hi guys

I've just registered for this new development, the developer is Landmark Sdb bhd,

http://wikimapia.org/11718560/Shamelin-Star-Residence

Location is very strategic with newly opened flyover from shamelin to maluri, and the under constructions flyover as well.

About 3 mins walk to pandan jaya LRT, and 10-15 mins walk to the maluri MRT station which merged with aeon...


But I am unsure about the developer, am certain this is a leasehold property.

The other neg is the surrounding shoplots are rundown...

There were brochures distributed around (I got one via friend), so I registered using that.

I reckon the walking distance to LRT is 5-10 mins, sorry for misleading earlier.

Anyone has info about the developer ? smile.gif

it's hard copy brochure, I registered and passed it back to my friend.

The registration is 1 page of a 3 pages brochure, so I still got the other two pages, let me check tonight (at home) whether there are numbers for you to call smile.gif

I just found out it is RM540psf.. Very expensive. The location near LRT but i doubt it is walkable to LRT station before it is separated by a highway. I question the agent and he also 'er er er' like that...

after all the msgs, I also confused now about the price, lol, friend told me the 1100sqft unit is about 450-500k.

I live in a dsl nearby, so based on my little understanding, this location is slightly better than the bayu, because of its proximity to the main roads, and I think this development is nearer to the pandan jaya LRT. And at least it's walking distance to the proposed MRT lol

But i am unsure about the developer, as well what are the going to do with the surrounding rundown shoplots, it seems the proposed building would be too near to the shoplots, are they going to demolish the nearby shoplots ?

2. Confirmed not so walkable to MRT and LRT. To MRT, is about 1.1KM and to LRT is the similar (i didn't measure it).
3. Registration has to be done in their office which is just next to the site.

Not very sure but since the SA said distance to LRT is similar to MRT, then it is not so walkable. Of course if you really want to walk for 15 mins then is walkable lor.

About the price, this is also SA told me when we met face to face in the afternoon. Summore i asked him 540-540 is before or after discount and he said after discount lor. I didnt make it up and i also hope it is not so high. Lets see.

It's not 15mins walk la, it's more like 5-8 mins, the star is right behind the Mara institute, and Mara institute to LRT is like 3 mins walk.. I know cause I drive by everyday

MRT station would be the proposed maluri station, at front of aoen i reckon, now that's walkable for 15mins lol

I am staying nearby there.

Closest planned MRT(approx 3° 7'26.97"N 101°43'40.25"E) is opposite of Taman maluri Star LRT (3° 7'23.77"N 101°43'37.26"E).

Closest Star LRT is Pandan Jaya(101°43'37.26"E 101°43'37.26"E).

Rental for that area is mostly MARA institute students and Family type. They do have hostels nearby the Sri Bintang Utara school but i think it's for female only. A lot of them rent outside.

My view is that if it's for renting purposes, how much the MARA student will be paying? existing rental near the Sri bintang utara place is like RM1k to RM1.3k+-. 1kSF+- for about 15 years apartment. Got other place also but i dunno the rental fees.

Location is convenient. But you will still get stuck if you working in KL city centre but you are halfway the jam already. Got jaya Jusco (3°7'32.40"N 101°43'41.24"E) which is convenient to go via the new 2 lane each way bridge(3° 7'37.14"N 101°44'3.67"E) that allows u to go opposite the river. However, depending where you are from, you may need to do u-turn at traffic light, which is a hassle for now cos it's very fast turn red.

If you wanan go to MRR2, it is easy also but may face the traffic jam clot.

EDIT: Pandan perdana area got a lot of african renting. So i am not sure whether they will look into this new property for rental or not. 1 Shamelin shopping mall is kinda like a dead place for now. but got TGV cinema already. I am not sure whether 1 Shamelin will bloom or die. lol

EDIT: My concern is regarding the developer. Not sure the performance. New to property.

this place renting quiet high le....i stay in double story beside me is renting 2k per month lo....student demand and rent quiet high but condition a lot people will stay in 1 house in order to share the rent

Hi taithinye.

if it's 380k lowest for 700 sqft, its about RM542/sf. Good for Star LRT takers. If wanna go to Putra LRT, then transit at Masjid Jamek. MRT is close by but if want to walk, it may take more than 15 minutes walk just to go MRT.

