Same in Kuching. Anything outside TM network is below 50Mbps. TM Speedtest of course no problem because the server is in TM network. Netflix (fast.com) still can reach 600Mbps though but upload slower than usual.

Usually I can achieve same results as TM server when connecting to elsewhere in KL/Kuching/Singapore but not when TM has some routing issues. It could be a problem with the fiber cable coming in to your house and plugged in to your fiber modem. If you have moved or relocated your fiber modem since installation you might have dislodged the fiber connector on your modem. If so just try and re-seat it by removing the fiber connector from your modem and reconnecting it making sure that the connection is secure. If you still have the red LOS led, then check all along the fiber cable and make sure that the cable does not have sharp bends especially when going around corners. The recommended bend radius is more than 30mm for a 3mm length of cable. If you do find that the fiber cable has become bent by roughly more than say 80 degrees then straighten it out and secure it carefully with cable clips. If you do not find any likely kinks or bends which might be affecting your signal then you need to call TM because it might be a problem with the drop cable outside your house or even the connector at the D.P. or white box on the pole outside or even a problem further upstream.
