The land is only this small piece to cater for 52 levels ( parking floor not included in yet ). 12 units each floor, which means 624 units.

ROI for rent is hardly get back 3%, I will prefer to put in fixed deposit ( secure with no additional work or time invested in) even though is lower%
ROI for capital gain - Don't ever think of it. Browsing iproperty daily, most of the property with negative capital gain now.
Own-stay - I wouldn't come to this crowded flooded with 12k units along the road. You may take n years to sell your unit to lower the price to compete for only 1 buyer
Shopping mall - everywhere is mall now. Giving a nearby mall to walk for the next 20 years, you will find it boring.
MRT - do you really use it?

Do think twice all the home buyer, list down all the numbers to figure out before committed one yourself.

Kinda... seen many of them at TG mall. I could say aggressive as compared to some other projects... 40% sold completion in 2022 still steady.

Think twice for 1k psf for a tiny unit, easy to sell off? There are so many sellers and only few buyers.
I have been selling my unit for 3 years plus which is on the same row of TG. Walking distance to MRT, bigger size and much cheaper psf. It took me 3 years more to sell it out. At the end , there is only 1 buyer in year 2020 to buy my unit. Haha.....it is real competitive.

My friend is having a unit at TG-Block A, the rental yield is so bad even with nice view and MRT. If you are a cash buyer wanted to have passive income for retirement, it is ok to buy and rent it out. If you are buyer with loan for 80%, I would say to save the bank interest and invest in something else as