If compare with new development, say Desa Green Tower 3 by UOA, cheapest is Rm413k for 604sf and got 5% discount too. So, the after discount price is RM650/sf. the location is nearby Taman Desa. Good for ppl with cars but may not be good for public transport for now.

For this shamelin development, the location wise is okay. The price incorporated the premium for the location and maybe the design but liek u said, the concern is on the developer.

Right now the price for the shamelin old apartments can go for RM240k+- which was like a few mths back. Rental picks up around RM1.2k+- for 1ksqft. So, if wanna buy this development for that price, i would think buying subsale old apartment is better. Maybe put in like RM30k for renovations etc, then can rent out higher? the only drawback is that its old run down apartment but for me its compensated by the ease of location.

If they r selling @ such a price probably they r digging their own grave with 600 over units available & some more a new player in the market without any existing loyal customer to support the project. Joke aside as we know loan is so difficult to approve now adays comparing 2 years ago & 2 rooms 700sf residence u can't fetch 2k rental with those surrounding rundown shop. Maybe I'm wrong pls give ur view if u find it BBB...

Bayu pandan(300 units) is 1070 sf, price about 450 psf onwards. Shamelin soho(600 units) 600-1200 sf, about 540psf?
location wise, bayu is just beside lrt station and also the track. low level units will be affected by lrt track noise. someone says that noise travel to high units in tall building too?
there'll be a total of ~1000 units upon vp. i think bayu pandan high units will be more suitable for rental play. it all depends on final pricing of shamelin soho.

Need to find out more information on the developer as this is crucial especially when this is their first project ( base on infor given by someone earlier). What is their background and other relevant infor in order to have some inkling as to their financial strength. Property investment is a big ticket item for most and we should avoid if risks is too high. There are numerous other property projects in the pipeline. No need to hurry..

Guys, I am new here. However, my info will be closed to the fact. Total 630units. Though called SOHO residences, project is governed under HDA. Be prepared for not less than 500psf. Early bird discount will be given. No DIBS though. Developer claims min price is 330k for the smallest unit. Need not worry about the developer background. Perduren Berhad is controlled by Tan Sri David T.S. Law. He is wealthy enough to assure project completion. Project located exactly behind ING insurance building, currently occupied by a car wash business. It is built on commercial land, so it's a service residence with higher water and electrical bill charges, as well as quit rent and assessment. Compare to Sunway Velocity, the price is still not bad. Of course, SV has everything under 1 roof la.

Nice area...jt that surounding full of factories and dead shops....might impose bad impresion..besides that easy access to maju expressway..bukit bintang....mrr2....anf most of the connecting roads....furtheremore it will face competition with bayu as it will b completed earlier n closer to the lrt station...and ppl might grab this instead sunway velocity over priced which is jt around d corner......may b it will b ppls choice to choose shameline in term of price.... smile.gif

I do not think Velocity has great effect in boosting the price of this S.Star. I think AMAYA will be benefited more.
For the SPA under HDA, what is the advantage over commercial SPA?

the location is much better than "shamelin star" and security is very good.

The only advantage of shamelin is "soho" & possible low entry price like rebate/dibs

Pricing is the key as you can see the surrounding shoplots are quite unsightful. Also whether developer can make retail lots down there wong is catalyst. Others factors were mentioned in the blog. For me if they can make retail lots there wong like scott garden okr then it ll be great. So developer should do more work now to secure key tenant b4 it launches. Or else they ll b having tough time to answer the buyers.

Agree. It is all down to the price at the bottomline. With its current surrounding.. it will be quite challenging to transform Shamelin Star retails flying.
Come on.. how many of you actually go to this place to buy stuff?
That will another risk also if the retails ended up all with those funni chapalang business.. or vacant lots.. indirectly it will have effect on the project as one.

