Verdi 2 bedroom giv 2 carpark lots. Good for small family.

I see over supply of SOHO... verdi is good coz of small outlay, furnished n good environment n facilities. The BU is reasonable. Think from a tenant standpoint.

Mirage by the lake is abit expensive. Yes, its location is quite good, good view but price is not right. High chance unable generate positive cash flow.

u right noble bro, Mirage is abit expensive but they offer a flexi finance package, my game plan is use it for ownstay 1st, then might rent it out after cyber is flourish(3-5years)...mirage onwer have to look for niche tenant, like Mat salleh...

Verdi is good....just abit high density...i foresee some tenant might top up abit to enjoy the low density environment in Mirage.

but I still agree with u, high chance that Mirage cant generate positive cash flow, for pure investment, must think rationally. Since i will use it for own stay cum investment...so I have my own emotion when i buy Mirage

I agree with bro noblebaby.
It's very risky to buy Soho / Sofo / studio unit in cyber with Rm300-400K for a shoes box plus ridiculous over supply.
If can afford - stretch a bit for MCT lakefront or even MBTL and Verdi.

According to sunrise, verdi is their first venture into cyberjaya. Their next product will be mixed dev/soho with commercial elements in SH. As for price structuring it will be similar to Mont Kiara style...

For those seeking for properties, i would like to suggest u guys pick project at salak tinggi, i BELIEVE price will be burst soon!! beside mc donald, big shopping mall is developed, estimate to complete within 2 yrs.that project under KIP..i heard XIAMEN university (from china will be pen at sepang area)... beside kota warisan, land belong to IOI and SIME darby... i expected this will be a big town as subang soon...

i understand your logic is that salak tinggi, nilai is closed to Cyber, which is 30mins distance as u mentioned in your previous post.

By using your logic, why dont u consider putra permai or equine park? which is just 10-15mins from cyber...or even seri kembangan 30mins. That place also got UPM near by and bear in mind, the location of puchong south is more strategic as its near to puchong & cyber...

and putra permai/equine park is a matured residential area, i think there can beat salak tinggi up side down...to become a place like subang, i predict putra permai need at least 10years as it is not easy to transform without people and environment to support (I stayed in this area for 20++year...not saying that i am expert, but i withness everything and how it happened...currently puchong south a bit stagnant, not talking about the prop price but transform or upgrade to more urban town)

to transform salak tinggi become subang, if puchong south (putra permai/equine park) need 10 years....salak tinggi might need 15-20years...
