Received the invoice claiming for tnb & syabas deposit for anggun 2. Having trouble in paying them as d sales / head office closed on the weekend. Any buyers paid the invoice oredi?

Angun 2 leftover 24 units from developers, all intermediate units from 888k already fully taken. Now only left odd corner from RM1mil.

Hi everyone.am .new here and am I so EVER Happy & Glad that me and my hubby decided to make a drive down to see Rawang by ourself and not to just listen to what people got to say about it...and after look look see see a few Semi D's (that's what we wanted and 2.5 storey) Saujana Rawang, Saffron (even get to look at Tamarind before launch as I know someone there last time before she left - show me the whole type floor plan), Anggun, Emerald and Regency Parc and finally choose Regency Parc (No one knows about Regency Parc it seems? rclxub.gif like I am the only one here) for its design and the 1st property that offer private Clubhouse rclxms.gif (before M Resident did not know will they have it or not because I called and visited Cyberjaya Clover to ask them)...If I got extra money and if the price is right... the 3 storey Semi D would be my interest too when Anggung 3 launch...can't wait to actually learn its price and build up etc...but at the same... I am very very and excited on my Regency Parc purchase and also the whole new developing that is going around in my..our future home rclxm9.gif

Got to put in my perception as well...Sorry if I going to sound rude here...don't mean to but really.. Rawang's reputation may not be as "HOOHA" like those in DPC or even alone PJ...does not mean that it will not meet that day. Rawang is indeed growing...no one know what will happen in the future..if Rawang is to take off...then good to those that purchase / is living there now...if not...then what can you do...sell it? rent it? put up with it and continue to stay and hope for the best...

IF you are talking about traffic...man..I do not understand why even bother when almost everywhere in KL...MALAYSIA is JAM during peak hours...

Overall...I always believe that Home is where the Heart is NOT where the Location is... icon_rolleyes.gif

was gated and guard really that good? My friend worked in hospital told me that most guard especially young one were drug addict because they simply have nothing to do. And for most guard also so old that they can't even fight the crime. What is the point of having that at the first place? I just don't understand you guys.

I think there is a need to have a shift in our understanding of guarded and gated (G&G) concept. A fully G&G means that only residence are allowed to enter/exit. It is a restricted area and all non-residence will have to be vet through at the entrance. In the case of Anggun 2 and Anggun 3, there are perimeters fencing and perimeter CCTVs. The quality of the guards will always be the responsibility of management company and later the residence association and they will have to ensure that the guards are fit for the job.

G&G is different from hospital guard or any guarded (G) projects because the concept is different. In those cases, you will see that the guards will allow any Tom, d*** and Harry in so long the non-residence just wave at them. The barrier is man by the guards where else the G&G barriers are using access card system or transponder.

Security is all about access and movement control. CCTVs, access cards/barriers, perimeter fencing are all part and parcel of methods use to control. Security will have inconvenience and there is no two things about it. You want security, then you have to bear with inconvenience.

Having said that, these are added security to our homes but the first line of defense will still be the home owners to ensure that their homes are secured.

You can call to verify, they call their buyers who registered with them according to the registration date.

yea... i went to Anggun 2 sales gallery today. they have 24 units for subsale. anything facing North cost RM 888K (intermediate unit) and facing south cost RM 903K (intermediate unit). all 888K unit taken and left few units. corner cost >1M. when i went there, i have the temptation to get 1 unit there. the environment is absolutely great. why they never open it for sale last year. smile.gif anyway, developer currently cover the cost of SNP, so, it's good news. in my opinion, RM 888K indeed worth it. my expectation: 1Million marker in 2 years time (with the condition, our economy still stand strong). btw, McDonald is going to complete realy soon. perhaps, before CNY? smile.gif

most case they just telephone police for u. Where they want to fight the robber arm with parang? Msia so cheap they dont even provide them with baton anymore. Most G&G go inside guard house not even a baton or tongkat is inside there. Tis msia standard no control or true service. Oversea guard arm with pistol. I choose anggun 3. Rumored to be released feb 2013. M Rawang not bad, but located near main road. Also located less than 40m from main entrance road to tasik puteri housing estate. Does make much difference now but 15yrs from now when the whole place is develop will hear traffic sounds and suffer much pollution. Emerald no more release only subsale. I would consider emerald subsales. Even if the have should more than 930k since tis last project price. Buy so high hard to sell much higher, for area like rawang.

yes, some owners already sold their unit, recently there is a transaction of 880K, which bank evaluation also giving fair price for loan. Hopefully when anggun city completed overall anggun house will be double up smile.gif
