It is just hard to cross, places like klcc area still fetching few k psft. It just too hard for me to cross that 1k mark haha.. Kinda... seen many of them at TG mall. I could say aggressive as compared to some other projects... 40% sold completion in 2022 still steady. Some say the holding power, some say the demand is there because easy to sell off.
Think twice for 1k psf for a tiny unit, easy to sell off? There are so many sellers and only few buyers. I have been selling my unit for 3 years plus which is on the same row of TG. Walking distance to MRT, bigger size and much cheaper psf. It took me 3 years more to sell it out. At the end , there is only 1 buyer in year 2020 to buy my unit. Haha.....it is real competitive.
My friend is having a unit at TG-Block A, the rental yield is so bad even with nice view and MRT. If you are a cash buyer wanted to have passive income for retirement, it is ok to buy and rent it out. If you are buyer with loan for 80%, I would say to save the bank interest and invest in something else as

Based on brickz with 32 subsale transaction, your argument is not valid cos you are not comparing TG against TG.
Most of arnica owners are getting very good yield n decent appreciation. Bayberry onwards sure lose money already. Bayberry should be the worst of the lot.
There are cases of owners sharing their yield in this thread. However agree with you that buying any of the blocks at full price today is NOT a good investment. Even tropics price keep dropping.

The lake behind the Tropicana Gardens Mall is it dirty and smelly? human made lake or natural lake? Will they leave it there or in future will develop something?

Ya I think it's a part of the golf course. But during construction, there was quite a big foreign workers camp right by the edge. Who knows how much.. "human sewage" discharged into the the lake. It used to be a big source of mosquitoes too, although somehow not it's reduced. I think still the cause of a lot of small flies though.
It would be good if Tropicana discuss with the golf course to jointly clean and beautify the lake and lakeside. Add some landscaping, some exercise equipment/kids playground. It would so much better for the mall too. Now the restaurants with the view can see the yucky lake, not very appetizing.

From what I know, the developer has approached the relevant authoritiy and was supposed to be working on something, but that was pre-covid.not sure of the status now. But the "lake" it actually a stream, and is under the authority of JPS , jabatan perparitan dan saliran, and no private party can do anything without their approval. A few years back, there was one company that had undertaken sand dredging / mining there, but for some reason it only lasted for a very short period, not enough to make a difference.
