The list not accurate, some members bought more than one units but not reflected. We have a more accurate listing in our Facebook Group, photos of kitchen cabinet, hob and hood, unit's interior etc all posted there.

I'm considering buying one of these, but I'm concerned about the developer - Aston Villa is responsible for Scott Garden at Old Klang road - I think anyone who visits there can see it's in an appalling state, the maintenance is dismal.

Given Cybermaster88's comment about the paint on KR1 looking poor, is this really a good purchase? Is aston villa in control or is Yakin?

KR1 or KR2? KR2 fully booked, not sure any new loan rejected unit after such long. KR1 is entering subsale now.

Btw, the developer is not Aston Villa, who built Scott garden and also 2 other condos in Brickfields.

The developer for both KR1 and KR2 is Kiara Resources Properties Sdn Bhd and JV with Knox Halim, the project consultant for KRP as well as project consultant and marketing for Aston Villa. They are related as main con and marketing for Scott Garden / SOHO but not as a developer but a client to the Aston Villa, the developer.

A value from my source who works in a very conservative but big valuer firm, that KR1 is about RM 500 psf. And potentially RM 520 psf by Jan 2014. Regardless the size of KR1.

However, some agents who closed the deal of KR1 smallest unit 1050 sq ft at RM 550k recently and one famous booking of RM 570k few days ago, was informed that their bankers able to get up to RM 570-580k valuation ( RM 543 to 552 psf ) .... meanwhile, for big unit of 1454 sq ft, asking price is RM 730k to RM 750k ( RM 502 to 516 psf ) and 1 deal secured at RM 730k recently ...

Although all value per sq feet is same for 1050 - 1454 sq ft, smallest size tends to have upper hand to make transaction compare to bigger sizes, but the latter really have too few units confirmed for sale.

Good info. I guess we'll have a real idea of the property values after Jan 2014 when GST begins.

What's the progress on KR2? Been a while since I last went there. What's the targeted completion date for KR2 now?
