after rebates.

Why are u willing to pay such a high price ?
Firstly i liked the concept and it comes semi furnished. Second is price per sqft is pretty low among all other private projects in Cyber which is value for money. And third it is located beside Eco Glades and MCT Lake Front Villas means that the condo has to maintain a certain standard since MCT is selling it as a "luxury" condo. And last will be the chinese school which will attract more own stay buyers then investors. Lol.

I not so fortunate to get the chance to buy Pr1ma project.

Since pr1ma density is ridiculous, will it affects the density of non pr1ma units around it? Imagine echo glades ppl stuck in jam coz of pr1ma fellas lol
*
Nah there is many exits. In fact near pr1ma there is one exit to the toll behind which exits to KLIA highway. Moreover Eco Glades has their own exit. lol

To this pr1ma_owner guy, I don't know why the fuss you created since a week ago nagging about the high Rm280k price and 'high density/sardine pack' stuff. I'm one of the few lucky ppl to actually own on of the units there. I don't think its an expensive price considering the facilities and the surrounding environment. Stop nagging like a 5 year old child and repeating the same shit. You don't like this Pr1ma Cyberjaya Lakefront and I don't think you're being selected or even apply for the ballot. Maybe its just best that you keep your mouth shut.

Regards.

Found this video on youtube. Thought it was interesting as it highlighted a few things about Cyberjaya even though it is a MCT lakefront residence video. Something we all will share in common.

any tower 3 owner here? this whole project left tower 3 few unsold unit, i wonder why tower 1,2 and 4 sold out but there are still few unit left for tower 3, as i know tower 3 still got few lowest prices unsold units.
*
I bought a unit in tower 3 last year October if not mistaken. At the time tower 4 was just launched and tower 3 was like 40% full. Well I guess the available units in tower 3 must be the lower floors or not really nice location. As for mine I did not want the unit facing tower 4 so I decided to buy the one facing tower 2 but corner unit on the 17th floor. So I have a view of pool and Setia Eco Glades.

Tower 4 sold out months ago. Is it because of the lake view?
*
Yup.. I guess people are riding on the lake view. lol. But for me not really worth the extra price to get that view.

Well even tower 1 and 2 I am sure have units available. But not ideal floor or location for many. When I was at the showroom the first time, I initially wanted the tower 2 - 1300 sqft units however all the nice units were sold out. That's why I chose type F unit in tower 3 after liking the concept as well.
