Datuk Ricque Liew Yin Chew, Managing Director of Paramount Property Development Sdn Bhd explains that the Town and Country Planning Department has listed four types of gated communities in Malaysia, which effectively sum up the profiles of G&G property buyers:

a. Elite community:
This is the upper-class/high-income/high profile community that focuses on exclusivity and status in which security is one of the major concerns.

b. Lifestyle community:
This consists of retirement communities, leisure communities and suburban ‘new towns’ that offer activities such as golfing, horseback riding and resident-oriented leisure activities.

c. Security zone community:
This is the most popular type of G&G community offering housing development that is surrounded by fences or gates with guard services. Singles, couples or families looking for peace of mind, but not at a premium cost, are most attracted to such neighbourhoods.

you developer from cyber? or residence? i at first wanna buy PKNS (vega residence) u guy..also can check vega... but not good good for investment tho..its leasthold...i take putra nilai project because they offer good price compared to starz valley.. moreover there is central of education. For those seeking for properties, i would like to suggest u guys pick project at salak tinggi, i BELIEVE price will be burst soon!! beside mc donald, big shopping mall is developed, estimate to complete within 2 yrs.that project under KIP..i heard XIAMEN university (from china will be pen at sepang area)... beside kota warisan, land belong to IOI and SIME darby... i expected this will be a big town as subang soon...

Xiamen University estimate 10000 students plus 700 staff, if developer build up condominium in Dengkil or Kota Warisan should be a good investment.

My real estate investment is a long term goal.
Burst or not, up or down, good rental or appreciation, I m just keep buying every year. My snowball is keep rolling....... Lol
Freehold landed with good accessibility plus concept - u never get wrong!

I just came back from Cyber, after I had my dinner with my ex-coll. I shared with him i just bought a property in cyber...currently he staying in puchong, he also look good at cyber & agreed that cyber would be a good place to stay...even now...now he even can see some mat salleh walk to their office...

and he share with me his fren SME company plan to shift to cyber, bcos rental is cheaper and not so conjested...

Just share my fren feedback after another site visit...

Just joined...read thru 20pages back....u guys r awesome !! Im quite late in this snowball making sad.gif ... but then it's never 2 late to start rite ...
Will be going to centrus soho 1 sales preview 2moro...thinking of buying 1unit...
But after reading thru this thread... will pigeon holes be oversupplied?
Dont have much though to go for GR sad.gif

I agree with bro Soros, although different ppls hav diff strategies, but the winning factors r the same: able to hold, hold for long term, positive cash flow. We all know property has its cycle, and no investment in this world offers zero risks.

Personally I prefer high rise which is easier to generate positive cash flow. With this positive cash flow I can channel the $ into landed property. I actually dun hav preference in condo or landed coz they r just tool for me to generate extra $$$$$...

Many ppls buy buy buy property but not all able to make $$$... coz they cant hold... some thought landed sure make $ coz they r betting on big gain for an unpromised future. Those who r able to hold through will b the winner.

Sorry to say tht, the poor will continue to b poor, rich gets richer.

We all started small. Most importantly is START YOUNG, THINK BIG & STICK TO IT. Dont flip and thinking to earn quick $$$.

For condo in cyber, I think Verdi is the better bet. Buy the 2 bedroom from RM600k b4 discount.

I see over supply of SOHO... verdi is good coz of small outlay, furnished n good environment n facilities. The BU is reasonable. Think from a tenant standpoint.

Mirage by the lake is abit expensive. Yes, its location is quite good, good view but price is not right. High chance unable generate positive cash flow.
