Also located less than 40m from main entrance road to tasik puteri housing estate. Does make much difference now but 15yrs from now when the whole place is develop will hear traffic sounds and suffer much pollution. Emerald no more release only subsale. I would consider emerald subsales. Even if the have should more than 930k since tis last project price. Buy so high hard to sell much higher, for area like rawang.

First thks for the explanation. Now days actually is very hard to trust developers. In Msia everything has quality control issues. Even in Kota Kemuning there were some townhouses tat were demolish due to land sinking issue. Bandar Puteri Klang also have some unit were the house is sinking bcoz of soft land issue, even bandar puteri puchong also had a few unit with tis type of defect.

Doesn't matter who the developers are. Is just the matter of your luck only. Sorry bout your house. Just curious it is very hard to rectify since the unit is finish. There no way for them to plug the leakage correct?

Wow at least you have a easy solution to the water leaking issue. I thought you have to rebuild the entire 1st floor. I think tis sort of thing happens. At least it is under warranty and developer will fix it for you. Now days its common even for developers to give u a senget 1st floor. Housing tribunal will ignore tis complaint as well.So your problem is definitely small fry. Thank God

I should still go for anggun 3. But before tat I want complaint kaw kaw and show them tis thread and postings.

I went there before. But that time master plan for anggun 3 not up. Ya, i think its normal, but will probably try to get a house at least 100 meter from mosque of surau, iwk and 50 metre from apartments.Actually I am down to anggun 3 and another project. Its either anggun or tis other project. But 1 bad point is I can smell curry powder from traffic light entrance in main road to anggun. And till opposite side iwk near caltex can smell also. But before jusco smell no more.

So is smelling curry powder according to you everyday is bad? I still choosing anggun til tis point bcoz the other project ceilling is confirm to be below 11 ft. I will go there middle of january to view master plan.

IWK treatment plant on top. there is a gudang is belong to baba. So can smell beras/padi. 300 metre is baba factory. From gudang you can smell alredy. But honestly i wont worry bout it. Maybe once a month if heavy production can smell only. I mean like out 30 days maybe can smell 2 days only. Tis place very sought after. Mahsing 22x 80 launch time is 618k then 638k now 730k.

So if nobody like tis are price would increase like tis.Now anggun 3 22 x70 is 689k, so if nobody buy price wont be so high so is sought after.

I just dont buy bcoz after 2pm to 9pm leaving rawang town until reach jaya jusco is always jam. I use motor one time take 30 minutes just to 5km distance. crazy man. After the jaya jusco the small stream is broken right up to the road. tis the road to country heights. So i just interesting how selasyang municipality going to rectify tis problem, so i no buy. Rawang is very sought after, so, is worth buy.