Given the location itself is good but bear in mind this developer is a first timer. Mostly whether one project will fly or not also need a very good execution plan and also management after VPed.. not only considering location and product itself for long term apprecation. What the company needs now most is not the high price but the reputation , service, and quality to build their own followers and to prove they are sincere and not one time business thingy if they want to grow in this industry.

Current all big developers now also started from small and used to be first timer as well.. it is whether they able to surive long enough to prove themselves or not.

One of the good example is Trinity group (not talam) on how they build their reputation and followers...

If Shamelin Star pricing themselves higher than 500psf.. i want to see how is the market respond on this...

I think it's BS, the guy exaggerated...

It's not so bad lah, the bujianbusan restaurant is there, RHB, ING, paparich are nearby, and toyota service....

I've been living there for 20 years (mind u several years I was in overseas in between), I've never encountered hit and run, and snatch thief (for me only la), I am not saying it's very safe there, but it's aint so bad.... at least to me

this is a JV project, ksb is the landlord and landmark is developer. both company not so strong bg. read the ksb history has been lost profit and earn little bit every year.
then the landmark as developer, company dormant long time.. hmm... now active back bcoz of this project? normally developer wont share wt ppl, will buy over the land n build ownself.. tat mean.. they aso not much confidence on this project.
even under listed companies, if d subsidiary company run away halfway, d parents company wont get involved. hmm.. is Malay company.. wow!!!! very risky~~~~

another just 200 meter next to cheras pertama MRT station sold about 500-600psf also sold more than 50%, leasehold as well.

face it, price at cheras, nearby kl area has gone up. (i mean new project)

Landmark got track record to develop residential units? All I know is they are ex-Sg Wang owners and that's it. Other than that, dormont until now. Their so called big project in Bintan also didnt take off after so many years.

Landmarks Bhd is building up its cash pile, which will likely be utilised for its major resort project in Bintan Island, Indonesia.
Last week, the company sold its 26.6% stake in Shangri-La Hotels (M) Bhd (SHMB) for RM287 million cash. This came five months after it completed the sale of Sungei Wang Plaza in downtown Kuala Lumpur for RM284.8 million in cash.
The disposal of Sungei Wang in April helped Landmarks pay for the purchase of a 64.5% stake in Bintan Treasure Bay Pte Ltd (BTB) in May for RM350.5 million. BTB owns 835.5 acres land in Bintan, an island 45km to the southeast of Singapore.
The disposal of the SHMB stake helps realise more cash to fund the Bintan project. After paying for BTB, Landmarks has turned into a net debt position, with net borrowings of RM108.5 million as at June 30, 2006. The sale of the SHMB stake last week for RM284.8 million should again return the company to a net cash position.
An official says Landmarks is currently comfortable with its financial position and is in no hurry to sell other assets to fund the resort project.
But try telling that to those following the company. Speculation is that Landmarks will eventually dispose of its 20% stake in Teknologi Tenaga Perlis Consortium Sdn Bhd (TTPC), an independent power producer (IPP) operating a 650mw power plant in Perlis. The value of the TTPC stake could be significant considering that the IPP posted a pre-tax profit of RM109.1 million for FY2006 ended Dec 31, on a turnover of RM642.8 million.
"TTPC doesn't fit into our core business of hotels and leisure. But having said that, we are not in a hurry to review our investments in TTPC. There has to be a right price," says the official familiar with the company.
Without contributions from associate SHMB and Sungei Wang Plaza, Landmarks' existing business still contributes decent cash flow and earnings to the group. Its two luxury hotels in Langkawi, the Andaman and the Datai, posted a combined gross operating profit of RM36.7 million for FY2006 ended Dec 31. Its 20% stake in TTPC will also continue to contribute decent dividend income.
Nevertheless, the future of Landmarks lies in the Bintan resort project.
Preliminary estimates indicate that development cost of the water resort city is estimated at RM2.1 billion over seven to eight years, with a GDV of RM4.1 billion. The company is still in the process of working out detailed development plans.
As for funding for the project, BTB may undertake joint ventures, turnkey contracts, or pre-sale of some pieces of the project to avoid high borrowing costs. Bintan Island is increasingly being shaped as a cheaper holiday destination than Singapore, where land price has escalated due to the building of two multibillion integrated resorts.
A foreign research firm has a target price of RM3.50 for Landmarks compared with its current price of RM2.01. This is premised on a sharp increase in land prices in Bintan in the next few years because of its proximity to Singapore.
"Higher investment activities and interest in the Bintan island could in the longer term see land values appreciate, especially given that its current land values of S$9 (RM20.6) psf is substantially below the price in Singapore where it is at least S$1,300 psf," writes a foreign research house.
Based on Landmarks' purchase price of the 64.5% stake in BTB, its land cost in Bintan works out to S$6.50 psf (RM14.90).
Indonesia is currently negotiating with Singapore on the development of a special free trade zone on Bintan, Batam and Karimun. This bodes well for Landmarks, given its low entry cost for the Bintan land, say analysts.
The possibility of BTB securing a casino deal from Indonesia for its Bintan resort project may also be a major boost for Landmarks. Nevertheless, Indonesia's policy on this remains unclear.
Based on its share price of RM2.01 last Thursday, Landmarks has a market value of about RM980 million. Stripping out its cost of investments in BTB of RM350.5 million, investors are valuing the company's existing assets at RM629.5 million or RM738 million, including net borrowings.
Landmarks' two hotels in Langkawi and their surrounding landbank are alone stated at RM494 million. The value of its 20% stake in TTPC is said to be more than RM200 million, which means Landmarks is about fully valued at current prices. However, the potential of the Bintan Island project is not factored into its share price.
In essence, Landmarks' current share price valuation may be fair for the existing assets, but has yet to reflect the potential of the Bintan project. Perhaps, when more details are unveiled, the project will stir more excitement in the company.

