I have 2 units of 2 bedders and 1 studio.
Rentals are 3600 and 3700 for the 2 bedders and 2800 for the studio.
So far, zero down time since I first got my first tenants. Usually can get new tenants before the old one moves out.
Not hard to rent out with the right decor and agent.

Good job. Means that right now on mudah the 1700 asking for the studio is super cheap, will be gone in 60 seconds. Also can see 1800, 1900, 2000 (full furnished).

Why would so many agents "fake lowball"? How about the reverse, ie owners fake highball too. Could be either way. Everyone just do your own due diligence.

Cause low prices attract attention and inquiries. Same way developers attract customers from displaying their "from RM.." prices but how many would get at that price? And that's for low floor undesirable units.

"High" price ads are just a waste of time and will be swiftly ignored no matter how truthful the agent is

I've never heard of an actual unit being rented for rm2000 or below for fully furnished.

I know of 1 in Arnica renting 1.8K unfurnished. And a friend's fully furnished at Arnica also empty since April. Asking 1.9K. You can try calling those ads on mudah.

i guess you are right. but im the admin for the owners chatgroups and somewhat aware of whats going on. ofcourse, i do not know the whereabouts of those who are not in the chat group la.
and for my 3 units.

2 bedroom, contract commenced 1st august 2020, previous tenant stayed 3 yrs.
2 bedroom , contract commenced 1st july 2019 , previous tenant stayed 2 yrs.
studio, contract commenced 6th june 2020.

......... if thats the case, i guess i could have asked for more if it werent for the pandemic.

unfurnished studio unit is about 1600-1800, so i guess the one u know of is getting a pretty sweet deal. and if your friends unit is only asking for 1900,
possibilities are, hes not using a good agent, unaware of the market or the unit is not nice. and also likely not in the owners chat group. so left out of most of the deals, as many agents just go through members within the chat group to looks for units.

The mall connecting is super spacious, with village grocer and MBO. Kinda like a lifestyle living condo, hope to own a unit there. Finger cross for my loan approval.

Good insights. Didn't know the land is that small. Somemore the soho are not allowed to access the facilities, which making it less attractive over long run.

Quoted "about RM600k for 556sf" unit
Sounds like "you either buy it or leave it" attitude..
Perhaps the sales really that booming until no need layan potential customers
