Private land not belong to Yuwang. That company got no land, only JV with land owners to built the apartments and semi d near WTOP.

No shop lot, it will be another project like WTOP.

Please check RPGT Act 1976 Sch 2 Para 5. It will explain how RPGT is calculated. No need for wild speculation.

If not understand check with a tax consultant don't just rely on loyer buruk.

5. Disposal price.
(1) Subject to sub-paragraph (2), the disposal price of an asset is the amount or value of the consideration in money or money's worth for the disposal of the asset less-
(a) the amount of any expenditure wholly and exclusively incurred on the asset at any time after its acquisition by or on behalf of the disposer for the purpose of enhancing or preserving the value of the asset, being expenditure reflected in the state or nature of the asset at the time of the disposal;
(b) the amount of any expenditure wholly and exclusively incurred at any time after his acquisition of the asset by the disposer in establishing, preserving or defending his title to, or to a right over, the asset; and
© the incidental costs to the disposer of making the disposal.


For those purchases who are too worried and for those who want to avoid ambiguity of the interpretation of the Act, suggest you request to date the update agreement a day after your S&P date. For others no worries!!

2) RPGT - to me no issue.
3) Valuation There is generally 6 methods of valuations (comparison, residual, investment, cost and etc). As some of u pointed out rightly based on comparison mthd, if it is worth $500k to $600k, so bank will lend for around that value so no issue of $100k spa. What u have paid in the past will have very little bearing to the buyer loan valuation. It is the market value at that time of purchase.
Helius, your comments not consistent; at one post u mentioned valuation based on original s&p ($100k) next post u said based on $500k. Don’t understand??

This one is behind the hills in front of WOTP lah.

No access road from WOTP. Same area as new one - Casa Green.

Each targeting different market lor. But in terms of access road, WOTP is the best, as it has four lane road, all the way to MRT station, whereas those two, a bit susah lah.

Different crowd lah, Vina nearby got a lot of low to medium cost flats / housing, whereas WOTP semi dees and bungalows with the exception of one existing block of medium cost flats.

Hello Uncles / Aunties, please read the whole thread, most of these things have been mentioned.

Just to recap, not much land left surrounding WOTP, north side, two parcels of land then further over the hill is Vina , east side is UDA, south side is Prasarana bus depot, only some lots left immediately on the west side, also got new semi dee industrial lots. Next to current medium cost apartments is new semi dee hse (Beringin avenue).

Raw land is very expensive around that area now; no developer will want to built even medium cost apartment. Those along SILK cheaper becos density is much higher 140 units /acre plus commercial, compare to WOTP abt 60.

Access road is 100 ft (dual lane) from WOTP all the way to proposed MRT station. (Vina and Casa Green don't have). On the east side between WOTP & UDA, got 100 ft road reserve, all the way south to Silk highway. Just dont know who will spend money to built this access.
