From understanding level 1 with gardens is A2 type and double lanais is A1 type. How about A type? Sold out? Btw how much for A, A1 and A2? Type C out of my budget d smile.gif

Type A was most wanted unit since MArch 2012 and was fully snapped up during the sales preview in April 2012 with RM 20k price increased.

Type A is 1067 sq feet, should be RM 500k onwards before 7% discount
type A1 is 1201 sq feet, should be RM 580k onwards before 7% discount
type A2 is 1067+ 560, 800 or 1200 sq feet, price, kenot remember.

Per sq feet wise, actually type C was the cheapest at RM 400-430 psf after discount.

Hi t3n, yes, KR 2 still some unit available, understand also that some Kiara Residence 1 bumi unit already open to non bumi, you may go to sales office & find out.

I not sure the sale status but personally I prefer KR2 due to better facing with no blocking, higher floors of 30 storey to grant better view, facilities are more than KR1, with Sky Garden at all 3 towers and etc.

KR1 early buyers would be holding the advantages where they only enter at RM 300 psf circa. If u prefer lower density but smaller land and do not mind either facing Bkt OUG condo, facing block to block or highway, then KR1 might be a worthy choice.

I think the reason of 10% difference is mainly because when it open for sale the price is low $300/sft while the market price for this area has further shoot above $400/sft (even it still considered as low as it's around $400/sft only. Good news for early phase buyer of KR1 but as you mentioned if given these price comparison, I would go for KR2 anytime due to the factors you mentioned and also the feeling of more higher-end living feels for a merely 10% additional.

hi.. my loan amount only 430k++.. i am first time house buyer.. is there any special previllege by recently announced bajet recently for newbie like me? 50% less on legal fees or no? ihve been told that my legal fees is rm6.9k++ after the so callled 30% discount.. i think its too expensive.. what do u guys think?

how many % is 430k over your purchase price? Does the bank offer you less than 90% of purchase price?
try refer to this & do you own calculation ?

this will be my first time signing s&p. any advice on what to look for(or pay xtra attention) in the agreement?

anyway, any1 know for the building wall, are they going to use sand brick or clay brick(red one)? hopefully they will use clay brick

kr2 either facing kesas highway or lrt track, kr1 is either facing kesas highway or the rainz/bukit oug. giving a choice, i will defenily choose facing the rainz/bukit oug. highway and lrt track facing is what i try hard to avoid.

is kr2 soft launch for 300psf? that was cheap! i know kr1 soft launch for 360psf before discount, so afer discount is around 340psf.

in longer run, kr1 sure selling much more expensive than kr2 due to the low density in almost the same land size with kr2. moreover, i see kr1 is the only low density development around that area.

i would suggest those who want to buy a condo in that area and have not book zr/kr2, might fast fast grap kr1 if it is still available...

Can anybody help me? Still a noob in this.
I applied loan from Bank X and Bank Y. Bank X already aprroved my loan and can proceed to signing LO. So after i sign the LO, the lawyer will draft the snp and loan agreement rite? Can i just sign the snp first but not the loan agreement since i want to wait for Bank Y approval and see whether i can get a better package? If later Bank Y approve my loan too, can i still sign the LO with them eventhough i already sign LO with Bank X earlier? And do i need to inform the lawyer to redo the loan agreement if i decide to take up the loan from Bank Y? Will i incur any penalty for doing this? Hope somebody can help me on this.
