No dibs, leasehold, no air con only kitchen cabinet with hood and hob with price from RM520psf, still BBB? Prices of properties continue to increase though not as fast as before. Johore medini area is selling at about RM700psf and other areas are nostly selling beyond RM500psf. Looks like Shamelin Star is still doable. Location wise not bad. Heard choice units almost all sapu already. The 2nd block will be launched later with definitely higher price. People who are still waiting for property bubble to burst, will need to think twice. My turn to book is on 2/6. Hope still got units left to choose. All the best!

HTC is in between KLCC and Shamelin Star. So you really see HTC and KLCC together, for that you pay for RM10000 premium and hotter afternoon sun. I like the other side. Since it is for investment, I booked a small unit 720sf mid floor less than RM390k after discount with 2 car parks (tandem). The view is quite good, unblocked seeing the mountain. This morning when I was there, all 7788 sold already. Price will valid till 15/6 after which developer will increase price. Earlier indication is at least 5% hike.

Only 720sf units come with 2 tandem car parks. Choice is NOT given to you to choice whether you want 1 or 2 car parks. The other sizes come with only 1 car park. You can buy more if u want. Price wise, I am not too sure. Better to go to the sales office to check. All the best!

Anyone got good loan offer from the banks? Heard most banks only give maximum BLR-2.3 for loan amount less than RM300k. Any bank give Better rate? Pls share. Tq

Like all. SOHO projects, though it is commercial title, banks will treat it like residential thus one will get maximum loan of 90% for those with less than 2 loans (for real commercial projects maximum loan would be 85%) and only 70% for those with 2 or more loans. Anybody managed to get more than 70%? I kena hit 70%. That is why my loan amount is less than RM300k.
