Finally u had made a decision and guess it shouldnt be a bad investment given the rental opportunity at such location and most Type C buyers are own stay. Never the less, the pricing is still fair and competitive enough to be one if the cheapest on going project in BJ area.
I think u get both L15 and L23 units which is facing Kesas/KL. Am I right?
I dont think rental returns would be that good as by 2015, there will be quite a number of units coming into the market. Normally in areas which have such a number of developments coming around the same time, rental and sale figures wont be all that great. I expect rental rates to be about RM 1.30 psf. Also for those who intend to sell in 2015 once you get OC, be prepared to hold till 2016 if you want good returns.
Yesterday was my 2nd visit to the sales office. I spent about 3 hours there yesterday (in heavy rain) surveying the surrounding developments, access roads, the actual site and the progress of work on the LRT station. Also checked out the proposed access road which Bina Puri is currently occupying for the LRT construction. I also spoke to 1 of the partners at Raine & Horne whom i know personally.
Did all that before i placed bookings for both units. My initial unit choice was taken up about 15 mins before i placed my bookings. Another couple came in and bought these 2 units. Damn!
But I had to use other names as i already have 2 properties in TTDI KL in my name. 3 of my friends also purchased units yesterday. So all in all, 5 units from my group.

Btw, my 2 units are facing Kesas but with a view of the swimming pool too. My first choice was on the other side nearer to the LRT but i think that would have posed more noise issues as the LRT is using trains which will be as noisy as the current batch. The MRT trains would be much quieter but not the LRT. Plus the much higher location of the tracks would cause the noise to travel quite a distance.
