How good is Kiara Residences 2 in reality? I know its close to the LRT station but its still facing the highway and Paradigm is not really a confirmed project rite?

Current price is approx RM 435 psf after the 7% discount. How much can we expect it to appreciate by 2015 considering the other upcoming condos in the vicinity? Plus this is leasehold. Need to also factor in the RPGT.

Yes im refering to the 1457 sf unit price after discount. Price before discount is 680K.

I just bought 2 units yesterday. Both at Tower 3 L15 & L23. Comes with 3 carparks each. Hope its a good investment.

I dont think rental returns would be that good as by 2015, there will be quite a number of units coming into the market. Normally in areas which have such a number of developments coming around the same time, rental and sale figures wont be all that great. I expect rental rates to be about RM 1.30 psf. Also for those who intend to sell in 2015 once you get OC, be prepared to hold till 2016 if you want good returns.

Yesterday was my 2nd visit to the sales office. I spent about 3 hours there yesterday (in heavy rain) surveying the surrounding developments, access roads, the actual site and the progress of work on the LRT station. Also checked out the proposed access road which Bina Puri is currently occupying for the LRT construction. I also spoke to 1 of the partners at Raine & Horne whom i know personally.

Did all that before i placed bookings for both units. My initial unit choice was taken up about 15 mins before i placed my bookings. Another couple came in and bought these 2 units. Damn!

But I had to use other names as i already have 2 properties in TTDI KL in my name. 3 of my friends also purchased units yesterday. So all in all, 5 units from my group. biggrin.gif

Btw, my 2 units are facing Kesas but with a view of the swimming pool too. My first choice was on the other side nearer to the LRT but i think that would have posed more noise issues as the LRT is using trains which will be as noisy as the current batch. The MRT trains would be much quieter but not the LRT. Plus the much higher location of the tracks would cause the noise to travel quite a distance.

I think 2 carparks would be on the higher level while the remaining 1 would be on the ground. No choice i guess. But ive only placed bookings so i wont know about the car parks yet.

How does the RPGT tax affect us if we decide to sell in 2015? Is the construction phase of 3 years taken into consideration?