I m not sure whether i dare to walk out from this ss at nite. This part of shamelin is very chap and dangetous....the karaoke there also very fishy...em. I ll still bbb maxim than this..400psf vs 530psf.

But maxim all gone so this ss is not bad la. The only worry is their commercial outlets downstairs like wat propcafe readers commented....likely to be as dead as salty fish especial if developer couldnt get key tenants. But i think developer is going to sell the retail units. Gd luck. Unless they can execute the retail as gd as scott garden..if not it ll b tough..very tough.

the unit i booked comes with 2 carparks, i didn't buy additional. Additional cost rm28k. each floor add another 1k if not mistaken.

No dibs, leasehold, no air con only kitchen cabinet with hood and hob with price from RM520psf, still BBB? Prices of properties continue to increase though not as fast as before. Johore medini area is selling at about RM700psf and other areas are nostly selling beyond RM500psf. Looks like Shamelin Star is still doable. Location wise not bad. Heard choice units almost all sapu already. The 2nd block will be launched later with definitely higher price. People who are still waiting for property bubble to burst, will need to think twice. My turn to book is on 2/6. Hope still got units left to choose. All the best!

to put it into perspective, this is the current selling price of amaya malton although it's more strategic than SS
719 sqf = RM 490,000
920 sqf = RM 650,000
1127 sqf = RM 730,000

it's just price comparison and not apple to apple comparison as both have their pros and cons

Amaya is so near to all amentities n wong shoplots there. Velocity, jusco, lrt, future mrt..etc. Shamelin is dead le only gourment factories at the back, the rest are quite hopeless.

The surrounding do have a few pubs and the crowd can be quite rowdy at times. On the plus side, it's only 10 minutes drive without traffic to the city and a mere 10 minutes walk to LRT. Price is kinda steep but with other developments in Cheras which is further from the city going at almost the same price per square feet I guess this could be a sound investment. I think.

I heard just pay RM5000 booking fee. If you don't want to buy, let them know by 23/6 and RM5000 booking fee is 100% refundable. So want to know actual sales, go after 23/6. I was there yesterday, I must say by 23/6, going at this rate, more than 95% will be taken up . For that location, price is ok. Comes with signature kitchen with hood and hob. That's all they give without DIBS. Make up your mind.....

