QUOTE(kimusu2002 @ Jan 4 2013, 12:34 PM) Great review. 1. agree1) I agreed if driving to Tun Razak, the jam is at half way, which is good if compare with Bayu 2) The african tenants would be a concern later, I agreed 3) The 1Shamelin is half dead only, as it also got badminton facilities and the newly opened TLC 4) The road to MRR2 may becomes easier, the underconstruction flyover will lead to pandan jaya which could connect to MRR2 exit. The current exit to MRR2 is located at the pandan indah junction 5) Let's hope the Tun razak exhange and MRT, and development along cochrane will bring further boom to this area, lol 2. somewhat agree 3. hope the tgv, badminton and tlc still exists after 4 years 4. mrr2 is jam as usual 5. TRE is a different ball game. do you think those who work there will stay at this location? unless local or low level executive. Added on January 4, 2013, 1:55 pmjust sharing http://goo.gl/maps/8GxYb 540 psf is definitely expensive This post has been edited by iamWill: Jan 4 2013, 01:55 PM |

QUOTE(charlieboy61 @ Jan 6 2013, 08:58 AM) Saw brochure for bayu pandan jaya which is much nearer to pandan jaya lrt, the minimum price is 450k. Anybody know what is the size and price psf. Anyone like to compare shamelin and bayu. Bayu pandan(300 units) is 1070 sf, price about 450 psf onwards. Shamelin soho(600 units) 600-1200 sf, about 540psf?location wise, bayu is just beside lrt station and also the track. low level units will be affected by lrt track noise. someone says that noise travel to high units in tall building too? there'll be a total of ~1000 units upon vp. i think bayu pandan high units will be more suitable for rental play. it all depends on final pricing of shamelin soho. |

QUOTE(Princezz @ May 27 2013, 09:32 PM) No dibs, leasehold, no air con only kitchen cabinet with hood and hob with price from RM520psf, still BBB? Prices of properties continue to increase though not as fast as before. Johore medini area is selling at about RM700psf and other areas are nostly selling beyond RM500psf. Looks like Shamelin Star is still doable. Location wise not bad. Heard choice units almost all sapu already. The 2nd block will be launched later with definitely higher price. People who are still waiting for property bubble to burst, will need to think twice. My turn to book is on 2/6. Hope still got units left to choose. All the best! to put it into perspective, this is the current selling price of amaya malton although it's more strategic than SS719 sqf = RM 490,000 920 sqf = RM 650,000 1127 sqf = RM 730,000 it's just price comparison and not apple to apple comparison as both have their pros and cons |

I also heard that 2nd block will be launched in august. Not sure about price though. High registrants ~900. Will it translate into sales? Bear in mind only bumi units left in 1st block.

Surrounding is not the best but I believe there'll be spillover effect of sunway velocity, ikea, tun razak exchange. With possible MRT delay, residents can use lrt first if there's need for one.
