you are correct, the courtyard can be used at ground floor. However, the area for 1st floor is reduced because the void is there.
As such, even though pentas 2 is longer than pentas 3, but due to the layout design, the built up is smaller.
Pentas 2 layout with 60 ft in length I would think is bigger than Pentas 3 56ft.
1) 4ft extra length = Gross 4x25x2 storeys = 200sqft larger for Pentas 2.
2) But Pentas 3 claiming 3200++ while pentas 2 with courtyard only <3100sqft.
3) Even minus out courtyard = 7x12 = 84 sqft. with this, Pentas 2 still larger than Pentas 3 ~100sqft. And there is no way for Pentas 3 56ft type to claimed 100sqft ++ larger than pentas 2 with courtyard.
The only way Pentas 3 can claim 3200++ perhaps dev use diff way to calculate their Gross, include all carpark with tiles. Hence, net b/u for Pentas 1 & 2 60ft length should be larger than Pentas 3 56ft type. Even not bigger than P3, definitely cannot be smaller than P3 56ft >100++ sqft. Same as P3 60ft claiming ~3500sqft. Perhaps dev wanna increase the sale price for P3 while maintaining the price per sqft, they use diff formula for P3.
Btw this is just my thought, and I might be wrong here.