Yes, after discount, come out to about 515 per sqft.

Some units have two car parks, and the said unit only got 1,

Discount rate is 5%

FYI, only 1200sqft above units come with balcony

Some other points:
sales person said surrounding shop lots will continue remain there

free SNP, no dibs

feel free to book a unit by depositing 5k, SNP signing date is 23rd june, can still withdraw prior to that date with 100% deposit refundable.

HTC is in between KLCC and Shamelin Star. So you really see HTC and KLCC together, for that you pay for RM10000 premium and hotter afternoon sun. I like the other side. I am working nearby there and saw have people start do cabling for that condor. show that they start their construction already.

For me, the industrial area nearby there are low maintain, you can see rubbish are anywhere, hopefully they will clean up the area nearby them, then we are benefits too.
Currently there are full of foreigner(not blackie), bcoz no office will open at night, so can be dead city at night except some cafe.
Hope investor will explore the area at night, i bet u wont walk from there to LRT,bcoz there are too dark, at least from old time until now. as highway still extensively building there, it possible will solve this issue in the future.

Like all. SOHO projects, though it is commercial title, banks will treat it like residential thus one will get maximum loan of 90% for those with less than 2 loans (for real commercial projects maximum loan would be 85%) and only 70% for those with 2 or more loans. Anybody managed to get more than 70%? I kena hit 70%. That is why my loan amount is less than RM300k.

I just got back from the show room and paid my booking for a 1054sqft unit with 2 parkings. Price is RM709k before 6% discount. left few more but all big units touching RM800 before doscount. i think there is few more 700+ sqft available if i'm not mistaken. BTW, price up by RM10 /sqft already.

btw, i visited amaya before i buy SS. Amaya is now at RM630 for 920sqft. went to the unit and not impress at the layout and design but of course the location is fantastic compare to SS. Amaya each floor has 29 units. a bit crowded for me. good for rental but not for stay. only has 2 rooms even for the bigger unit too.

Need to fork out a lot of cash to buy this sub-sale unit that is why i opt for SS.

You're right. Im working there since last year. This area are full with foreigner workers as many retailers office located there as well as their warehouse. Also this area have many low cost flat so security is the major concerns. I don't think good for investment as shamelin mall occupancy less than 30%. Low rental rate as my working company is able get free 1 year rental for their new warehouse at shamelin.

Located at such a strategic spot now, just right next to the new integrated underground MRT station and connected to Sunway Velocity, I believe Jusco would intend to renew.. no?
Also with the new LRT extension line postponed till 2016, those locations with already existing functioning LRT station lines would continue to dominate; at least until 2016.
I may be wrong.. just sharing my thoughts.

reason for me buying is because amaya is already at 684/sqft, velocity is at 1300/sqft. so to me its still ok.
i know location wise, cant compare to amaya and velocity. cant have the best of both world. just have to pick one that suite budget.
pandan lrt station is also nearby. tried walking there and it took me 7mins so not that bad. the next stop, u'll be at the new mrt maluri station already.

I have went there just now. Very dissappointed to know 100 units for sales, only 10 unit is small units. Other units, they have reserved for bumi. But the question is how many Bumi will buy this so expensive Service Apart? Although this is our M'sia govt rules 30% reserve for Bumi, but after 1 yrs can't sell, then they will open for Non Bumi, so that time price will up again. That's the reason housing price keep on go up..

So, if you buy 2 old apartment, do some touch up to make it about RM600k both, you can get total rental of about 2.6k/mth.

Surrounding is not the best but I believe there'll be spillover effect of sunway velocity, ikea, tun razak exchange. With possible MRT delay, residents can use lrt first if there's need for one.

There is other cheras area with better ROI than shamelin area - surrounding leisure mall with future MRT station and new properties projects there. If buy shamelin is just bcos of near jln cochrane then I will rather invest it into bandar malaysia project.

The boulevard 28 price looks quite reasonable. 300k for a 450sf soho. Shah alam already fetching similar price for studio soho.

