Amir Rais called me in the everning and inform that i can sign next weekend. (they only let ppl sign on weekend anyway.)

And saw the freebies letter. Just mention that how many aircond, water heater and etc etc as promote lo.

Cant wait for next weekend. So bro any claused i need to look into ?? 1st time sign le smile.gif

As far as i know ur s&p is ready base on ur loan. If u sign the loan only the s&p can be proceed. I'll let the exp bro to clarify this.

S&P signed, DIBS and freebies are not in the S&P copy but two separate computer generated letters from the developer. side by side car park given at L3. shakehead.gif not particularly pleased but can't complain much as the parking lots allocated are not far from the lifts.

It seems like the allocation of car parks are based on the floor level of your units, not the type of unit purchased. Pressed further on how the developer allocates, the WCT fellas are unable to provide an answer to it.

The car parks allocated for one of the buyers of Type C unit at lower floor are allocated at L4 sweat.gif

What floor and type are u and the other buyer is what floor bro ?
I stop by to spy on my Loan docs coz my appoint was actually next week. Found they given me 35% discount biggrin.gif
But want to spy on my S&P docs to see my parking lot but it was not here yet. Amir Rais is only doing the loan but S&P is still under SNG & CO.

Bro, I'm getting type C and at lower mid floor. I think the other buyer's is at 3 - 5, but not too sure coz I've only heard the legal firm ppl talking about it among themselves and also afew are not signing the S&P due to the car park allocation.
Hmmm..I've overheard the b****ing among the legal firm ppl that its unlikely the developer will entertain any request to change the car parks location

ohh .. mine was also include into the loan so the lawyer said if got balance will deduce into my loan. But i saw ppl who loan done by SNG & CO was 30% only :S

u can see ur bank loan offer and the lawyer offer .. then u know how much de biggrin.gif

My L/O was nearly 9k but Amir Rais charge me 7k++

Are there common access from the lifts ? For example, if you unit is at T2, are you able to access your unit from the car park lift 1 or lift 3 ?

Say there is situation where one's unit at T1 but the car park is near lift 2 or lift 3. If there is no common access, then the driver will still have to walk quite a distance at the car park floor to the right access.

Not sure about that i was told before by bros here to see which is good then i sign. I KIV UOB, HLB and Ambank and i end up sign Ambank coz they give me full loan + 40 years + BLR 2.3% which the other 2 cant.

IMHO I doubt there will be a common lift as all units are quadrant zone, T1 and T2 are seperated although standing side by side. smile.gif

once you sign LO, they will proceed with legal document.. If you decide to call it off after the legal document is ready, they might charge you legal fee...

I don't think they will be entertaining any form of request to change the car park locations irrespective of the reasons / issues encountered by the buyers... the developer is not budging on this at all.

Well... the distance between KR1 and Bukit OUG is extremely near and that Bukit OUG is quite dense. Chances are if you are facing Bukit OUG, all you will ever see when you open your windows is a full view of all the your mates in Bukit OUG. So that would mean no walking around in your underwear in your own home and vice versa else you could be the latest sensation posted on Facebook or 9Gag...

kiara residence and bukit oug is seperated by one block of pusat komuniti. the distance between kiara residence 1 unit and bukit oug unit is roughly 70m away from each other, and i could tell u this distance is not consider close coz it is common to see 2 different block facing each other with 10m distance away from each other, especially the blocks that sitting in the same development or same compund.

but facing lrt track and highway with such short distance will defenitely give u nightmare and disturb all the time. no matter it is for own stay or investment, should always try to avoid them. but kiara residence 2 has no other facing. if die die want to go for it, i will choose facing kesas highway with lower floor to reduce the noise polution. but sometime i heard ppl say after staying for longer time, will become use to the noise sweat.gif

What do think of KR2 Tower 1 floor 15-20 facing Kesas ? Do you think it will be very noisy ? Based on your analysis the units are quite bad right ?

One thing to ponder though, highway traffic is constant and around the clock. Not to mention the dust too. LRT does not operate pass midnight.

for homestay: suggest u play a visit to bukit oug 15 floor to see weather u r ok with the noice or not. although bukit oug is little more far away from kesas highway compare to kr2, but this could be yr direct reference.

for investment: kr2 sitted at good enough location with great access. although facing highway is not that great, but it is still acceptable coz facing highway is not something new and u could easily get certain reference nowdays...

my personal comment: highway facing with constant traffic gives constant noice. but lrt is "suddent-suddent" noice that would personally give more headache to me. moreover, lrt noice is sharp...
