Well, I got 2 units at the first launching. and was told that the 2nd phase would indicatively be priced at +-950psf, and was actually thinking of going in on the studio units this time. but thankfully i passed at the chance and finally hearing about the actual price from this forum i am happy that i did not go.
None the less the new launch price makes me very happy as i have already made a handsome paper gain.
With all the discussion on and about the prices of properties coming crashing down, I honestly doubt so. It should only slow down and for how long no one knows....
I have been in such a situation where I acquired a dsth in USJ in 2003 and the price remained the same for almost 5 yrs. but that was for own stay.
Sold it last yr and made a 70% gain. but then again i believe anyone who has sold anything in the past 18 months has made a handsome gain.

With that in mind. landed properties do not seem so expensive now, with the price of condos sky high. With that being said. I believe that this may be out of the topic here but I have a double story terrace house in Tropicana Golf and Country Resort which I ve been trying to dispose of for a couple of months already. It is a weekend home for me as I have moved away from Selangor. Its gated and guarded and very exclusive only 2 streets and about 50 ++ units I think. and annual service only costs me RM 600++. Nice address and letting go for RM 1,080,000.00. nego. 22x80. Address T/R 1/xx ( Really nice address.) PM if interested.

i just collected my keys for Tropicana Avenue. and the staff tell me that Trop Gardens will be late to complete. Now Arinca has been painted with skim coat...but the interior is far far from complete.

HI tkyong1,

I do not know about dianthus comparing to bayberry as i was a late comer to tropicana gardens.
However, wat i remember,d 2 bedroom 983sf unit in cyperus available during  tat time was at level 38 which is more premium by 40k,d SNP price was rm1.3m and after rebates came to rm 1.06m.Cyperus lowest 2 bedroom unit starts from 1.19m with rebates 5+3+2+Tpc special rebates for full furnished, bare unit has even more rebates.
Now looking at Dianthus pricing for lowest floor starts from 1.52m and after rebates it's still 1.22m
IF i hv proceed with d purchase of level 38 cyperus unit then i will b smiling now...its otherwise right now.. sad.gif

Hi Guys,
I bought 2 units of 983 sf of Arinca 13th floor and 22 floor, for 730k and 756k respectively before rebates. i cannot remember what the rebates were but .... we can see from here how far it has come.

Pls correct if I am wrong..The 2 bedroom 981sf units in Arnica and Bayberry are facing persiaran surian side and not golf course view like Cyperus and Dianthus right?I feel the facility floor for the later blocks are better than earlier block too. Thus, the pricing are higher too..Way higher!Nevertheless Arnica buyers are d greatest winner among all, just need to hold and wait for mall to complete/mature
*
thats right... by the time i got to choose my units which were at about 1 pm.... all the golfcourse views were taken.

I'm also from out of town (and country), but still plan to get tenant. Cannot afford lah to hold. Maybe I become millionaire before VP and can hold too. Make it a holiday home. That would be nice.
*
I did that before. With tropics above tropicana city mall. Holiday home . Sold it after a few months. Too hard get the place done up cos i could only come to kl once every few months.

I think you also raised an important point there about Arnica buyers; "just need to hold and wait." Waiting is time, time is money. So the way I look at it, everything balances out in the end, whichever block you bought your unit. All got advantages and disadvantages. And you're right about the better facilities too. They're incomparable.
*
If u can wait. U will always make more under normal circumstances. Appreciation is usually more than interest paid. So the longer u hold the more u make. But ofcourse ........ ideally loan should be less than 90percent la.
