From the details of the e-portal, the info given is actually on Block B (only 17 floors) and the minimum price they are selling is RM 1,090,440.00 (for 1685sqft) as compare to Block A they are current selling in the range of RM 850k. I heard the Block B going to be Build and Sell concept. Looks like there is upside potential for those who hold Block A on the next 3 years...

Good to hear about that. Thanks for sharing. Build and sell as in fully furnished? I heard that they are offering more things for Block B as in built in furnitures. Any idea when they are launching it? They seems busy with SS2 The Hub right now.

Hi Marverick, according to SDB, the Block B will be launch upon completion (3 years from now) . Looks like they are not in the desperate mode to sell....So far have not hear any difference between Block A & B. They said its going to be same offer but higher price as per the indication above...

Just back from the sales office, according to SDB sales team, the Hub will be launch in 1-2 weeks time. The price will be in the range of RM 850-900 per sqft. maybe they will apply same strategic.. Rm8000 for downpayment only.. or some huge discount help those investors to surpass 70%-80% loan... since this is commercial..

Its depend how we see it. Yes, there will competition to sell if you are opt for flip upon completion. The bright side is, if the developer selling at RM 1.1 mil during that time, it will set a new benchmark of WOTP price. There would be investor not willingly to pay this money just for the additional park view. In that case, for Block A flippers that want to let go at RM1 mil will be easier.

The market had been soften for the last quarter and expected to remain until CNY.

Any project with this kinna pricing, I think needs time to declare sold out. I feel if sales breach 80% is consider good dy.

like skypod also same, after 1 or 2 months launching, 70-80% sold, now after almost 1 year already, still stuck at 80% sold.

all developer use the same strategy?? 8 is their lucky number. haha

Not all lah bro. If u notice, even some stuck at below 50% or 70%. And, the launch of each product, also depending on the low entry / booking, convenience booking of 3-5% using CC as installment plan and timing, couple with developer's strategy of open the block by phases and stickers game.

With the high pricing and the number new launches everywhere, buyers definitely have the power to look further and typical Malaysians, once the going fast, the own urging decision to buy first due to "book first and cancel later" mode and some are comparing & waiting mode since plenty of units available and going slow, and subsequently will jump to fresher project and forget the previous choice.

The actual sales should be based on booking fee paid, loan / financing secure and pending S&P signing. Many projects sales chart are not the actual answer where for most, the sticker was placed to favourable sizes and view units which released later and some, deposit refunded but the sticker was still there.

HSBC, very efficient loan approved for 90%, blr-2.45. They will appeal again to get blr-2.5. Anyone able to get blr-2.5 or better?

This is joint event with some high end cosmetic company. Many turn out there. If u make a booking on that day, sdb will give u free 2k worth of cosmetic , perfurm stuff. There is some lucky draw as well..

Hi, would like to check with all block C buyers here, is there a beam or pillar in the kitchen which separated the sink and hood area?
There was no pillar mentioned in the floor plan in brochure but the floor plan in Sdb website and also sales galley mock model did show a column in the kitchen. And two different SA actually gave us two different version of saying, one said there's a column yet another confirmed no column.
