The land is only this small piece to cater for 52 levels ( parking floor not included in yet ).  12 units each floor, which means 624 units. 
ROI for rent is hardly get back 3%, I will prefer to put in fixed deposit ( secure with no additional work or time invested in) even though is lower%

Own-stay - I wouldn't come to this crowded flooded with 12k units along the road.  You may take n years to sell your unit to lower the price to compete for only 1 buyer
Shopping mall - everywhere is mall now.  Giving a nearby mall to walk for the next 20 years, you will find it boring.
MRT - do you really use it?
Do think twice all the home buyer, list down all the numbers to figure out before committed one yourself.

Good insights. Didn't know the land is that small. Somemore the soho are not allowed to access the facilities, which making it less attractive over long run.

Yes 3 rooms in Kota Damansara.

4-5k asking rental for Tropicana Gardens (by listing) can be just less than 1%? If ya then CBD is a better bet.

Perhaps exaggerating on that self satisfying after falling into "investment" trap?

By asking 4-5.5k rental per month how many of your friends or families would like to take up? Or you're actually begging expatriates or water fish in this pandemic.

With Jaya Grocer then it's worth to pay additional 3-4k? Same goes MRT you can find many TOD high rise freehold resi title cheaper than that.

Why pay more when the market/area analysis is showing less. If am local tenant looking for interim stay, paying 2-3k for a sized up family makes better sense.

Btw, That selling price was sold by Tropi, not the market.

Tenant options is not limited to only TG in KD.

And TG is not defining or representing the market price.

Even the transacted TG (based on only "3 transactions in 2 years" for 3-bedder) : can be mark up (higher gearing) or mark down (saving on legal fees).
