Heard that Lavender Park phase 1 going to get their key this week.
Phase 2 mid of next month. No chance of LAD then.
My colleague bough Opulenia (If I'm not mistaken, got close to about RM 40K for LAD).

Anyone know good contractor for grill?? Just the normal, modern one, not the wrought iron type.

hi all, I just purchased a Nerida intermediate house. in doing so i noticed several defects and claimed warranty for them. sime darby repaired most of them except two:

1) uneven ceiling plastering, looks senget in some areas especially the kitchen
2) uneven wooden flooring. on the 2nd floor the floor panels look like they are going to "come off". i am comparing this to other houses where the floors looks much more smoother with the lines between each panel not obvious at all.

the contractor has refused to fix these 2 stating that there will be too much cost - ceiling need to be broken and redone and flooring also. is there anything i can do about this or will i have to repair it myself? when i bought the house all the agents told me warranty cover everything as long as buyer not satisfied, it must be fixed. this does not seem to be the case now.

Yup, thats almost right. The Site Supervisor called me last week and mentioned that SD were doing random checks on Lavender Park Phase 1 from 16-19 Oct. He says keys will be given out to owners two weeks from today [22/10/12]. Not sure on Lavender Park Phase 2, different site supervisors I think.

Was dreaming of LAD as well, but looks like it will remain as a dream cry.gif

For Grille contractors, from what I have surveyed, Three Kim [they have a page on FB] looks the most affordable. Let me know if you need the contact, will PM you.

If others have any contractors to share, please do so as well...

Almost bought denai alam subsale end 2010 but after viewing shoddy workmanship. Paid rm20 to indon workers to view the construction site towards completion. So understood wat you meant. Make me weary of any project by sime darby. In fact if you are able to check forums as far back 2004 there are a 100 complaints of owners upon completion of their property. You case is nothing new. Sime Darby is used to it. Subcontractors for sime darby have the reputation of being one of the worst in the industry. Change my mind as bad factors like Tension line in middle of denai alam. Opposite horse riding place 200 chinese cemetary. Next door kayangan heights also another plot of christian, muslim,buddist cemetary I think 2000 capacity at least. Also a cremation site too.

But location is otherwise unbeatable.

I am very happy with my fern lane"s as well. Was told by the SA that from Opelunia/Verdania onwards, the quality has been much2 better.. this continues with the recent completed phases ie; Ivy, Clover, Fernlane, Lavender, etc.. any complaints heard from the above units so far?

Also heard that Nerida's quality is quite poor.. but those purchased during launch got handsome LAD $$$.. fyi, Nerida's subsale is very active though.. i am quite surprise..

yes.. my lot is actually near the tension lines area, it helped in bargaining the price a bit, make it slightly more affordable.

i actually noted all these before purchase but was bought in by the agent who assured me everything will be good. to his credit he did help a lot with the claims and sending forms etc but didnt seem very effective. sime darby only fixed the easy problems like paint touch up, etc. the rest they just straight up said no, too difficult... and if i wanted to, i have to go through tribunal and all.

I guess just accept it. During 2004 - 2010 many defects but those owners also finally accept. What to do sime darby big company they use the location & freehold status to attract but latter they don't maintain quality. But at least nothing wrong structurally. My parents own double storey house in USJ also by Sime Darby upstair floor is senyat one side. Sime Darby is better now but they always have problem from last time. Main thing no structural defect. Many bought 700k and above property nowdays in denai alam. So its considered good area already.

But just as I am investor I afraid future buyers might not like live so close to cemetary.

But many upside like close by future MRT, like 2 km for denai. Should be ok.

Yes, I believe the subsale I was considering buying was Verdania. But after I saw quality of the house I said to myself " Hell!, no". To many complaints already. If continue like tis, they realised they end up getting sued by the buyers of future projects.

Quality improve immensely after Verdania. Verdania is 460k launch price. Subsale was already 650k by feb 2011. But for me something 650k, quality should be better, no. But the case for lavender like 700k+++. So they took care of quality more. Which is reasonable. So Lavender owner should have nothing to worry about.

Dont take my word for it walk to serissa and verdania houses compare it to yours you will understand wat I am saying.

just from my observation on the takeup rate around my area (Nerida), 6 months ago it was zero now my entire lane >50%. people beginning to move in.

for the older phases pretty much mostly taken up.

new e-boulevard coming up, started building already.

however as Z1000 said older units higher likelihood of defects, i am facing this problem also and having a hard time claiming it.

if agent tell u got warranty, dont believe 100%. not all can fix.

C'mon la bro..your'e talking as if the old chinese cemetary is at our backyard. It's far away at the end of perimeter. The old phases are near to it but the new ones are not.  Look at Tmn Tun la. When the kiara cemetary was used in the  80s, there were all kinds of stories and bad valuation of houses. But does anybody bother now? Just look at the Residence condo, LGB towers which is literally a stones throw away. Its not the dead you should be worried about but the living. They can cause more trouble..ahahaha!
