QUOTE(metalgearash1987 @ Sep 29 2015, 04:57 PM) The main contractor is Landmarkzone Sdn Bhd. Subsidiary of Perduren Berhad. Are you purchasing there as well? Eh, no la, Landmark Zone is the developer. Want to check out the profile of the main con, the builder.. Wondering if their finishing or quality is good.. |

Go to http://www.tnb.com.my/residential/billing, look for bill calculator. Select domestic then commercial category to compare your rates.
For my case of 500kWh, domestic rate is RM175 but commercial is RM242. So increase of +-RM70 |

QUOTE(metalgearash1987 @ Mar 16 2016, 10:50 PM) That is what she mentioned to me.. But based from my "little" experience, i do think it can maybe get completed by August/ September. Thanks, metal. But maybe not be including the CF etc la.. Maybe by end of this year we can start to enter for checking, renovation etc.. Moving in maybe early next year.. That is just my prediction la.. But who knows they can get it completed earlier.. Fingers crossed, all! |

Below para was taken from Enra/Perduren's Y2015 annual report:
The Shamelin Star project in Taman Shamelin Perkasa, Kuala Lumpur, comprising of 630 units of service apartments and 30 units of retail lots, was launched in July 2013. Approximately 75% of the service apartments have been sold as at 31 March 2015 whilst nearly all the retail units have been sold by the same date. The substructure works have been completed while the overall project progress is about 40% completed. Various continuing and ongoing promotional activities are being carried out to boost the sales of the balance unsold units which are primarily Bumiputera units. So the retails units have been sold? Maybe sold to related company entity? This post has been edited by amlhm: Mar 24 2016, 11:44 AM |

I agree though, that this place is surrounded by dodgy shoplots and industrial units. Like slum area. One of my main doubt prior to purchasing. However the selling point is that it is located next to a park, walking distance to lrt and short drive to Aeon, Velocity, Mytown and the Seri Bintang schools. I really hope the building management does a good job in ensuring security and ward off outside elements. The kwsp building and where pappa rich is located doesnt look so bad too.. Fingers crossed!!

QUOTE(metalgearash1987 @ Jun 14 2016, 01:38 AM) Hmm.. I wonder if it can be completed in the 3rd quarter.. If I am not mistaken, LAD (compensation for delay) is only applicable 3 years after the date of SPA.Anyone knows of any kind of rebate or discount will be given to us if developer did not manage to finish in the 3rd quarter as promised? So for those 1st batch buyers, normally soft launch buyers, they will get LAD. But for those later buyers, no LAD until 3 years is over. This is irrespective the projected completion date given/promised. |
