Last Sunday one of my neighbors just rented their 3 bedroom unit out for rm4300. Not bad considering the current market. But some used to get as high as 5k+ during better times.

That's bloated figure when there's plenty options offering 2k in rent portals.

4-5k asking rental for Tropicana Gardens (by listing) can be just less than 1%? If ya then CBD is a better bet.

Hello. Obviously you're exaggerating. Less than 1%?

3 rooms "in KD" is different from "3 rooms in TG". Unless that KD 3rooms has thriving Village Grocer and restaurants right below, and connected to MRT, similar facilities and security.

Are you talking about those low/medium cost apartments? RM1,400 also can get. Kancil compare to Continental.

You can find really cheap 3 rooms within 15 min from KLCC too.

Perhaps exaggerating on that self satisfying after falling into "investment" trap?

By asking 4-5.5k rental per month how many of your friends or families would like to take up? Or you're actually begging expatriates or water fish in this pandemic.

With Jaya Grocer then it's worth to pay additional 3-4k? Same goes MRT you can find many TOD high rise freehold resi title cheaper than that.

Why pay more when the market/area analysis is showing less. If am local tenant looking for interim stay, paying 2-3k for a sized up family makes better sense.

Btw, That selling price was sold by Tropi, not the market.

My true definition of market price is when it's transacted in the subsale market. I have seen quite a few 3 bedders transact.

I purely talking about TG. Not about other apartment in KD. Just like how u can't use SV1 to define the whole cheras.

In that case then you buy this TG with Casa Indah price and take a picture of your S&P.

Tenant options is not limited to only TG in KD.

And TG is not defining or representing the market price.

Even the transacted TG (based on only "3 transactions in 2 years" for 3-bedder) : can be mark up (higher gearing) or mark down (saving on legal fees).

My wife's , studio in Dianthus is getting rm2800. Her sisters unit is getting rm2700. But I know these are on the high side. But to be fair, the tenant renting my wife's unit did view about 8 units before deciding on taking hers.

Just as a note, TIME installer mentioned that the fiber optic cable quality reading for Cyperus and Dianthus is above 20. Which means less signal quality. Arnica and Bayberry is ard 18, which is better.

Also for the bigger units, Arnica & Bayberry have LAN (ethernet) port connected to the living room. C & D does not. Is this true?

You can have pets, but u cant bring them to the communal area
