It's juz the matter of disposal. Am Sure after would want to move after 20-30 years staying there at most. It'ss be hard to dispose of a leashold at 60 years. And worst of all at a premium price. This is a worry we have to deal with and not our next generation. Yes I agree we can extend the lease and all. But of Wotp is next door and gives the same feature at the same price. Why would I wanna trouble myself to buy a leasehold? But i'm not against leasehold. If the leasehold property has more benefit than a freehold. I would still choose a leashold. 99 years is long. But in the case of lumiere and Wotp. I dun see a reason to buy lumiere unless the concept launched is really breath taking. |

I agree that generally, FH properties are preferred as their values are usually more stable. However, the government can still take back FH land under the Land Acquisition Act, to be developed for public purposes, such as the MRT project or economic developments. Some FH land can still carry some restrictions as they are converted from leasehold...need to read the documents carefully.Sometimes, the location, pricing and the quality and brand of developers carries more weight among property investors than land tenure...and even for some people the feng shui of the overall site is the top priority. I believe at least half of developments launched in the KV are leasehold properties, and some are selling like hot cakes. |

Is property a good hedge against inflation?
One of the reasons why I bought WOTP is to hedge against inflation. Looking at the various hikes in prices from sugar to tolls and the falling RM, I expect inflation rate to be high in the coming years. This will gradually erodes the value of money over the coming years. Don't forget the GST is also coming soon. However, not all people agree that property is a good hedge. Would you like to share your view? |

Btho may become a place where many daigo prefer to live seeing as many semid and detached units. Wotp located near beringin avenue and lumiere is a good thing also. But still the higher units facing south can see balakong light industrial. So I personally think units facing north is better.For crime rate.... Hmmm no idea. This area so far looks ok...compare to nearby places. But I dun see a 5-6% rental yield as our entry cost is so high already. I dun think ppl would pay that much for cheras selatan. Even mk dun have that many with that yield. But if if uda land successfully make the commercial hub a prominent one. We can expext great appreciation and yield. Also it would be a great plus if the van provided to go to the mrt station can also drop by to jusco cheras selatan, lake avenue and aeon big. I think if the van brings us to amenities nearby, it would increase the property value and demands. Happening because it's so close to semenyih while Kajang still has many potential. But if u look at the price there. It's picking up. The type of shops opening is also increasing. Such as shabu shabu, Japanese cuisine, and few others. But will still take time for it to mature as connectivity not good. Only Access is jalana semenyih who is always jam Btw. There is another rare bank. UOB bank which is not that far away. Considering its rarity. It's juz in desa Cahaya. If natur has an access road coming from this place in future. Wotp to UOB will be less than 5 min. |

From what I see and heard so far, the area in Cheras South is stable with steady growth...so patience is key...is definitely a nice neighbourhood to stay.

This area mainly attract local at this moment la... U wan see high class Ang mo, Mk, Sri hartamas, ampang hilir n klcc area still the top choice... 2nd choice will be dutamas, desa park city, damansara/damansara perdana area....

Why must we treat Ang Mohs as a higher class human being...have to be white...anything else is a compromise...always think white first rather then asian, even their farts smell better.
We better wake up...now is a different world...the western economies has now just realise that they need the Chinese consumers to power their growth in the next decade. The Chinese are buying properties all over the world, including in Malaysia, and mostly in cash! The Ang Mohs are doing everything possible to win the wallet of today Chinese consumers, including the Koreans and Japanese. Maybe we should target these groups of tenants. |