I think Boulevard 28 cheaper than Shamelin because Shamelin (778 sq ft) and Boulevard 28 (950sq ft) is in the same price (RM520k). And according to TNB, commercial rate was double than (100% higher) residential's. This has worried me from buying Shamelin Star

Is it hard to get a conversion?

From the trend these days of selling more and more SOHO, I'm guessing this is the case.

The local authorities should be more proactive in converting commercial to residential land since we are experiencing a shortage of houses.

not so easy, all the lands has been designated for its own function, such as agriculture, commercial, industrial... not so easy to convert it especially in urban area, if the developer bought a commercial land and easily convert it to residential land, imagine every developer will do the same.

tat why all the developer nowadays build services apartment, SOHO, mix development or whatever. all the residential units still can sold out easily when launch. if I was developer, I hav a commercial land, I would oso build SOHO rather than spend time/money convert the land to residential land.

Yup. I booked the 979 sqft unit. Which is rm720,680 after 5% rebate. U will get another 5% if ur a bumi. Which is another bonus as well.

To me it is not so cheap nor too expensive if u take note of the location. Not too near to everything and yet, not too far from everything. Ikea jln cochrane, maluri mrt, sunway velocity and some other future development at the velodrome and downtown area. Alternative highways such as the Besraya and MEX highways are within reach as well. Sounds good to me. Nearby schools, pudu ulu park too. I can say it may be worth the price we pay. But anyways, this is my just opinion.

Just to share, they have currently raise the pricing by 1% if i am not mistaken by today. And next week the developer will be at Mid Valley for the iproperty expo which will happen from 7th to 9th August. I think that expo will be the last where they will be selling off all remaining units probably.

Just a quick question guys. What are the probability of our loan application to be rejected due to late payment of car loan by one month? Is it high to be rejected?

Note: I only have car loan commitment so far. No credit card, ptptn etc. ASB loan got. But some said it does not count as commitment... My wife so far no commitment..

I see.. During my booking and 'sight seeing' the show unit, i saw the developer's boss was having meeting with one of the anchor tenant. This was told by the sales. I asked if Jaya Grocer will be a possibility. But seemed not. Perhaps other new upcoming such as Sam's can maybe be at our doorsteps.

Very happy with the progress made as I understand construction has reached 30th floor.
Hopefully we will receive the key in 2016.

The opening of Ikea Cheras will impact positively this project. It is proven that even in a economic slowdown properties located in a good location still fetch good price.

Those who bought this project especially at the initial launching will be reaping their gains.

@Tay SP, correct me if i am wrong, but i noticed mostly high rises are "ServicedResidence" nowadays and not condos. May i know is it due to the difficulties to get residential land to build condos therefore it is easier for developers to get a commercial land and build a serviced residence (soho/ sovo) instead?

Please correct me if i am wrong. Just hope u can share on your thoughts. I am also a shamelin star purchaser. Just wanted to know if serviced residences are the new condos.

Service Apartment is built on land with Commercial Title. If you look around Shamelin Star the surrounding areas are all shoplot/shophouses.. Many developers are building service apartments instead of shophouses because land is very scarce especially in KL City. Furthermore service apartment generally is much cheaper than shophouse thus easier to sell.
As for Condo it is built on land with Residential Title.
Thus whether it is Service Apartment or Condo it all depends on the type of land ie Commercial or Residential land.

But there are some serviced residence that can get their utilities on residential rate. But that will need to go thru rayuan with the authorities if not mistaken. Maybe u can share the chances to get the residential rate for shamelin star?

Just wondering how much is the comercial rate for all the utilities. I have never stayed in a comercial land before. Too much difference with residential rate?

Sorry I do not have the actual rates.

You can directly contact the utility companies such as TNB, Syabas, Indah Water etc for the rates they charge the customers. They will oblige your enquiries.

Once you obtained the rates please share with us.

Go to http://www.tnb.com.my/residential/billing, look for bill calculator. Select domestic then commercial category to compare your rates.
For my case of 500kWh, domestic rate is RM175 but commercial is RM242. So increase of +-RM70
