Probably KR1 buyers are too rich n no time to become LYN member. Most of them are dev relatives, friends and associates. Moreover, KR1 is only half of KR2, so not surprise to see KR2 thread more hotter than KR1 thread.

Need to ask, can i borrow from non panel bank? If Yes, any difference from panel? If no, why?

Is current signing of S&P is for Tower 1 & 2 only? Looking at everyone discussing the current arrangement of car park, really wondering how my car park will be located, my unit comes with 3 carpark, anyone want to rent the extra one? hihihihi

finally my wifey and i had signed all the docs this morning smile.gif

i have asked for the letters of freebies & DIBS related. When I read through the letter of DIBS scheme, feeling a bit confused. In the letter, the phrase "Term Loan" keeps appearing as it mentioned developer will pay for the interests of the term loan whereas term loan in my LO is only the car park loan. Does this "Term Loan" in the letter of DIBS means the housing loan including car park loan?!

And the letter also mentioned we need to provide a copy of LO to the developer and also sign and return the letter within 14 days of the date of the letter (1st oct). Do we really need to do so?

Hi Bro Chung, good to see you again. You actually read through every documents hur? I only briefly go through cos too many docs. What letter are you referring to? Nothing was mention regarding signing of any letter for me.

Bro ah_chung so you signed the letter of freebies and DIBS ? Is the letter signed by developer or its rep ? You are probably the first one in this forum whom have seen the letter, it's hot from the oven, I don't think anyone else here (including those who have signed their SPA+loan agreement earlier than you ) have seen it.

Where is your car park level ?

bro xcess and tmc, the lawyer rep said they only give out both letters for those who ask for it. those letters are computer generated, no signature on it and no place for us to sign to. i'd treat it like a information letter. however i just feel confused while reading the DIBS letter. those letters are dated 1st oct, so don't think is hot from oven.

too bad my car park lots are at level 3.. but good thing is they are just next to lifts. give and take lor... my car park lots are tandem, but both cars can go out independently (located in the middle of 2 pathways)

OK we are talking about different letters then. The computer generated letter is just informational, I don't know what is the legal validity of it. I am expecting a proper DIBS letter, a letter signed by both developer and buyer, much like I have gotten from other projects from other developers.

Which means I got to call them next week to see if they are just giving this computer generated leaflet. I fail to see why they are difficult to comply to what other developers are able to comply. It only takes one day of the precious developer time to do it.

Your car park is good since your unit is mid floor. Able to excess it independently is good.

they buka 7 days aweek.. so as long as the doc is ready, can go n sign..
yea, i always prefer side by side.. dun mind pay for higher floor.. same thing when i bought zest..

Yeah. If own stay I really prefer side by side, but location of the car parks are also very important for me. I just prefer near to lift which provides my gf more safety or any lady tenants more confidence while taking car alone. Actually KR2 can manage to put all individual car parks and sell a bit more expensive to make it more high end. Most of the condo below 500k now are offering tandem.

Wat I dont like about TZ was the tandem slot was too small and driving 2 way lane too thin. The positive thing was the car park base was quite bright compare to other 200k+ condos I had bought.

I wondering, anyone getting Grd Floor parking? Lol. Probably it reserve for visitors only and walk way to waiting lobby bfore entering lift lobby. Quite grand. Let me find out the masterplan n study the feng shui. Haha.

one of the couple refuse to sign until they manage to appeal for better carpark which is understandable since they r buying for own stay.. wonder r they in this forum hmm.gif

mine is in the middle. since its side by side, not much complain..
for zest, side by side is further from lift while those near lift r tandem.. so either one pros n cons.. nod.gif

I still found a lot buying for own stay rather than investment, except few of my friends. And I myself very tempted to keep one for own stay due to some reason that, I unable to find a good timing to buy a unit of super link at the moment ...

Wahh, the couple appeal for the car park lots ahh? LOL ... I think they either got L4 or the bays which very very far to the lift ...

Anyhow, sometimes, it is very difficult to accommodate all buyers and developer... but certainly, premium buyers shall get premium car parking or those sacrifice for Lvl 1,2, 3 or 3A, or 13A shall get this premium lot too ...

If middle of the car park rows, then of course, consider decent enough.

If I can remember correctly, there are 3 rows of parking bays fronting the lift lobby for Tower 1 & 2. Those next to lift lobby are tandem parkings and those individual parking bays at row 3 ( which nearest to LRT station ) could be a bit annoying , I am not sure until upon completion. The middle have no issue and for those got 3rd row but at bit far to the left sided or East, then you have to walk a bit far ...

For Tower 3, if you get Tandem Parkings, you need to walk a L shape before you reach Lift Lobby. Worst still, there are few units would hit the fate if they got the few tandem parking at the very very last spot which purposely dedicated for the tandem parkings. For those individual car park bays, I think most likely no complaint, as you either get the row next to lift lobby of the row facing lift lobby, just depends on luck which number or how far you get it. But overall, quite good.

I try to share it shortly.

P/S : whatever stated above was based on the old master plan ( more than 6 months olds ), or unless they changed it, then the info would be incorrect.
