Trying to post some pics. yeaaahhhh, berhasil. See this was what I mentioned earlier.

Picture 1:

Hi guys, I have a question about the measurements of the pentas 3. If you look at the measurements it says 16600 in length but pentas 2 measures 17900 in length but I has a smaller built up compared to pentas 3. That is around 4 ft difference in length.

If you would look at the plan between pentas 2 and pentas 3 you would know what I am talking about. The length of pentas 3 actual building is 16600 mm compared to pentas 2 which is 17900mm but pentas 3 is around 100sqft bigger.

Long length dont mean you have bigger built up.

Is depend of the design of the layout and examine the usable area as guide.

Eg, pentas 2 got one layout is which a void in the unit, hence the built up is smaller.

U mean void becoz of courtyard design? Anyway that space is still usable for ground floor. Only void for 1st floor.
Not a total waste at least u allow natural sunlight to come into ur house. I guess this really depends on individual preference.

you are correct, the courtyard can be used at ground floor. However, the area for 1st floor is reduced because the void is there.

As such, even though pentas 2 is longer than pentas 3, but due to the layout design, the built up is smaller.

Nice. Looks like they may start to build road soon...
But the second picture doesn't look like roundabout at all...hehehe

Pentas 2 layout with 60 ft in length I would think is bigger than Pentas 3 56ft.

1) 4ft extra length = Gross 4x25x2 storeys = 200sqft larger for Pentas 2.
2) But Pentas 3 claiming 3200++ while pentas 2 with courtyard only <3100sqft.
3) Even minus out courtyard = 7x12 = 84 sqft. with this, Pentas 2 still larger than Pentas 3 ~100sqft. And there is no way for Pentas 3 56ft type to claimed 100sqft ++ larger than pentas 2 with courtyard.

The only way Pentas 3 can claim 3200++ perhaps dev use diff way to calculate their Gross, include all carpark with tiles. Hence, net b/u for Pentas 1 & 2 60ft length should be larger than Pentas 3 56ft type. Even not bigger than P3, definitely cannot be smaller than P3 56ft >100++ sqft. Same as P3 60ft claiming ~3500sqft. Perhaps dev wanna increase the sale price for P3 while maintaining the price per sqft, they use diff formula for P3.

I also fail to understand why P3 bu is bigger than P2 or P1. Simple maths mah.. No way 25x60 bigger than 25X56 assuming both r double storey..
Afterall land size are same 25X85.

If INP claim they use different method to calculate P3 BU, this is wrong to me. One must compare apple with apple not orange.

If P3 built up is correct, then P1 & P2 measurements are wrong, vice versa if P1 & P2 are right, P3 sure wrong. My estimation is like taikor above, 99.99% P3 built up is wrong

Such a mistake, not the 1st time for I&P.
I&P is a good developer, she dun do dirty tricks, but I would say the staff make silly mistake sometimes.
In terms of healthy business conduct, I would say I&P is the Best among developers!
