Bro WiberSc, how's the loan approval goes? Approve base on the SNP only or SNP + upgrade?

Yes. Already obtained the Letter Offer from Bank and in progress now based on the SNP + Upgrade Works as per stated.

Thanks, seems like SDB manage to find way go round the loop holes by selling high for medium cost brows.gif brows.gif

Not sure is loop holes or this is standard. As there are a lots projects selling high cost also having the same issue as per SA mentioned.

who have sign SPA and LA?

Actually wanna know the neighbour is doing what project. As i know beside the existing apartment is doing Semi-D & Bungalow, means Block C back facing.

Opposite the sales gallery cleaning land is UDA private land. But the rest dont know who land but cleaning the site.

Have visited to their sales gallery last week.. Impressive on the concept.. And have confirm with them.. They did provide the shuttle service to the MRT but charges will be subject to the JMB.. They have some info on their fb as well.. Still considering whether want to place the booking or not.. Lol!

Block C buyers when sell will based on SPA price... Those who go for investment will make a great mistake...

Let say, spa stated purchase price RM100K + 400k upgrade price, so even u sell 600k when VP, mean that u make gain of 500k and bound to RGPT... The 400K will not effect in your SPA... I just confirm this from lawyer...

But if for own stay forever will be ok...

Congrats! U jus go ahead with what u bought...

Anyway, RPtG is based on property gain. If ur spa price is RM100K only mean when u sell will based on spa but not spa + upgrade agreement.

So if u sell 200 K, u still make 100K gain on RPGT tax deduction, but in fact u have made 500K whack 400K was upgrade agreement.

Pls don't simply offense ppl as everyone has the right to tell the truth. If u feel offense, pls keep urself in refrigerator for freezing...
