IMHO, for this price with one extra car parking, worth buying. Can always rent out 1 or 2 parking to cover the maintenance.

Surprise still have rejected units, definitely off the shelve in no time.

Original price when I purchased 1457 sq ft last year in April is about 420 psf but only 2 car parks in tower 1. Prices have increased along the way, still room for appreciation.

I don't think so. Many of the units already have the 3 carparks. But this unit comes with an additional 100sf for the 2nd balcony which is a bit of a waste especially since T2-25-06 is 1100sf without the 2nd balcony and also almost 40K cheaper. Also comes with 3 carparks. This unit also came with 3 carparks and someone sapu it yesterday afternoon b4 I could act.

Haha, it should be called "fully booked" instead of "sold out"

This unit just released 2 days ago, I think the last buyer booked it just last 1 month + and he unable to secure loan from very limited banks with EF limit available.

I predict this unit will be taken in new few days without marketing. But this unit very "sui" , at least 3-4 buyers booked it and loan rejected.

If not mistaken, still got few units ( those booked last 1 month ++ ) are still pending loan.

The highest original 14xx sq ft unit is T2-25-08 with 1490 sq ft. The price for this unit was RM 673,600 @ 2 cp bfore 7% discount.

Net is RM 420 psf.

Is KR2 gonna have the same exterior finish? Looks a bit cheapo to me.

Haha, not entirely same but should be around that IMO.

The biggest difference would be hugely on the glass panel effect where all units of KR2 are with full ceiling glass in the master bedrooms and balcony rail no matter Type A, B or C or it's special units with additional gardens, bigger balcony or double lanai.

For KR1, the windows frame are normal size for Type A and B and for Type C, only semi-full glass panel for it's master bedroom. While for balcony, Type C is half brick and little glass rail. If I heard correctly, Type A and B is full brick balcony rail.

I think the windows and glass effect is very crucial why KR1 is looks less astonishing but based on RM 300 psf, nothing much can complaint and interior quality, so far, quite good especially the bathrooms and floor tiles, changed from ceramic to good quality porcelain tiles.

The other difference could be slightly different in rooftop where KR1 has no sky gardens like KR2. Side panel or exterior, I would reckon about the same.
